We have just purchased a new house and would like to finish the basement this summer. The bathroom is roughed in, but that is about it. I am interested in framing and drywalling a portion of our basement for a bedroom. We also want to frame off a future bathroom ( to be completed in 2 nd year ). My project involves improving an existing finished basement to meet OBC and enhancing the look and feel of the space. The main ideas I have so far include:

Currently I have an unfinished basement that I would like to be turned into a rec room, 2 piece bathroom with the laundry room unfinished.
The rec room would roughly be 25'X25', thinking pot lights, ceiling and walls dry walled and painted, a decent laminate flooring that could take some impact, would want to turn underneath the stairs a closet for storage.
There is a rough in for a bathroom. I would like to see the difference in cost if I put in a shower but I am not entirely sure if it is needed.
