They had a bad company and need to redo and add some pieces . Not a huge job but a very reasonable customer who like to get done stuff right with the understanding that quality costs more then cheap stuff . They Also rerquire a couple of hundred feet of PRO Caulking NOT HOME DEPO Stuff !

I live in a semi detached with sloped roof on either side and a flat roof in the middle - it is a 5 level back-split but it's only the lower roof that has a flat portion.
The roof itself has been recently replaced - however it was recommended that I have the flat portion sealed after a few years.
We have a 1250sqft bungalow (plus basement) built in 1963 that has an 800 sqft flat-roof addition built on the side of it. The addition is a ground level structure contructed around 1980 with a block wall foundation. The dimensions of the house are 25' x 50', and the addition is 15' x 50'.
We are looking for a contractor to remove the existing flat roof, and built a peaked roof that ties into the peaked roof on the existing house, and bring the entire addition structure up to code. The major components of this job are:
Removal of flat roof
Stick-frame, sheet and shingle new peaked roof
Reframing of interior joist floor
Extension of HVAC service from main house into addition to replace electric heat
Upgrade of main electrical service panel to eliminate sub-panel in addition, and re-wire addition.
Drywall interior walls and ceiling of addition.

Mine is a bungalow with an attached garage with flat roof that appears to have been added some 30-36 years ago. It appeares to have been leaked in initial years and I have got this flat roof replaced/repaired some 5 years back and again i find it leaking and dams are formed. This is 16 ft X 33 feet garage.
Needs to know the cost.
1. To replace the flat roof to pitched roof.
2. A 2nd storey addition that would include the pitched roof on the 2nd floor.
Current roof is original and ~ 16.5 years old and is starting to show signs of wear (shingles curling). A couple of weeks ago during our high wind storm, we lost part of a shingle and I'm wondering how much life is left in the roof.
I would like to get an inspection report and quotation for replacement if deemed necessary.

This is the recommendation from the engineer based on what could be seen at the time:
Based on the visible evidence and our analysis, we recommend replacing and / or
reinforcing any and all the wood that has been damaged due to water penetration, which
includes the sheathing, the 2 x 4 studs, the rim board, the 4 ply top plate and the sill plate
of the loadbearing wall affected by water penetration. In addition, the 2 ply 2 x 10 beam
will require replacing in its entirety or over the extent of damage.
For the repairs, we recommend the following:
1. Temporarily support all floor joists and / or roof structure bearing on the
loadbearing wall. This can be done by shoring both sides of the damaged
loadbearing wall with temporary framed walls to ensure the loadbearing joists and
/ or roof trusses are supported prior to wall removal. This can be a 2x4 framed
wall with wall studs at 16” on center. We would recommend placing the
temporary wall on a 2x10 wood bottom plate. The temporary wall should not be
more than 20” from each side of the load bearing wall.
If the floor joists in the rear section of the home span parallel to the wall, install
blocking at 16” on center from the rim joist to at least one joist beyond the
location of the temporary wall.
2. Replace the 2 ply 2 x 10 beam for over its full length between its points of
support. Alternatively, the beam can be replaced over the damaged section and
up to 2’ beyond the water damage provided intermediate 3 ply 2 x 4 posts are
installed on either sides of both the new and existing beams. The 3 ply 2 x 4 posts
are to be installed so that they bear directly onto the foundation wall below.
3. Replace the sill plate and the top plate for at least 2’ beyond the damaged
sections.
4. Replace or sister the damaged 2 x 4 studs between the top plate and the sill plate.
5. Repoint the masonry wall, sealing all open gaps in the brick to mitigate water
penetration into the home.
Note that the junction between the two roofs over the front and rear section of the home
is particularly vulnerable to water damage as both roofs slope down to this section. We
recommend diverting the water away by constructing a saddle roof to create a valley
which will direct the water to the edge of the roof.

Our house (just bought in 2011) has cracked beams in the roof . The people before renovated the inside and when doing so the beams crack in the roof. We need to either replace the beams or resupport the beam. The home inspector said it could be an easy fix with the correct help. After that has been supported we will need to do the roof, shingles which will be another separate job.
Our sq footage is 1100.

The roof lost shingles over the winter, I just moved into this house a few months ago and the eaves trough and downspouts are in dire need of replacement. Semi-detached requires new roof. This is a 5 level backsplit with a pig valley in between the two structures. This pig valley has a wide flatroof section. Requesting a quote to replace the shingles and to provide a long term solution to pig valley issues. Requesting quote for both sides of the roof. Looking to replace the roof before winter this year.

I own a semi-detached home which requires the roof be reshingled with asphalt tiles and the eavestrough and fascia replaced. Our neighbour had a new aluminum eavestrough and fascia installed last year but cut off our eavestrough where the two hourses attached. As such, we want to ensure that any new eavestrough is somehow connected or teminated where the neighbour's ends so that there is no water seepage between the two sets of eavestrough.
The house itself is about 34 years old. We've owned it for 15 years and I understand the roof was last replaced about 20 years ago. There is also a small hole in the front of the roof which will require repair prior to new tile being installed.
Due to the age of the existing roof and the problems encountered with the eavestrough not properly connected, we would require the work be completed no later than the end of February, 2010.
