My wife and I recently purchased a home in Collingwood. We are looking to do the following:
1) install a shower in the basement bathroom; (36"x48")
2) install a kitchen in the basement;
3) some framing work upstairs to put in a partition wall (approx 8-9 feet tall x 10 feet long);
4) tearing down the basement ceiling and insulating between the floors for sound proofing (approx basement sq footage is 860 sq ft;
5) adding pot lights in the basement ceiling;
6) re-drywalling basement ceiling;
7) adding heating/cooling vents (1 - 2) for the basement to help with air circulation;
8) install one (1) egress window in the basement by replacing an existing window;
7) adding electrical light switches and plugs in basement;
8) adding two (2) internal gas lines for clothes dryer;
9) adding a waterline and drain for a clothes washer;
10) adding a new drain in the furnace room.
General repairs and maintenance including;
- repair roof leak in dormer
- remove drywall (approx 10 sq ft) in upper bedroom closet and repair damages, drywall and paint closet
- paint all external shutters and front deck; ( front deck sq footage approx 250 sq ft; 4 window shutters; railing on front deck and rear railing (4posts))
- remove rear deck (approx 1000sq ft) and replace with new composite deck (material for deck to be supplied by homeowner)
- remorter fireplace - general repair - approx (approx 12 by 20 ft)
- repair damage in one shower in bedroom which includes removing drywall where damaged by water, re-drywalling and painting

We have a large room in our basement that we would like to divide into two rooms. Because of the way that the basement has been finished, it's not quite as easy as putting in a straight wall. There will need to be two doors added (I think) and there will need to be some electrical work done as well. I've attached two pictures - one as the room looks now and one as we think it needs to be renovated to make it two rooms. I've circled the walls that need to be added, although we are certainly open to other suggestions. There are already two windows in the big room and a heating vent on each side so that should be okay.
