House is 5 years old, space is about 1200 sq feet. completely unfinished. Separated into 4 sections. Main living space (bar area, pool area, tv area) washroom (basic 2 piece) utility room, and future consideration room. I want to keep it pretty simple but up to date. I would like a few built ins, pot lights. Modern but something that will last the test of time. This is just a quote thus far. Seeing if its worth doing it my self or out sourcing it.

There is only one inch to work with to meet the code requirements for minimum ceiling height to add a sub floor and ceiling. I need as much sound proofing between floors as possible.

The 'bedroom' in the basement needs a larger window, and it needs to be enlarged. Putting is a bathroom would also be a good idea. Insulation, drywall, flooring, including sub-floors, and upgrading the electrical would also be part of this project. Please let me know when someone could come to get a clearer picture.

In the bathroom; replace the tub, shower tiles & rebuild a cupboard next to the tub.
In the basement; remove current floor of wood and carpet in 15'x10' room, pour concrete and redo the sheetrock walls.
This basement is 1300 square feet. There is a half bath. Fully equipped laundry room. The rest is open space. I wish to fit the new project with a full bathroom (handicap friendly), a full kitchen, and one bedroom. The remaining open space for living. This place would be used as a separate place for an older person to live, like a granny suite ( but not a separate apartment). Flooring would be tile, drywall and new ceiling to cover air vents and returns. Remodel the steps from main floor.
I would be doing most demolition ( to recoup some cost). The trickiest would be breaking concrete floor to get shower drain to sewage pipe. 3m. Those improvement needs to make basement ideal for someone who would like the place for a long time.
Hello, I recently purchased a house in Brantford.
