1) Noticed roof dip problem. Looking in attic- found a cracked space sheathing (?) that I need re-enforced. Roof is around 10 years old and had all boards replaced with plywood at that time. Hard for me to inspect as access is limited. Attic insulation has been lab tested to be safe so that should not be a problem.
2) Have a popup attic entrance. If possible would like that increased in size. Can supply pictures or measurements on request.
My father would like to replace his good condition standard shingles with a tile metal roof that he has seen on other houses and finds very apealing! The current roof is 20 yrs old but in great condition. He built the house himself and it is over 34 yrs old but in amazing condition. It is located in the North Mayfair area of Brantford.

We recently took posession of our home in Brantford and during the home inspection it was discovered that our bathroom vent is only vented to the attic and not through the roof. Therefore we need to add a roof vent to this for proper ventilation. We need to do this ASAP as I do not want mold to start in the attic. I am typically off on Mon & Tues and this would possibly be the best time to arrange this work.
The house is apprx 22 years old and the roof is apprx 6 years old. It is a raised bungalow style home and the bathroom is on the upper floor.
This is the first of many small jobs needed to clean up the previous DIY projects in our new home. Next is an electrician and then a plumber as well.
Any esitmates are greatly appreciated.

Finding a wet carpet in master bedroom behind the bed. No sign of where the water is coming in other than a constant wet carpet. There is no reason for plumbing to be any where near this area. Platform bed wood appears to be wet as well.
Suspect issue with roof or chimney as the chimney is attached to the side of the house in the general area.
