Foundation complete. 1000 square feet home to be built. Built on heated concrete pad. Plumbing has been roughed in. Bungalow with 2 bedrooms and 1 bathroom to be built. Lot is 45 minutes north of Winnipeg. Please provide a break down of costs to include labour, framing and sheeting, steel roofing, drywall, windows and doors and etc. At this point I am just looking to get estimates. I understand that these will vary.

I have recently purchased (and am currently going through the variance stage) a 25 X 100 infill building lot in Riverview. There is a large maple tree that needs to come down and there is a double garage on the lane side of the lot. As such, all building and excavating will need to be completed from the road side.
I have prepared house plans for a 2 storey home; approximately 1400 sq ft; 3 bdrm plus good size bath on upper floor and dining, living, kitchen and powder/laundry room on the main floor. I want 8 ft basement, 9 ft main and 8 ft 2nd floor. I want plumbing roughed in to the basement. I am considering having outside stairs to the basement on the back side of the house. The house footprint is 20 X 36. I want hardwood flooring (not laminate) and am willing to find my own flooring, if the price you find is too high. The kitchen is about 9 x 9 x 9, with the sink facing the dining room. I want wood stairs or the hardwood to continue on the stairs to the 2nd floor. I want a wood and metal railing to upstairs. There are no windows on the sides; but large windows on the front and back. There is a back entrance rather than patio door. In the bathroom upstairs, I want a soaker tub and a 4 ft shower.
I will also need electricity brought to the garage.

My wife got an old house from her grandparents built in 1909. As it is not liveable and small, we are planning to tear down whole house with basement walls also removed so that we are left only with land and utilities. Once we do this can we built a bigger house with new foundation and what precaution we should take?
