We are looking to renovate our condo. below is a breakdown of what we are looking to have done
Kitchen - removal of old kitchen and install new cabinets, counter, sink, appliances, back splash, floors, install 2 new ceiling lights, wall tear down for open concept, move 1 light switch, 1 wall plug, 1 phone line that was attached to wall to attached to new island (room is 9x8 feet)
Main Bathroom - removal of old bathroom and install new vanity, bathtub, tiled bathtub wall, floor(tile), Baseboards, medican cabinet (room size 5x6 feet)
En suite Bathroom - removal of all and install new vanity, paint, baseboards, floors(tile), sink faucet (room size 5x8 Feet)
Living room, Dinning room, Hallways, entrance - total of 525 sq feet
- removal of old and install new
- new laminate flooring (this flooring is to be continued into the kitchen as well)
- New Baseboards,
- paint
- install new light fixtures (3 in total)
We have permission from our Condo board to tear down the wall. We are looking to spend no more then $20,000 for labor and products. I would like to be involved in picking out all products to be used to update our home. we would also not like to live in a renovated area for a lengthy period of time. We would prefer all work to be completed within 2-4 weeks. Would also prefer to have 1 person to manage entire job. prefer not to hire 3-4 people, all doing different things and coming in at different times.
Renovating Condo.
Looking for mainly labour cost. I will be selecting things like the hardwood, fixtures, vanities shower door etc.
Scope - Two typical condo bathrooms. Both are about 5x9. One has a shower with glass door and glass wall, and the other has a
bathtub.Shower and tub are tiled with the same 12x12 tile that is on the floor. Ceiling is also tiled above shower and tub.
Replacing existing carpet, Tile and hardwood throughout, with engineered wood on soundproof underlayment.
Removal of 4 sections of non-loadbearing wall. re-building one wall. Closing in one doorway. Will require re-routing some electrical.

Remove approximately 350 Sq. Ft. of carpet in two bedrooms

Install approximately 1155 Sq. Ft of engineered hardwood in areas listed above.
Open up wall between Bedroom and living room.
Take down one wall of walk-in closet in bedroom.
I own a condo in Burlington.
Kitchen (12.5 X 18.2) - paint cupboards, replace hardware, install backsplash, replace existing tile floors with new tiles, paint walls, extend pantry cupboard by 15", replace ceiling fan with new light fixture. I am keeping existing granite countertop. There is an island with 2 drawers and 6 cupboard doors.. Kitchen cabinets- 24 cupboard doors, 9 drawers & 4 door pantry (7'Hx25"w).
Paint fireplace in Living Room
Replace front hall closet doors, currently sliding mirror doors with French doors
Master Bathroom - paint cabinets (7 cabinet doors & 3 drawers), replace 3 vanity light fixtures with new fixtures, remove medicine cabinet, install 3 floating shelves. I am keeping vanity countertop.
Master Bedroom - replace ceiling fan with light fixture
Guest Bathroom - paint cabinets (2 cupboards), paint walls and replace vanity light fixture. I am keeping vanity countertop.
Guest bedroom - paint walls 10 X 11
The location is a 1-bedroom condo on 2 floors. The Contractor Requirements are:
1) Construct Partition Wall & Door #1- to partition the upstairs living room/kitchen
2) Construct Partition Wall & Door #2- to relocate the entry door to the master bedroom
3) Relocate one passageway door to the Partition Wall
4) Swap 1 light switch & thermostat (minor electrical).

Looking for a designer/contractor for a "L" shaped wood deck covered by a flat roof extending from existing flat roof on house. Approx. 500 sq. ft.
Cedar or composite deck <2' high with fireplace and privacy screens.
Including cedar ceiling, skylights and electrical for lighting and heaters for shoulder season.
Timing is for plans/permits this fall and construction in spring 2022.

