We want to claim the space under the garage for a studio. The home is backsplit and we would require sliding glass doors out to the existing patio and if code allows a window at the side of the house. Radiant heating, electical outlets and at minimum a sink but if budget allows a rough in for toilet and shower.
The wall betwee kitchen and dining room on main floor of a 2story house needs to be removed to allow for a more open concept space. Wall is 10feet long.
This is first phase of a number of changes planned for future of house.

We are looking to renovate our small, East York bungalow. The stairs from the kitchen to the basement are far too steep. We would be looking to redo the kitchen as well, to make it more space efficient (recognizing that the stairs reno may affect the layout). We would like to add a gas line for a gas stove. We will likely be ordering European sized appliances in order to maximize space.
Basement to include bathroom, laundry room, rec room – layout will need to change to include a spare bedroom. We would like to have the radiator pipes redone, as we would prefer to not have to underpin in order to gain head space. Half the basement has a raised floor, the other is simply the sloped to drain cement floor. We also have a wood fire place (Remove? Amend? Turn into gas?)
Energy efficiency and green building methods will be an important factor in our decision.
We are possibly looking at turning our laundry room into a bedroom, bathroom, utility room combination to accommodate our growing family, but we're also wondering about turning our garage into a main floor family room and building above it. We really need someone to look at both options and let us know what is best for the house.
We just purchased a home in East York built in 1990, a solid brick home in great shape, but is just a little dated. We're looking to renovate the main floor, and to see what the timeline would be to determine when we move in.
The main components of approximately 600 sq. ft. area that needs work include:
- redesign of both kitchen and dining room to change the layout
- removal of one wall between kitchen/dining room, which has electrical and air return, but may or may not be load bearing
- removal of another 2 partial walls separating dining room and enterance/hallway, likely not load bearing
- complete overhaul of kitchen with new cabinets, countertops, appliances, everything
- removal of tiles and hardwood and replace with new flooring, matching existing hardwood
- restain & paint wood stairs to match existing hardwood floors
- city permits
I would like to start this job immediately. Remove a non-weight bearing wall that partitions the living and dining room. Ductwork and electrical will have to be re-routed. I would also like to remove a solid wall that buts against the staircase to open it up and create a stair railing. Carpeting from stairs to be removed and replaced with a runner. Painting update of rooms will also be required.

I have a mutual drive way at the back end of which is a mutual garage with an attached at the back. Both the garage and the shed have a wooden wall in the middle separating mine from my neighbors. The back end of the garage is separated from the shed by a wooden wall that runs side to side. The wooden wall on the outer side of my garage above which is a eves-trough is sinking. My side of the attached shed appears to be fine.
I would appreciate if you could come by see what needs to be done and give me a written estimate in terms of cost of labor and material to fix the problem. There is no real urgency to fix the problem however I would like to have it fixed at some point. You can reach me at.
