Basement Renovation
Home office to be completed as first priority, followed by home theater, living area, staircase area, storage areas, and enclose HVAC & laundry area.
Let's consider the following:
- Additional home visits with client to discuss layout and options
- Install a clothes pole in office closet, and wire shelving if possible. Bifold door in front of closet should be satisfactory.
- Install Double French doors for home office, with surface suitable for stain, enamel or clear-finish
- Insulate rim joist headers with 1€ rigid foam insulation sealed in place with spray foam sealant. Reinstall present
insulation over foam insulation for additional insulation. We can further discuss this issue.
- Ensure adequate insulation, 6 mil vapour barrier and exterior gap sealing throughout the project area. All vapour barrier
to be sealed with professional grade red Tuck tape, and acoustical sealant as required. All outlets and switches to be
individually wrapped.
- Framing of all exterior and partition walls as per plan with untreated 2 x 4 spruce framing or blue treated anti-mould wood. I understand blue treated wood is less likely to twist and/or bend. Blue treated wood can definitely be considered for the bottom plate for each wall, especially for outside walls, or when placed directly over the concrete floor. All framing to be secured with concrete tapcon fasteners and/or some powder gun fasteners ( I have some available for use). All applicable walls to be framed 16€ on centers.
- Framing of all bulkhead boxes or soffits with metal framing or wood with or without 2 X 2, 1 X 2 and 2 X 4 wood stud

- Install paper tape on all interior drywall corners
- Install metal corner bead on drywall, as opposed to plastic type for superior protection of outside corners
- Install € Sheetrock humitek dry wall to all walls of proposed areas. Let's discuss use of 20 Fire Code rated ccg
Sheetrock boards for ceiling areas?
- Sound insulation - Consider installation of ceiling drywall on resilient furring channel RFC, commonly called Z channel to
break the hard-line transmission of sound through the joists without losing much ceiling height
- Drywall to be finished with three (3) coats of dust control drywall compound, and professionally sanded between coats
- Consider texture of ceiling; it not only covers up taping and finishing defects, but it also gives some texture to the ceiling
- Install €œpicture frame€ casing for windows and doors
- Install white pine window jamb extentions if required
- Install caulking in areas where trim has not pulled tight to the wall. This will prevent future problems.
- Install trim and oak staircase handrail/cap. Try to keep the outside stairwell wall open with a half-wall or a handrail
supported by a newel post and baluster
- Install 6-panel door on outside wall of staircase (Entrance to storage area or under-stair closet)
- Install all doors with hardware, hinges, handles, and door stops. All hardware should be brushed nickel in colour, as
preference (subject to further discussion).
- Install one (1) decorative post column over steel post
- Install solid core insulated metal or wood door for cold room, with shelves. I have some wire shelving that should suffice
for the shelving.
- Supply one central vacuum hook up
- Install one (1) coat professional grade primer on all walls prior to painting
- Paint and/or stain all walls, ceiling, trim, and doors with two coats of professional finish. Stain, enamel, or clear-finish all
woodwork, before painting. Stained or natural wood trim is normally protected by a clear finish. Two coats of finish provide
much better coverage and protection than one.
- Install risers on staircase to basement

We would like to finish the Basement: The walls. at present, are mostly framed and insulation has been done.There is one section of the walls that are still concrete-approximately 24 feet on one side of the Basement only. We also would like a bathroom installed; the piping has been roughed in only. Will need electrical outlets moved, and maybe some added. Am also looking at a ceiling, but are still deciding on what type. There will be flooring needed, but as of right now, undecided on what type. Probable other needs as yet unknown.
