Background General Information:
House is a 5 level back split. Top 3 floors are finished. Lower 2 (Referred as levels 4 and 5 respectively) levels need to be finished.
We are mid aged couple and do not need the whole house so the upper levels 1 and 2 would be rented and lower 3 levels (3,4,5) would be used for ourselves.
Level 3 works to be done:
Wooden fireplace to be converted to Gas fire place.
Provide wall between level 2 and 3 to separate upper and lower units.
Level 4: Works to be done - Approx area 150 Sq ft.
Main Electrical panel is in this room along with the coat hanger cupboard. Cupboard needs to be either removed and shifted or frame needs to be broadened so that there will be more room for electrical panel area.
There is less than required natural light in the room so window needs to be added.
Wooden strips used for decoration of walls need to be removed.
Laundry area needs to be finished with separate entrance for the tenant. (If laundry can not be accommodated at level 1 or 2)
Electrical lighting needs to be planned to give adequate lighting to this room which will be used as formal drawing room.
Garage door opener to be installed.
Access to Garage from inside needs to provided.
Level 5 is unfinished basement (Approx 20'X20') with Furnace, HWH and water purifiers installed and needs to be finished with a kitchen and a bath room complete with relevant plumbing, electrical and civil works .
Remove separating wall from the area and separate the furnace area from the rest of the area.
Frame and insulate the walls and dry wall the whole area.
Flooring (preferably 24X24 white tiles)
Windows to be added to provide maximum possible natural light in the area.
Kitchen should be compact and functional.

Bathroom should have walk in shower (with adequate provisions for sitting space, soaps and shampoo, towel holder inside the bathroom and storage cupboard outside. Bathroom should be designed in such a way that the toilet separated from the rest of the area. Design should be modern.
Bathroom area is approx 8'X8'
Please note that the exhaust of kitchen hood as well as the bathrooms needs to be professionally vented out and should not be left unvented or vented into the attic.

I have a home in Brampton which I am in need of some help renovating.
The bulk of the work is electrical as the panel is only 60 AMPS and will need to be upgraded. I need a couple extra outlets, some light fixtures moved and wiring for some exterior lighting.
In regards to plumbing, I have a Stack which I would like relocated to free up some space, as well I have removed my old kitchen appliances and would like to relocate the locations of sink and dishwasher to be within an island. I have a bathroom which I would like finished and I'm thinking of roughing in another bathroom in my basement - (cost depends on if it will be in basement or on first floor).
For HVAC I currently don't have any vents on the second floor so I would like to add (2) on the second floor to heat that floor. I do not have an A/C nor will I be getting one.
I will be purchasing a new gas water-heater from home depot and I will need that installed properly with a power-vent.
For the flooring I'm still unsure which type of flooring I will be going for but I'm leaning towards tiles to make it easy to clean.
