Would like to add an additional room to the outside of the house to tie into the inside, to make it a family room... probably 12 x 12 or something like that. Want to get a ball park number of dollars per square foot for the addition, including architect, permits etc. It can be possible to make it a 2nd floor to add a bedroom as well.
I would like a quote for the two projects.
Hello, the project is for my parents. I'm an intern architect working at KPMB architects in the city and I've designed an addition for the house in brampton whih bascially gives my parents a very luxurious but simple new master bedroom. The addition would basically involve the addition of a bathroom, the reorganizing of a few existing rooms and finally a new master bedroom over the garage which is flanked with large picture windows, hard woodf flooring and possibly cathedral ceiling. The new roofing material would match the existing which is just simple standard roofing material. The new master bathroom will include a walk-in shower. Please see the attached sketches. We're looking for a good price and quality craftmenship - which i know is hard to find. Thank you.
Looking to expand our side split. Need to push back a two storey wall, 25 feet wide, 10 feet out. We will be renovating the whole upstairs, hence costs will be incurred regardless but ideally for not to great of an extra cost we can add this 500 extra sq feet. Not looking to extend basement. Any idea what the material and labour will cost.
Thank you in advance for your feedback.

Seriously considering a rear addition to my 2 story semi-detached. The additions is for the upper floor only and is estimated to approx. 23 x 10 ( 230 sq.ft). with the addition of two new washrooms and some alterations. I am considering to leave the space below the addition open for now. I have attached two plans, one is current and the other is what i have in mind.
Looking for serious quotes/ estimates. Note the drawings were done by me and therefore is not to spec etc. The files are PDF.
current side split,35-40 years old, planning to add second storey with 5 bedrooms,1-5 pc bath and 4with showers ,sink, toilet,2nd floor utility room, wood floors , closets, lighting,9-10ft ceilings, Possible extending the current sunroom addition to the proposed 2nd storey using picture windows/sliding doors walls. In addition, moving of current outside pool equipment (pump, furnace, filter) to the inside basement. Also looking for possible conversion of current living room(currently located over the crawl space) to double garage. Permits to be obtained by renovators as well as architectural design. Current outside of house is siding over wood panelling/ brick and cement. Looking to change to stucco finish. Expect changes of current A/C and heating to accomodate the increased sq. footage. Turnkey project renovators and estimates requested.
To Whom It May Concern:
We're interested in adding an office to our bungalow (approximate age is 50 years and has a brick exterior). It would be through the living room, so the wall would have to be removed, and the approximate dimensions of the addition would be 9 feet and 5 inches in length and 10 feet in width. There would have to be a window and we're interested in a door with a few steps leading out to the patio area. If you can please provide an approximate quote, that would be great, and thank you in advance for your time.
Have a good day and thank you again,
I'm looking into adding some living space to my home by extending the basement and family/living room. Depending on how much that turns out to be; we would consider also extending the master bedroom. Our basement is above ground and the other two rooms are directly above it; all facing the backyard.
Location: Brampton (Bovaird Dr and Airport Rd)
Home built: 1994-95
Home Type: Link (walk-out basement)
Preferred material: bricks
Square footage: 128 (8X16) per room, to a possible total of 384 total sq feet
If extending the master bedroom becomes part of the project then the exiting en-suite bathroom and walk in closet would need to "move"/re-built.
We are interested in the following work:
1. extend kitchen and join the kitchen with family room ( bring open kitchen concept).
2. presently there is a roof over kitchen on the ground floor. We plan to build on second floor i.e. above kitchen and extended kitchen a bedroom and also move washroom above the kitchen.
3. we would also need to extend deck.
Looking to expand the kitchen along with the foundation (basement). Approx square footage would be 200-300 sq ft. Also would like to add an addition above the newly renovated litchen. This would be a bedroom with a master ensuite and possibly laundry facilities (optional). Approx square footage would be 400 sq ft. Would require the roof to be redesigned. The house is a side split and the majority of the renovations would involve the side of the house that has the living/dining room along with the kitchen. There would also be some additional work required in the back of the house as a result of the reno (relocation of hot tub/gazebo, new cement pad for covered deck). House is approx 40 years old.
I am looking for actual price ranges and not contact info at this time. FI you do not have a price range please do not reply to this.
Price per sq.ft for an extension, that includes excavation. roof etc.
I would like to know the price for a single storey extension and 1.5 storey extension. I would like the price to include excavationa nd bringing the extension to finish without any interior work, no finished flooring, no drywall interior and painting. (No electrical but heating)
I would also like the Price per sq ft for making a bungalow into a 2 storey home. Same as above just bringing it to exterior walls and flooring, without finished flooring
Im looking to add a second story over top of my garage and family room (20X40 - approximately 800sqft). The rest of the house already has a second story, so it should be fairly straight forward, but Im not sure what Brampton by-laws and code is for height etc. I would probably want to have a structural engineer look at the existing construction as well to make sure it is strong enough to build on, and determine the best way to tie into it.