The main aspect of the job is to remove some walls and add a new wall. This will involve HVAC as the new wall would go right over a large air return vent. A pantry closet will also have to be significantly altered to account for wall changes.
There is also water damage in the ceiling between the fireplace and fridge, possibly elsewhere as well. Temporary roof repairs have been completed and full roof repair is scheduled for no later than summer (possibly even this winter). We will need to cut into the ceiling to make that assessment, and then possibly leave an access hatch. A bonus plan, if possible, is to rebuild as a cathedral ceiling.
Secondary jobs will be moving or installing new counter top, sourcing or building a pub style booth bench around the dining table, and building or sourcing a counter height breakfast nook to replace a wood railing.

Install a door from the interior of the house to the interior of the Garage. currently, no doorway exists in the planned location. House is approx 12-14 years old. Installations will also require reloacation of the central vac unit as it is currently mounted in the garage in the same location the door is to be installed.

We would like to finish our driveway with asphalt and then do some kind of stonework from the driveway to the backyard and then add two huge stone steps to the front entrance. Our house is 4 years old and currently our driveway only has gravel. My husband would also like to have the driveway heated or at least some parts of it (we need assistance on determining how much to do with heating).
Driveway is approximately: 2070 sq. ft.
Walk way from the driveway to backyard is approximately: 240 sq. ft
*We may have to do something to the curb because a few cars that have come up our driveway hit the bottom of their car on the curb.

Drywall repair is small water damage repair. Install of Crown Molding is the start of several other interior upgrades that I want to undertake Bit by Bit over period of time (this year and next).
Wanted to start with molding, then have carpet installed in Living & Dinning Room, Stairs and 4 bedrooms upstairs (covering old worn out oak hardwood floor). Wanted Fiber flooring (Noted at Home Depot) to be installed for entrance, hallway to kitchen, kitchen and side washroom. New trim to be installed with flooring.
Other work to be considered, Wallpapering rooms, new trim for openings into kitchen, hallway, wooden stair railing, front window replacement.

1960's 1200 sqft bungalow in downtown Burlington. The house needs major interior work and therefore a fair share of demolition going on in the basement and upper levels. I would simply like to add a washroom for the master bedroom which is directly above the basement washroom.

We wanted to increase the living space of existing TV room by extending. The size of the proposed extension is approximately 16 feet long and 11 feet wide. Therefore existing walls of the TV room towards the backyard needs to be taken down. As this wall supports the above master bedroom outside wall, so needs to figure out requiring a supporting beam for the above room wall. The wall of the extension (towards the backyard) will have a door open outside and the whole wall will be primarily off glass/windows. In addition to that existing deck needs to be taken down and construction of patio with a size of approximately 20 into 16 feet including steps onto the patio from kitchen side and proposed extension of the living area.
Looking for a top to bottom, inside and out renovation. From the garage - new door with higher clearance and an entrance directly into the house), backyard pool and landscaping to a full new kitchen and 2.5 bathrooms, and fully finished bsmt. Our house is approx 31 years old, two storey, roughly 2300 sq ft. In my dreams would have most environmentally sound, energy efficient, low maintenance products from roofing materials to alternatives to drywall (if there are any) and everything in betw. There has been a new kitchen about 10 years ago (terrible and cheap) and bathroom upgrades (same as kitchen). We do not plan to add on except to make our front entrance part of our house and add on a new porch. Electrical upgrades might be required, as well as new ducting, venting (can these be any more compact???). Would like larger window wells for the bsmt so can add new larger windows. New windows throughout, new slider or french doors to backyard, new front door, new siding, roof(?), soffit, guttering.... Would like to get a complete design of everything and the best order to do things in (although would love the main floor and backyard to be done first) and then will likely have to do the reno in three stages. Family Room:
12' x 18' - Remove wood panelling, fireplace wall facade brickwork, decorative ceiling beams, wall-to-wall carpeting. Modernize gas fireplace wall, install drywall, extend one wall 18" and install laminate flooring. Track or wall lighting systems. Finish with decorative molding.
Guest bathroom:
Remove shower unit and install tub/shower unit (surround). This requires moving some portions of walls to enlarge bathroom to 9 x 7, reducing a laundry room closet to accomodate this. Possible construction of storage cupboards. Laminate flooring extended to landing and bathroom. Replace cedar ceiling with drywall.
Laundry room:

