We have just taken possession of a raised bungalow which has a bachelor apartment in the basement. We have had the required city building/fire/ESA inspections in order to see what retrofit is required. Plans are to renovate the basement and convert it to a two bedroom apartment.
- In order to meet the fire code, we require a fire wall and fire door at the top of the stairs for access to the main floor, as well as another fire rated wall and fire door at the bottom of the stairs, essentially creating a common area comprised of the entrance foyer and the up and down stairs of the split entry.
- Hardwire a smoke alarm between upstairs main floor and basement.
- Drop ceilings (except for laundry room) will need to be replaced with fire rated drywall.
- The laundry room would be converted to a U-shaped kitchen with an eating area. Stove vent to be exhausted to outside. Requires plumbing and electrical. Removal of part of wall to create open concept to living room.
- Three piece bathroom is old and must be totally renovated: new bathtub, sink/vanity, toilet.
- Existing bachelor apartment to be converted to two bedrooms with closets and some storage space.
- Move washer and dryer to common area at bottom of stairs. Electrical and plumbing required.
- Laminate flooring throughout.
- Final touches. Painting.

We hired someone to complete a walkout with steps and stairs. The contractor cut the door entrance and build the retaining wall half way. He did not complete this job and now he disappeared. My townhouse is about 16 years old and when I bought it, the basement (I think is about 1600 sq ft) was considered finished, definitely not well done and it looks like crap and has become more storage area than anything else AND the bathroom is not being used at this time and I just think the whole area needs help. I have plans to sell the house within the year and so I want whatever renovations to be simple and clean so that it can be presentable for selling.
Since my plans are to sell, cost is a big factor because I don't want to put too much money into it.
The house is 1164 sq ft, i am only interested in the following, i will need extra insulation on the walls, pot lights thru out the basement , a single room without a closet, a three piece bathroom , an open area for kids play area . sound proof ceilings and a laundry room wall with a pocket door, i would also like the following drywalled walls and a textured ceiling (finished ), mud ,tape and sand ,prime walls for paint , i will paint and finish trimming the basement myselp.
the house is three years old , some wiring has been installed and the studs are up on sixteen inch centres( home builder installed)there will need to bulkheads built as the duct work is not running between the rafters .

This is a 450 square foot one bedroom apartment. Walls are up, fire safe insulation is in and fire safe type x drywall has been professionally completed on all existing bulkheads.
I need someone to complete rough-in for plumbing for kitchen and bathroom as well as put toilets, shower and sinks in once passed. (no digging required) I need drywall on all walls and ceilings and I need them professionally taped. I need a small six foot vent put in for bedroom heat and vent to outside of house for dryer. All wiring has been roughed in and passed by ESA but I'll need them connected.
All outside work for walkout on attached drawing has been completed and passed, including door. I have a good amount of the materials and can supply all the rest if needed.
We are planning to finish our basement. The sq. footage is approx. 1400 with 9 ft ceilings. We would like a main living area with gas FP and possibly a bar, 2 rooms, a bathroom with corner shower, sink and toilet (the plumbing is already roughed in) and finished laundry room. I have sketched a rough layout with dimensions.
The house is 6 yrs old. We already have a good idea of the fireplace style and flooring to be put down (berber carpet in living area and rooms and ceramic tile in bathroom). We would like roundes corners and a suspended ceiling. We would also like to be able to choose bathroom fixtures. We are looking for free estimates and timeframe to complete the work.

We just purchased a newly built home in Barrie, ON and would appreciate some ideas on how much it would cost to legally finish the basement -- including all the required permits. The house is a 1300 sq ft bungalow with the basement separated into two distinct areas. We are hoping to finish the larger area with one or two bedrooms, a bathroom and the remaining area left as open space. I think the finished area would be about 1000-1100 sq ft.
The northeast, back portion of the the basement has a large 6 ft lookout window so we were thinking of putting one of the bedrooms there. Because the basement bedrooms will only be used occasionally, if designed properly, the very bright lookout area could be used as a bedroom when needed or left open as part of the open space. The remaining basement windows are also larger than what is typical so they should pass the code requirements for a basement bedroom.
The house has roughed in plumbing for the basement bathroom and there is plenty of room on the electrical panel to accommodate electrical plugs, etc.
We would like the exterior basement walls to be steel studs and we already own plenty of laminate flooring from a previous purchase. The ceilings are to be suspended rather than drywall.
Can anyone provide us with an estimate for this work?
I do not want to spend an excessive amount of money because I know I will be selling - this fix up is strictly to help me sell the house.

I would like to install laminate flooring throughout main floor (including removal of current carpet).
Also, basement was not professionally down and needs major work. What i would like to have in basement if possible is: new drywall throughout, separation area for washer and dryer and the bathroom is in bad shape, some type of inexpensive flooring.

It includes creating separate entrance,putting kitchen, fulfilling the city requirement in every aspect. That may include installing fire rated walls, alarms and fire rated windows at certain places.
City Permit has been attained already. Infact pre construction inspection has been done.
Some minor fixes around our house and need a roof drywall and insulated in the basement.

*Adjust doors that are not closing or stick. If not fixable advise on alternative solution
*Replace bathroom exhaust fan. Replacement fan is new and ready to install
*Need some eaves trough on roof to connect to gutter. Approx 4-5 feet long.
