Raised Back split 1970's house. Approximately 30 years ago, the upper basement was divided into three rooms: Room A - an open €œplay area€ 225 Sq Ft (~12' X19'), Room B - 120 Sq Ft (~10'X~12') bedroom and Room C - bathroom 36 Sq Ft (~3.5X7')
Room A: ~225 Sq Ft
Outside two walls (12' + 19'): Remove drywall on the two outside walls, re-insulate as required and finish drywall on all four walls - ready for painting by owner. Originally 2X3 studding was used on the outside walls and "rock wool" insulation was installed along with drywall (no joints or seams were finished off.

Ceiling to be dry-walled ready for painting by owner. I am open to an alternate to the drywall. The ceiling has fully exposed joists and heating ducts/electrical wiring.
Floor: Install plywood underlay (c/w insulation) over the bare concrete floor. The floor is completely dry - there has been no dampness/water in 30+ years. Install mid-priced laminate.
Trim: Likely to be €œpaint grade€.
Electrical: The walls have been wired (Cu) with receptacles. Allow some rework. Original ceiling lighting needs to be replaced - probably using €œrecessed pot€ lights. The main part of the house has AL wiring.
Room B: ~120 Sq Ft
Adjoining bedroom floor: (10'X12') Install plywood underlay (c/w insulation) over the bare concrete floor. The floor is completely dry - there has been no dampness/water in 30+ years. Install mid-priced laminate. Door will need to be cut and existing base trim removed and reinstalled.
Room C: ~ 36 Sq Ft
Adjoining bathroom floor: (3.5'X7') Install plywood (c/w insulation) over existing non-ceramic tile floor. The floor is completely dry - there has been no dampness/water in 30+ years. Install mid-priced laminate. Door will need to be cut and existing base trim removed and reinstalled.
Stairs:
Stairs: The seven (7) step painted wooded closed stairway from the main floor to the upper basement are to be €œrefinished€ in manner yet to be determined - possibly a laminate but not carpet. Traffic to the lower basement (and workshop) uses this stairway.
Three (3) concrete steps from the upper basement to the lower are also to be €œfinished€ in a manner yet to be determined.
NOTE: Building permits or electrical inspection was not done at the time of the original €œrenovation ~ 35 years ago.
Plumbing: Bathroom - toilet floor flange will need to be raised due to the underlay. Similarly the vanity will need to be raised to allow the bottom drawer to open.

We are about to buy a house that it 1.5 years old and would like to get an estimate on how much it would cost to finish half of the basement as an inlaw suite and the other as storage and small rec room. The total size of the basement is approx 2,000 square feet and we would like to split it in half to provide for the suite. The suite will include 1 bedroom, bathroom with tub, laundry room, kitchen with, fridge, stove, dishwasher, and living room with gas fireplace. The house is built into a hill therefore the basement is a walk out to ground level with frnch doors where we would eventually like to buils a deck.

Basement is already half finished. Would like to redo the batheroom (about 50 square feet) with a heated slate floor, new shower, sink and toilet, and upscale fixtures. In the unfinished area, would like to create a bedroom (about 100 square feet), including installing a subfloor, two windows, electrical outlets, a closet, carpeting and potlights. Would also like to finish another room (about 150 square feet) with subfloor, carpeting and potlights. House is a 50 years old bungalow. There is direct access to the basement trough a walkout, so nighlty cleanup of the worksite is not necessary.
