Hi, I have a few things in my home that need to be done. I have an ensuite that needs a light above the bathtub, I need a mirror installed above the vanity along with installing the sconces. I also need some pot lights installed in the basement into mdf 2 foot tiles. And just a few other fix up items. Possible install some hardwood stairs (12 stairs plus a middle landing) and possible a privacy fence, approximately 50 foot long.

1400 sq ft total - needs painting, floors main n upper with stairs need to be all changed to hardwood, 870 sq feet unsure of how many stairs. dishwasher hook up nothing there at this time but the space. kitchen wood like to changed to pot lights.
stairs leading to basement hardwood, laminated in the basement 300.57sqft measurements not perfect but close to it.
hardwood that i like is birch cherry would like laminate to match as much as possible.
also up stairs bathroom needs new tub.

We have a total home reno ready to start in approx 6 months, 1050 sqft 2nd floor addition to a 1050 sqft bungalow and 1-2 car garage addition 22'x22' and a1 car addition 15'x22'. all interior reno is required on first floor and all exterior will be redone. We have permit drawings available ready for pricing and scheduling,
I live in Bolton (Caledon), Ontario. I’m interested in building a new detached garage in my backyard, 2.5 car width, 2 floors. The backyard is about 60 feet wide and 35-40 feet long. I’m looking to only do this if I can rent out the top floor, as a full livable space (living room, kitchen, bathroom, storage, laundry, bedroom).
I can see from the Caledon by-laws that I should be allowed to do this… but am not 100% sure. According to their latest town plan, they are definitely encouraging creating new rental opportunities.
Also I’ve heard that plumbing could be an issue (hooking it up to my house’s plumbing) as that may be against code or whatever. I’m not interested in having a septic tank installed for the garage.
Please let me know what you think, if the garage with a rental unit above it is doable. If it can be done, I’d be interested in a quote.
I have an abundance of water on my lot, and want to have a trench created around the perimeter to keep water away from the middle of my yard. facing the back of my lot the left side would need 30-35 feet of trench. across the back from left to right is about 65 feet of trench. the right side is where the longest run is, it is the access way so there is a minimum of 90 feet required here, an additional 90 feet maybe required depending on how you would end the trench. materials would include weeping tile stone and top soil. i would also like to have the excess earth (mostly clay) removed.
I am interested in obtaining several FREE estimates to get an idea of what the cost of this undertaking may be. I don't believe these walls are those of a supporting nature, however, the main one I'm interested in removing has 2 electrical outlets, two light switches and a central vacuum outlet in it. One wall separates the dining room from the main hallway and the other separates these two areas from the laundry room on the main floor.
We have designs from lower end to higher end. We want quotes on both. We need to renovate about 1100 square feet of our house. It would entail significant bathroom, laundry room, and drywall renovations. I don't believe any load bearing walls will be affected. In the end we require three bedrooms which include a master, two washrooms, and a new laundry room with built in closets. I have the original drawing and some new design drawings.
