House is a back split, one of the upstairs rooms has a sliding door that leads to a deck. Want to close off the room, so remove sliding door and replace with wall and window. Exterior of house is siding. House was built in the early 70s. Depending on cost might want to include removal of deck as part of the job after room is done.
We just bought a small detached home in downtown Brampton. Its an older home - probably built in the 60's - but is in good condition. We needed it to be updated, new kitchen, new bathroom, something to be done about the ceiling height both on main floor and basement. We also need a 50 sq metre addition done to the rear. We will need the whole process of drawings, building permits etc. to be handled by the contractor. The heating is presently oil - we want that changed to natural gas.
We are hoping to get some good design ideas from the contractor as well.
Thank you
Laundry Area:
1. remove the front door and top part of the wall
2. remove current flooring and add ceramic flooring in the laundry
area, make it as seamless as possible, i.e. black tiles matching
current bathroom tiles.
3. Insulate the walls (one wall needs to have tight - weatherstrippedseal
to provide a gas barrier between the garage and the rest of the
home; maybe a removable panel or an insulated door, which can
be opened when needed to service the machines.)
4. add the washing machines (already purchased)
5. add a sink, something in a similar fashion as shown above; add a
hanger and a shelf to store laundry related items.
6. add a sliding door to keep all of this hidden.
Extra:
We need one more wall fixed in the basement. It isn’t a big issue.
Put up a drywall and finish it.
The house was built in approx. 1963 and we have a single car garage. We would like an estimate to change part of the garage into a bedroom and renovate an existing bathroom. (ie. add a shower. Also need to renovate basement. Existing rec room needs to be updated with a wall moved, new lighting, carpet, etc.
I would like to renovate my two car garage. There are minimal built in shelves but it needs a redo. Walls and floor (concrete) are unfinished. I want it to be insulated, finished walls and floor. The garage is approx 16'x20'
I currently have the following materials: insulation, drywall and paint.
It is a cafe in downtown brampton, that is about 1600sqft. It will need laminate to go on top of the original floors, removing some wallpaper, painting, backsplash, as well as the removal of chairs that are fixed to the ground. Nothing too major, all permits and licensing is done. No demolition required, need to available asap.
Thank you.

This is regarding multiple work. there are some leakages from the washroom on the top floor into the kitchen below. The leakage has been happening for a couple of months now and this has damaged some ceiling in the kitchen. The leakage needs to be detected and repaired. I want someone who can also repair the drywall after cutting out etc. Washroom tiles may need to be broken as well.
There are also some leakages in the basement and garage. I want to repair them and complete the job along with the drywall repairs etc. I understand that the job will involve extensive knowledge of plumbing and drywall work. Rest we can discuss when you come in for a quote.
This is the recommendation from the engineer based on what could be seen at the time:
Based on the visible evidence and our analysis, we recommend replacing and / or
reinforcing any and all the wood that has been damaged due to water penetration, which
includes the sheathing, the 2 x 4 studs, the rim board, the 4 ply top plate and the sill plate
of the loadbearing wall affected by water penetration. In addition, the 2 ply 2 x 10 beam
will require replacing in its entirety or over the extent of damage.
For the repairs, we recommend the following:
1. Temporarily support all floor joists and / or roof structure bearing on the
loadbearing wall. This can be done by shoring both sides of the damaged
loadbearing wall with temporary framed walls to ensure the loadbearing joists and
/ or roof trusses are supported prior to wall removal. This can be a 2x4 framed
wall with wall studs at 16” on center. We would recommend placing the
temporary wall on a 2x10 wood bottom plate. The temporary wall should not be
more than 20” from each side of the load bearing wall.
If the floor joists in the rear section of the home span parallel to the wall, install
blocking at 16” on center from the rim joist to at least one joist beyond the
location of the temporary wall.
2. Replace the 2 ply 2 x 10 beam for over its full length between its points of
support. Alternatively, the beam can be replaced over the damaged section and
up to 2’ beyond the water damage provided intermediate 3 ply 2 x 4 posts are
installed on either sides of both the new and existing beams. The 3 ply 2 x 4 posts
are to be installed so that they bear directly onto the foundation wall below.
3. Replace the sill plate and the top plate for at least 2’ beyond the damaged
sections.
4. Replace or sister the damaged 2 x 4 studs between the top plate and the sill plate.
5. Repoint the masonry wall, sealing all open gaps in the brick to mitigate water
penetration into the home.
Note that the junction between the two roofs over the front and rear section of the home
is particularly vulnerable to water damage as both roofs slope down to this section. We
recommend diverting the water away by constructing a saddle roof to create a valley
which will direct the water to the edge of the roof.
We are the property owners
I need to have some floor joist supported since they were improperly installed many years ago with the previous owner.
i also need to have a very small crawl space encapsulated and insulated since there is a tramendous amount of heat loss during the winter months.
I'm looking to have some plywood reinstalled so i may install some hardwood flooring in the coming months.
I also have an issue with water leaking in from the chimney area and causing alot of effloresces (white powder) to build up on the fireplace and also on the outside of the building.
I will need to have somebody come in asap and give me some quotes on all this work that needs doing and possibly much more in the furture.

We have a Bungalow and a wall was removed in the livingroom by previous owner. We have an engineer report to back up what is happening but we have rafters in the attic that needs to be replaced or restructured to make sure the roof is sound.
We have some sloping happening on the roof itself and we believe its bc of the mould on the plywood where the shingles were placed upon.
The major concern right now isnt the shingles but the rafters need to be fixed. The house is approx 1100 square feet.
Can someone help or give us quotes on what we need to do right now!
Appreciate the help.
