I have on offer on a property that is closing on Sunday April 29th. It is in Brampton. The property is regulated by the CVC, and is quite old. I need someone to inspect the existing foundation, which is currently a short Probably 5 to 6 ft basement. I need to know it's current state, and the cost of bringing it up to a viable foundation with floodproofing drainage. The house is 2 storys plus the short basement. The kitchen was retrofitted onto an old porch, so will need to be supported with some sort of permanent foundation
High preference for those who have worked with CVC regulations in the past. This foundation needs to be perfect !
I would like to have at least an estimate for the foundation within a week of April 29th so it falls within the inspection time frame of the house deal.

This area of the foundation is the grey exposed area on the outside just below the bricks and above the ground. The plaster or concrete is crumbling.

On the second summer living here we had a leak in our basement apartment beside an exterior wall. We were not sure if it was the fridge that had a leak or if it came from the wall. We cleaned the mess and after a few weeks of no more leaking we replaced the carpet and haven't had an issue in the past 2 years. We since changed our roof and the neighbour mentioned that they did see leaking from the eves that feel right in front of the wall where the leak was. They said that it has been dropping with ever rain and snow as long as they have known but they hadn't heard of any issues inside before. We've had the basement vacant since last November. But in the past 2 months we've had showing and haven't had an issue. Yesterday we had our first showing in 3 weeks and then we noticed the carpet was wet and the floor was stained with leak water.
Can you have someone come out for an estimate please? We need a free estimate, references (at least 5), they need to bring their license so we can see it, and if you can provide more then one contractor that would be greatly appreciated.
We have leak in the foundation wall but we're not sure where. tools to locate the path of the leak before aimlessly digging would be greatly appreciated.
We would like someone that is open to ideas but who can give us options.
