We live in a three bedroom raised bungalow with a sunroom addition and deck.
(The sunroom was added by previous owners and we are unsure if it is legal or not).
It is a large home but the layout does not work for us.
We are looking for a contractor to do the following renovations in either one big project, two or three possible separate projects.
First Part of Project:
Second storey with either two small bedrooms or a computer room and loft.
Main floor turned from 3 bedrooms to one master bedroom with small 3 piece ensuite and WIC and possibly a guest room or den..
Renovating existing bathroom into a Jack/Jill split bath for guests and younger family members.
Change open concept living space into a formal area and casual dining separated by a wall with a two sided fireplace.
Renovate kitchen cupboards (either refacing or new - depends on cost)
Gas lines for BBQ/Gas Range and Gas Fireplaces.
Refacing stairs (15) from entry foyer to up/downstiars.
Flooring (hardwood/ceramic and/or bamboo) throughout. Includes removal of existing laminate flooring and carpets.
To evaluate the existing sunroom and repair or support as required and to install gas fireplace.
Painting and trim throughout.
Second Part of Project:
Renovate the downstairs bathroom into a Jack/Jill Split or two separate baths (one three piece and one two piece).
Painting and trim throughtout.
Removal or refurbishing of an indoor pond/waterfall located in the basement Billiards/Second Recreation area.
Third Part of Project:
Renovate our existing second Recreation Room and den into a Nanny Flat/Bedsitting Area. The plumbing and electrical is existing for a mini summer kitchen.
Excavate for a separate entrance for the Nanny area.
Lockstone path and decking for rear yard post pool installation.
The project can commence in late summer/early fall 2009 and all parts of the project will be expected to be completed by summer 2010.

1. Remove half walls and decorative columns
2. Painting the entire house (indoor only)
3. Replace kitchen sink (double sink)
4. Ledgestone / Stacked stone tile installation on the fireplace wall

Need to level second floor in century home in Alliston. Purchasing home this week, significant sag to floor on second level. Would like to install beam under second floor, with post in living room, and then basement to carry the load. Span is approximately 15 feet, 10 foot high ceilings.
