My husband and I recently purchased a home built in the 60's in Burlington that needs a ton of work done to bring it up to date.
We are taking care of the bedrooms, the lower level and the basement reno's with the help of the guys from the fire department, as a lot of that work is just hanging drywall, new carpet, tile, new lighting, doors, baseboard/trim and paint.
The main level however, is about 700 sq ft of space and is separated into a living room, dining room and kitchen. Ideally, I would like to knock down those walls and make it all open concept, add in some pot lights, new ikea kitchen and stain/add in any additional hardwood (which is currently throughout the main floor, even in kitchen but is terribly ugly).
During inspection, the home inspector told me that the main walls are not load bearing and that you could put in some 2x6's to provide support but bc it's a 4 level backsplit, and the fact that they aren't load bearing, I don't need a steel beam!
Obviously I am going to get some contractors out to provide quotes bc I really want the job done right and timely, not by the guys at the fire hall, but I was on here looking up different companies and thought, what the hell? Throw out the rough plan and see if I get any feedback.
Does anyone have a rough estimate on what they think this may cost? I know it's impossible to tell just by this post and someone would have to come and actually see it all, but just some general info would be appreciated.
I was thinking around 50k?
The ikea kitchen I have priced out is about 15k.
Any tips or just general info would be appreciated.

I am looking to get new engineered flooring installed in 2 rooms and a stair case. Painting done in all rooms on the main floor and going up the stair case. Installation of kitchen cabinets that I already have in the kitchen. New tile laid from front entrance all the way through the kitchen. All materials picked out already.
Looking to remodel a small master bedroom with bathroom. Bathroom need shower/tub re-caulked, tile flooring re-done, new sink/taps and vanity, and a coat of paint to walls and ceiling. I wanted do a master bedroom renovation that combines two smaller rooms into one large master bedroom. I also wanted to replace the windows with a large glass patio door that opens out on to a new deck. I am open to tackling the project in stages. If possible, I would like a quote for each of the stages in the project, to get a sense of how to plan and budget for this.
I have attached pictures of the existing building along with a model of the what the completed reno might look like. The house was constructed in 1958 and I believe it is "double brick" construction for the exterior walls. It is a detached backsplit 3 level house. There are no floors above the two bedrooms. Below the bedrooms is the family room/basement/laundry room with the furnace. The two existing bedrooms are 12'x9', 9'x9'. I don't believe there were any major renos done to the house.

The house was custom built in the 50s - it is all in original form and needs updating - our preference is minimalist style we want to keep the feel of the home the same but updated to mid century modern.
Main work required - wall tear down for open concept, new kitchen, new flooring throughout the home & refacing of fireplace

We are going to replace a window in our dining room with a sliding glass door, and remove the existing back door by way of bricklaying. The rough opening of the door is 35.5"x83.5" The rough opening of the window is 48"x68" These measurments do not include sills.
As you will see a portion of the deck will need to be removed to facilitate the work and will by done in advance. Please provide a quotation for: Supply of sliding glass door to fit opening. Complete with internal mini blinds, and keyed entry. Construction is to be vinyl of average to good quality. All labour, equipement and materials to install the new door, and completely remove the old door.
If available, please provide an additional price to install interior studs/drywall in the removed door location. Grout colour matching techiques are to be used to make any evidence of the old door as minimal as possible.

I recently moved into a renovated property in Burlington, Ontario (Kilbride) and the washer and dryer (gas) are located in the garage. I want to have them moved to the landing on our second floor. The landing is large and there is ample room, there is a washroom right there so the water and draining hookup shouldn't be too complex.
In addition I want some cabinetry and a countertop installed around the machines to make a laundry room/area of sorts.
We are planning to close in our Great room. I have attached drawings to clarify. We will need a contractor that will be able to with the help of some trades complete the job from start to finish. The project will include the following.
1. Installing new joist to span a 13 ft room
2. Removing and installing a new window to accommodate, window will be ordered and likely be the same size as existing window currently installed directly above the existing one.
3. New exterior siding installed to match existing (already on site)
4. some electrical work to accommodate new bedroom. Lighting, outlets etc.
5. some HVAC maneuvering. I believe this part should be pretty easy with the existing duct work nearby.
6. Doors, trim, flooring installation.
7. some soundproofing under and around this room as it will likely be used as a home gym (treadmill/jumping and such).

I am purchasing a brand new commercial unit in Burlington to be converted into an optical store. The store size is 1100 square feet. I'm looking for a front area of around 650 sq ft, with two exam rooms at the back, one small washroom (the rough ins are provided by the builder), a pre testing room and a small lab.

Project that I cant do on my own. I have a load bearing wall in which I want to remove and the open space span is 19feet. I have three options, each involve a steel beam which I priced out with ranges from $450 to $580. will need permit so engineer would need to draw out to get approved.
Option 1, as 14 foot joists connect above the current wall, can cut into the joists and add W10 that is 19ft and two footings on each side
Option 2 - put a steel beam below joists - W8 that is a bit stronger at 28lbs per foot and span over the 19 feet
Option 3 - put a steel beam below the joists, W8 or W6 but extend the wall on one side to reduce the 19 feet to 17feet,
I expect option 2 or three would be around 5k plus the beam of say $600.

I have a senior friend on a fixed income who recently had someone start a kitchen reno. He tore the place apart and did some crazy things... She is now living on her main floor with no proper kitchen, walls torn down, ceiling removed ( which makes no sense), electrical outlets on the floor, and she went through the winter with no heat.
I feel, terrible for her she needs guidance and help to get this fixed and functioning like a normal home.

4. Room # 4€”four feet base cabinet with countertop, drawers and doors, sink with faucet with hot/cold water in the middle. Four feet wall cabinet with 3 compartments and doors. Remove door between room 4 and room 5 and close it with drywall.
5. Room#5 and Room # 8: Same as room # 4.
6. Room # 6€”Four dog cages each measuring 5'x5'x2'-9€, with steel doors. Roof over the cages. Each cage with its own drain. Floor tiles and side wall tiles in the cages up to a height of 5'. Steel bathtub 2.5 feet high at the top. Wall tiles 4' high around the tub to prevent water splash. Shower with a long hose. Cut the corner wall of this room to make it square.

Tearing down the structure which spans the front of our home....all but the roof as finished in siding. Want it rebuilt with wood floor, railings, posts as are now...of course railings to code as are not currently. Not sure if need permit if a "repair" when leaving the roof. Also cement stairs leading to porch need to be filled and sealed or replaced...large divits in the cement stairs and crumbling in places..
