We have just purchased a new house and would like to finish the basement this summer. The bathroom is roughed in, but that is about it. We would like to install a 3 piece bathroom, a bedroom, a gas fireplace, wet bar, and laminate flooring. Our house is almost 2500 sq feet, located in South East Barrie. I am interested in framing and drywalling a portion of our basement for a bedroom. We also want to frame off a future bathroom ( to be completed in 2 nd year ). My project involves improving an existing finished basement to meet OBC and enhancing the look and feel of the space. The main ideas I have so far include:
-converting an existing storage room (has a window, wiring, studs, and drywall on walls but drywall was not done right and will need to be replaced) into a really nice third bedroom with closet and knock-down ceiling. Will need to cut through one wall to install a door to this bedroom. Some electrical work will also be needed (e.g. moving some plugs, adding plugs).
-vent hood fan in existing kitchen outside
-shift two small cabinets about 6" to accommodate a full size stove
-remove hood fan and install new OTR microwave
-MAYBE install a peninsula in kitchen (flooring is ceramic tile) - depends on cost
-install an egress window that is nicely finished outside for curb appeal (i.e. retaining wall with steps)
-MAYBE install an electric fireplace
-replace current regular door into apartment with fire-rated wooden door
-install Roman classic closet doors in the three bedrooms (two existing bedrooms plus the one I'm thinking of adding)
-remove plastic tub/shower surround in bathroom and prep wall for shower niche, Kerdi water membrane and ceramic subway tile (membrane and tile to be done by someone else)
My project also requires a design professional who has the qualifications to interpret the apartment I have in my home in relation to the Ontario Building Code, fire code and ESA standards, help me submit simple drawings to the City of Barrie for approval (I'm working on the drawings myself) so that I can get a building permit and register the apartment with the City of Barrie once the work has been done because I plan to have a tenant.
