We want to remove carpet from two main floor rooms, redo flooring or extend current flooring (oak). We would also need to redo stairs either at the same time or later. We want to remove one or two load bearing walls to open our main floor while at the flooring. We are open to solutions that include partial wall retention or posts. One wall has an air return and another bit will require some electric to move the thermostat to the other side.
We would like to install 7-10 potlights in the main entryway and hallway that will then be open.
We would like to resurface wood burning fireplace in the family room area and replace if possible the stone in front of it with something else that is modern and flat (not grey brick tiling that is everywhere right now). We are open to replacing the mantle.

Open the wall where the fridge is, currently 30" fridge space want to put a 36" fridge.
Replace a couple of framing post on hall closet. The post are on the kitchen side beside the fridge opening. They are not straight.
To enlarge fridge opening will be taking space from hall closet. There is two water pipes in the wall. The light switch will be moving to the side of closet/kitchen.
I need a garage access door installed. There is some vertical duct work which needs to be moved from the centre of the door path. No electrical in the way (as far as I can tell - I've cut out parts of the wall from the garage side). I don't believe the wall is load bearing, but would like a pro to confirm.

We live in a bungalow in Brampton. It is around 40 years old and the previous owner has renovated it. We still need some improvements.
1. Exhaust fan to be installed in the Upper Bathroom. The vent will go directly through the roof as there are no soffits on the side of the roof.
2. The kitchen exhaust is not vented out. It needs to be vented out through the wall at the back which opens to a deck. The current kitchen exhaust is the one that returns the air back to the kitchen after filtration.
3. The exhaust in the lower washroom has to be vented out. It opens in the laundry room for now.
4. Railing to be installed on the stairs going from main floor to the basement.
5. Vent required in the cold room as it is not vented right now.
6. There is no Closet in the main bedroom. A 8 feet wide standard closet required (In-Built) in the bedroom.
