Three issues came up in the sale of our home in Brampton
1. Attic airflow is blocked - insulation needs to be moved / vents installed?
2. Toilets are loose and need to be fastened
3. Basement drain needs to be "cleaned" and possibly back flow preventer installed
What am I looking at? Need this ASAP

I have a number of small renos that I am looking for a contract to handle (new countertops, some water damage in a bathroom, new closet doors, new carpet, painting, refinishing hardwood floors, maybe new tile). I would prefer one person to do/oversee everything.
The start date is very flexible. Gathering quotes before making a decision.
I need open a 36" doorway in a load bearing wall between my kitchen and living room. It's right beside the outside wall and a HVAC duct pipe.
I need a licences structural engineer and contractor.
There are some electrical wires and pluming maybe need to be removed, or I can get someone remove these.
The house is approximately 2400sq feet with double car garage and two bedrooms on top of the garage. WIth the garage being inside the house, it takes up a lot of space from the main floor. The main floor includes, laudry room, powder room, kitchen, breakfast area, dining and living room. All are small rooms divided up by walls. I would ideally like to make the space an "open concept" and take out a few wall. Will most likely require help of a designer or someone with a similar background that can help provide a few different options. I'm assuming I'll also require an electrician and someone who can provide the right guidance on which wall is possible to knock down and what has to worked around.
I am looking to open up my kitchen to the dining and family room which would involve 2 walls ( load bearing drywall probably) also removal of the door framing from the living room to partially open it to the foyer the house is around 2400 sq feet not including basement and is 25 years old situated in Brampton.
I would want the project to start and finish at the earliest possible and will there be a major risk to the foundation of my house what is the extent of the work involved?

Remove a load bearing wall from my dining room. I want a load bearing wall opened up that is dividing my dining room and family room. I would like a reach through framed in type opening between the two rooms with a ledge on the bottom and possibly a few lights in the top and to be approximately a 4 foot by 5 foot opening.
My house is new and there are a few things behind the wall that may heave to be re routed such as one return air path and an abs waste pipe coming from the upstairs washroom which can be re routed or boxed in through a coffer type ceiling across the top of the dining room wall.
Good evening,
I have recently purchased a property downtown Brampton (major intersection, Main and Clarence) and am currently going through some renovations.
I am planning on removing the load bearing wall along the middle of the house and replace it with 2 beams and 3 columns.
i am almost done with finalzing the design ( i am a structural engineer myself) and will be obtaning permit for the work.
In short we will be using LVL as beams perhaps 3 ply 1 3/4 by 9 1/2 " and 4 ply 2x6 " for the columns.
Please let me know if the is a type of work you handle and how may i obtain a quote for the required work.
Thank you
Ben
