Home in Barrie. (also have other properties)
- About 800-950Sq.Ft
- There is a separate entrance in front of the house that leads to the basement.
- There is no windows in the basement
- there is a laundry room there.
I would want to
- make a 2 bedroom rental apartment. (legal code)
- would need a kitchen, washroom, 2 bedrooms, windows with 1 egress. etc...
On the main floor
- need to update the kitchen and washroom
- enlarge the entry way between the kitchen/dining area or remove that wall completely.
- either one shared laundry area in the middle or one for each unit.
I want to get a general idea of cost for this type of project. Any examples or breakdown of costs will be helpful.
12 x 20 basement. We have materials. Need trim installed around baseboard and window in basement (approx 10 x 2). Drywall, mud and sand walls and ceiling in stairwell leading to basement. Easy access to basement. Room empty. Walls painted. Need to get ready for carpet installation.
We have just purchased a new house and would like to finish the basement this summer. The bathroom is roughed in, but that is about it. We would like to install a 3 piece bathroom, a bedroom, a gas fireplace, wet bar, and laminate flooring. Our house is almost 2500 sq feet, located in South East Barrie. I would appreciate a rough quote emailed to me at email@example.com. I am also interested to know the price difference between installing a stand up shower in the basement, versus a tiled in shower. I know without seeing my house yet, these are just rough estimates, but I would appreciate knowing a ballpark figure.

I am interested in framing and drywalling a portion of our basement for a bedroom. We also want to frame off a future bathroom ( to be completed in 2 nd year ). I am looking to complete by Sept. 1 and want to get some quotes. We are a 2 storey with approx. project size for the room of 20 long x 12 wide. I will buy materials as requested or help wherever possible, however, I do not do framing/drywall enough to consider doing a proper job.
I'd like to get my 700 sq foot basement gutted, with the exception of whatever is holding the rest of the house up, the laundry machines and the furnace. The previous owners installed carpeting directly to the floor, drywall directly on the concrete and a full bath, which I suspect wasn't installed well. Possibility of mold, but unsure.
I don't want to have anything put back into the basement.
Need approx 500 square feet of basement To be finished with soundproof drywall and insulation. Bathroom is roughed in but plumbing may need to be moved a few feet to accommodate fixtures. We need a standard tub with bath and shower faucet and tiles beside tub. Also tile floor is needed. Heated floor is nice but not necessary.
Wet bar will be on other side of bathroom wall so pipes can be accessed. We only have room for a small sink and enough counter room on the one side to cover a mini fridge.
Bigger cost will be the egress window and egress window well with steps which sells for about $1700 at Home Depot but maybe can be found cheaper elsewhere.
We need a small bedroom and small living area which contains the wet bar.
We can do the laminate floor ourselves as well as trim and painting (although I'd like priming to already be done).
Electrical will be needed to accommodate bathroom although it's already there but I've been told it was done incorrectly.
Basically, looking for basement to contain a somewhat self-contained, basement bachelor apartment that is quiet (sound proof / sound dampening VERY important to us.
We will only hire a person if we get a firm price in a contract so please only reply if you will come and give a firm quote after seeing the area. I would like a price range first then a firm price afterwards.

Require post installation on existing basement footing to replace one moved by previous home owner. Professional Engineer has conducted site visit and provided written report confirming that no structural issues or stresses exist but a post should be reinstalled at the original position to eliminate risks. Basement is finished so carpet will need to be cut and ceiling opened to expose footing and beam.
We are the property owners.

Looking to get our basement finished in October/November. My in laws are moving in to our basement , so we need a small kitchen, one bedroom, one bath, living area and another rec room. It doesn't show but we'd like a closet in the end of the bedroom and a closet on the same wall in the bathroom for a washer/dryer. We'd like all pot lights, laminate flooring and tile in the bathroom, possibly tiling in the foyer. It's a new build home and we're suppose to get the house end of October, hopefully and we'd like it done right away.
900 sq ft, partially unfinished basement (1 bedroom done), rough in for bathroom, age of house 4, attached proposed floor plan, carpet in living area and bedroom, linoleum/tile in the kitchenette area, and tile in the bathroom...also perhaps doing hardwood in the 4 bedrooms upstairs. Looking for Jan 08 start to be ready in 60 days.
The house is 1164 sq ft, i am only interested in the following, i will need extra insulation on the walls, pot lights thru out the basement , a single room without a closet, a three piece bathroom , an open area for kids play area . sound proof ceilings and a laundry room wall with a pocket door, i would also like the following drywalled walls and a textured ceiling (finished ), mud ,tape and sand ,prime walls for paint , i will paint and finish trimming the basement myselp.
the house is three years old , some wiring has been installed and the studs are up on sixteen inch centres( home builder installed)there will need to bulkheads built as the duct work is not running between the rafters .
My project involves improving an existing finished basement to meet OBC and enhancing the look and feel of the space. The main ideas I have so far include:
-converting an existing storage room (has a window, wiring, studs, and drywall on walls but drywall was not done right and will need to be replaced) into a really nice third bedroom with closet and knock-down ceiling. Will need to cut through one wall to install a door to this bedroom. Some electrical work will also be needed (e.g. moving some plugs, adding plugs).
-vent hood fan in existing kitchen outside
-shift two small cabinets about 6" to accommodate a full size stove
-remove hood fan and install new OTR microwave
-MAYBE install a peninsula in kitchen (flooring is ceramic tile) - depends on cost
-install an egress window that is nicely finished outside for curb appeal (i.e. retaining wall with steps)
-MAYBE install an electric fireplace
-replace current regular door into apartment with fire-rated wooden door
-install Roman classic closet doors in the three bedrooms (two existing bedrooms plus the one I'm thinking of adding)
-remove plastic tub/shower surround in bathroom and prep wall for shower niche, Kerdi water membrane and ceramic subway tile (membrane and tile to be done by someone else)
My project also requires a design professional who has the qualifications to interpret the apartment I have in my home in relation to the Ontario Building Code, fire code and ESA standards, help me submit simple drawings to the City of Barrie for approval (I'm working on the drawings myself) so that I can get a building permit and register the apartment with the City of Barrie once the work has been done because I plan to have a tenant.
I'm looking for a contractor who does first-class work, pays close attention to detail/finishing, maintains a clean job site, is a clear communicator, very respectful, trustworthy, and will stay on budget and meet project milestones.
We would like to do our basement renovation asap (our oldest is moving back in and we need the space). We need a bathroom, bedroom, storage/laundry room. The bathroom will be near existing plumbing and the laundry room is already in the basement. However, the renovation will require plumbing for the bathroom and the laundry room sink and electrical throughout. The rest of the space will be an open room, very basic. The basement is approximately 1000sq feet. We are thinking of having carpet in the stairs leading to the basement, tiles in the laundry room (we already have them) and laminate flooring in the rest of the space. The basement is not damp or humid at all. We have the light fixtures for the bedroom, bathroom and laundry/storage rooms. We would like pot lights in the rest of the basement.
Currently I have an unfinished basement that I would like to be turned into a rec room, 2 piece bathroom with the laundry room unfinished.
The rec room would roughly be 25'X25', thinking pot lights, ceiling and walls dry walled and painted, a decent laminate flooring that could take some impact, would want to turn underneath the stairs a closet for storage.
There is a rough in for a bathroom. I would like to see the difference in cost if I put in a shower but I am not entirely sure if it is needed.
This is a starter town home that I am looking to add some value to when I sell in a few years.
