Hello, the project is for my parents. I'm an intern architect working at KPMB architects in the city and I've designed an addition for the house in brampton whih bascially gives my parents a very luxurious but simple new master bedroom. The addition would basically involve the addition of a bathroom, the reorganizing of a few existing rooms and finally a new master bedroom over the garage which is flanked with large picture windows, hard woodf flooring and possibly cathedral ceiling. The new roofing material would match the existing which is just simple standard roofing material. The new master bathroom will include a walk-in shower. Please see the attached sketches. We're looking for a good price and quality craftmenship - which i know is hard to find. Thank you.
Looking to expand our side split. Need to push back a two storey wall, 25 feet wide, 10 feet out. We will be renovating the whole upstairs, hence costs will be incurred regardless but ideally for not to great of an extra cost we can add this 500 extra sq feet. Not looking to extend basement. It would be through the living room, so the wall would have to be removed, and the approximate dimensions of the addition would be 9 feet and 5 inches in length and 10 feet in width. I'm looking into adding some living space to my home by extending the basement and family/living room. Depending on how much that turns out to be; we would consider also extending the master bedroom. Our basement is above ground and the other two rooms are directly above it; all facing the backyard.

I would like to know the price for a single storey extension and 1.5 storey extension. I would like the price to include excavationa nd bringing the extension to finish without any interior work, no finished flooring, no drywall interior and painting. (No electrical but heating)

Im looking to add a second story over top of my garage and family room (20X40 - approximately 800sqft). The rest of the house already has a second story, so it should be fairly straight forward, but Im not sure what Brampton by-laws and code is for height etc. I would probably want to have a structural engineer look at the existing construction as well to make sure it is strong enough to build on, and determine the best way to tie into it.
