I am looking to have the hardwood flooring added to my main floor. its about 760 square feet.

The main floor is divided into two parts
The family room Family room Main level 16 ft x 12 ft, 11 in
Living room Main level 11 ft ,7 in x 14 ft ,8 in
Dining room Main level 16 ft ,7 in x 12 ft

I would like to install laminate or hardwood flooring in my home. I live in a 3 story town house with carpet through out the whole house. I want the main living room - 300 square feet, stair cases - 30 steps, main bedroom - 180 square feet, additional living room - 100 square feet. The house is 3 years old and this would be my first major upgrade. Durability, time frame, ease of installation, and cost of project are my major concerns.
I need to put down 300 sq/ft of hardwood flooring in one room ... room is 16x21 - the area of a 5x10 stair case we have to bring the floor up to and around the stair case. It will be a ready to work area all carpet and trim and baseboards will be removed... The only area that needs additional thought is 11 feet of stair thread. capping that might only be 1/2" and floor is 3/4" thick so we have 1/4 inch extra, we'll may have to address... (ask for more details as needed)...

We have bought and moved into a 2.5 year old Tribute home with light hardwood floor. We prefer to have dark wood floors so would like them refinished before we move all furniture into space. We would like to get this done ASAP but with in reason. Price, appearance , end result and time are factors. we are handy and able but this is too bog a project for me. Pls call to assess and quote as wife is home all day any day.
Looking to replace or refinish the stairs in my home. I have two sets of stairs that need work. A set of 5 leading from my living room to my Foyer and they have a railing, and I have a set of 8 leading from my living room to the upstairs. These stairs are old creaky and some are split and in need of some TLC.
Hi I'm looking to update the staircase at my parents place from carpet to hardwood. The house is about 25 years old and they have no issues with the structure and design of the steps, the main concern is the carpet itself. I would like to know, roughly, how much would it cost to basically give 14 steps (that bends to the left at the top) a facelift to a hardwood finish and to redo the banister as well from wood to the iron rods. Also I would like to continue the hardwood from the stairs to the second floor hallway (roughly 12ft long 2ft wide) and in your opinion would changing the banister from wood to the iron rods be (1) substantially more expensive? and (2) more appealing to the eye?
Thank you for your help
