Looking to get started on a two or three garage addition (depending on building permit approvals). Additionally need to redesign the backyard removing old decks and concrete decking around the pool.
Looking for contractors that can handle a fairly large job, licensed, insured with references and are competitive. My budget is flexible but is capped. I will be selecting 3 contractors for final evaluation and ideally selecting one that we can work with. Although we have a concept in mind design and creative ideas are welcome. Have just moved to Burlington and in need of some help. Contractors have started but cannot complete due to illness. Had a fireplace installed, partially built out but needs finishing. Need some painting and crown moulding in 2 rooms, drywall replaced in basement ceiling and some minor electrical work at the fireplace to accommodate wall mounted TV. Also some quick plumbing work (cartridge replacement) Looking for relatively quick help.

4) Open existing laundry room in basement, install kitchen, appliances, electrical, a wall will be removed to open the space. If the wall poses too many problems it can remain, and kitchen installed within laundry room (it's a large space).

After removing some wet drywall from water damage, the house is ready to be fixed aloong with other small modification to the current kitchen. (drywall in small water room and outside it and plastering it, door frames, ceiling fix, extension to a small wall, installation on a solid surface countertop and undersink and new faucet in the kitchen, installing 5 fixtures- just changing the existent one, removing small kitchen backsplash)

2 Distinct Projects.
1. Install a door from the house to the garage. There are models of this home with the door, and mine does not have it. I believe it's roughed in. I hoping it's a minor project and the rough in helps.
2. There are some nail pops and peeling tape on the ceiling in the kitchen. It hasn't gotten worse over time, but want to get it addressed. Not sure if the drywall needs to be replaced, or mud and paint.

We have our floor plans prepared and they will be stamped by an engineer and architect. Approximate square footage of the home is 2000 square feet including the basement. It is a 40 + year old bungalow in south east Burlington.
We are looking for a General Contractor to complete the following:

i want to replace all the flooring in this townhouse and either paint the kitchen or try to reface the cabinets. i want ceramic in the kitchen and front hallway and Laminate in my L/R and D/R..there is a corner of flooring that needs a piece of flooring replaced before ceramics can be layed.

In the basement there is a 30ft Beam that spans the length of the basement. At the 15ft mark, there is a load bearing column that has another column above it on the ground level.
I need to have the column replaced with 2 columns at the 5ft mark from both ends close to the wall. I also need the furnace and water tank moved to the corner of the basement.
Work should include approved drawings and permit from the city.
I'd like to have a load bearing wall removed on the first lower level of a 4 level back-split. The wall is roughly 17' long, and runs down the center of the room from front to back. There currently is some electrical in the wall, a light switch and I believe one outlet - the light switch will need to be moved. The house is roughly 35 years old, located in Burlington, Ontario.

We're looking for a general contractor to work with the HVAC contractor on a heating system change for the whole house. Changing from electric baseboards to gas furnace system, so we'll need some breaking and patching of drywalls and floors for the ductwork.

2. The dryer's exhaust needs a little fix / extension as it's below the ground.