Move washer to beside current dryer. Remove utility sink. New built-in cupboards and counters with new stainless sink. New vinyl sheet flooring.
Looking for a contractor/ electrician to properly fill in a window above a fireplace so that a flat screen television can be placed there. This will involve adding proper support/ insulation/ drywall, changing the wiring for the cable/power/speakers to move them to this area and on the exterior of the house we would like to add stucco (in keeping with the colors of the house) to the inside of the circle brick work, moving/ installing the center channel speaker - and all other work as necessary to complete the job professionally and with safety in mind (i.e. don't want heat to affect the tv).
We are also going to change the fireplace surround and would want the quote to include removing the old surround and adding new stone all the way up the wall w/ a new mantle.
We would also be interested in an adder to the base quote for securing the tv mount, hanging the flat screen television and installing a fan in the existing fireplace (we will supply the fan to suit the model of fireplace).
There are also a few smaller jobs that we are interested in having done at the same time that we would also like quoted as extra, including: moving the thermostat (to be further down the same wall) and replacing an existing chandelier in the dining room.
Please note this is a 2 year old home in the Burlington area. Also, we are looking for the work to be done between Friday August 24th - Monday August 27th.
Hello. 1) We are looking to have a small room partitioned off (12'x14') in a corner of an existing office like area (2 walls to be built taped and painted with a door installed) using steel studs and drywall. Ceiling and floor require no changes and 2) A 4' wide opening in an existing 4' high wall made. Edges finished with drywall and painted. Is this something that you would be interested in doing?
Bathroom shower, toilet, vanity with rough in completed, fireplace gas to be installed, painting, install laminate floor and partial carpet - 9500 square feet. Drywall completed except one exterior partial wall. Ceramic tiles in bathroom and laundry, laundry sink needed and some cabinets to be installed.
Home built 1999 at 407 and Appleby area Burlington unfinished loft over 3 car garage has been insulated in the ceiling and walls, but the room is not finished approx 700 sq ft of room space. Area needs to be closed in from garage as it is currently open, so ceiling of garage must be insulated and fire protected drywall along with a wall between small landing area and garage. Looking to add additional living space similar to a finished basement with some additional electrical, drywall and plumbing possible shower/wet bar/laundry area. There is currently no heating or a/c, will need to install a propane fireplace for heat when using the room and separate a/c unit for cooling.

There's 2 coats of mud on walls; final coat & finishing needed. 5x5 tile shower base must be removed & redone (due to lousy workmanship). Laminate floor to lay (900 sf). All materials purchased. We are first time home buyers. We have put an offer in to a "fixer-upper" condo townhouse at Upper Middle and Brant St. The closing date is April 1 (if the offer is accepted). We do not have a lot of money, but our mortgage specialist recommended a "purchase plus renovations" opportunity through either Genworth or CMHC. To make the house liveable prior to moving in (hopefull move in would be in May), is to tear up the carpet on main and upper level. Laminate in dining and living and hall. Knock down a hall wall on main level. New tiles in kitchen. A new kitchen - but may have to wait for that. Upstairs carpet to be pulled and laminates put down. Bathroom floor upstairs needs leveling - may also extend. Basement walls to be knocked down - we may have to fix it ourselves over time - same as the kitchen. The most we can go with is $10,000 for the renovations. Please contact me and advise what or how much can be done out of our list for $10,000. We would be happy for now for the hall wall to be knocked down on main level and then the flooring throughout. We can do the rest later. Also the house is on electric baseboard heat - but the current ones are old. We would like to retro fit to be more "green" with energy efficient electric heaters.
