We want to have a garage built, preferably attached to the front of the house. There is an existing car port that we would like to convert to additional living space, if possible. The front porch would probably have to change as well, but we are looking for options.

The options we have come up with are:
Option 1: New single garage (12 -14 wide x 22 deep) with a door in the back, which would give you an entrance to the house (where the car port is now). Convert the car port to a living space.
Option 2: Convert the existing car port to a single garage. We do not know if the zoning would allow for this due to the 10% needed on either side of the house. If possible, a garage door would be needed on the back in order to have full access to the backyard.
Option 3: Separate detached double garage in the back of the house.
Existing 1 car garage with concrete slab to be torn down, concrete dumped in back, owner to dispose of debris. 24x32 foot 2 car garage, or consider 30x36. Need building plans and city of Burlington building permit. Only want foundation walls, weeping tile drainage, earth back fill, skeleton structural framing only with roof and shingles, and vertical garage doors, no automatic opener. All remaining walls, windows, doors, electrical, insulation, finishing to be completed by owner. Requesting initial on-line estimates, then upon selection by on-site quotation.
There is an existing garage 12x16' and I want to have a 12x8' addition built so the garage will be 12x24'. The concrete is already done so only the addition needs to be built. Located by

I have a 55 year old home in Burlington ON with a carport. The support posts and the piers they are anchored to need to be replaced.
The job would require supporting the existing carport roof structure with jack stands or a temporary wall, removing the four existing 4x4 support posts, digging up the 4 concrete block footings, pouring 4 new concrete footings and replacing the 4 posts.
I live in Burlington Ontario and was wondering if anyone knows the minimum concrete slab requirements to build a 12'x24' garage and what a reasonable price would be? Looking to build a pre-fab gargage kit (possibly a shed if concrete slab requirements are less) and run electrical and gas to it.
