I have an older house, built around 1915 or so (its a 1 1/2 story) around 1200 sq feet with a part basement and two crawlspaces, one crawlspace is accessible, one is not. I have lived in this house for 6 years and there has been no movement or sagging of floors, other than the original sloping of the floor in the kitchen and in our den. From what I can see the poured concrete foundation in the part basement and the crawlspace are perfectly straight and strong looking. However I have 3 beams that go across my floor joists with 3 differently positioned poles (one steel, two wood colomn) They run about 21 feet each. 1 beam is completely intact, the middle was cut to allow the toilet upstairs to drain and where the cut it, it has been bridged by some wood and a metal floor jack. The third beam which is within a foot from the foundation wall between the part and crawlspace is missing about 1.5 feet in the middle and has been connected by a 2x6 and some nails.
I need someone to come down here and tell me what I need to repair or re-inforce these areas so that I can straighted the kitchen and den.
