Need to remove an existing second floor with a roof and frame new walls and roof. The back second floor over the kitchen needs floor framing as the existing roof is not to code.
We have 2 helpers for labour including our son of 18 years who is there to work and help.
Attached are drawings and pictures.
The work is to start at the end of September and requires about 2 weeks.
We will supply the lumber. Miscelanoues materials can be negotiated in or out.

The scope of work would be:
1. Take the existing roof down
2. Add up one row of cinder blocks on the outside walls
3. Finish all framing for second floor and roof including plywood.
There is nothing to be done at main floor or basement
All the new second story will sit on TJIs from outside to outside wall. No beams.
Before you start work all the insulation in the attic area will be removed and all existing main floor ceiling (drywall) will be removed.
Dumpster will be at site and all lumber material, TJIs, plywood, cinder blocks,...and all other material you need will be provided.

We have an immediate project for a 3,500 sf. house with icf foundations and 2 storey structure. We are only looking for subtrades and not contractors
experience with icf houses with economical solutions and need pricing asap
experience with framers who can do the rest of the framing

dwgs can be provided, site has been excavated and footings completed with shoring in place
One small part of my house is 1 1/2 storey. I would like to raise the roof on this part. Area of this part is 10x10 ft. Other 3 parts of the house 2 storeyed (vaulted ceiling). Its all rafters on this roof and no trusses. Primarily looking for structural work related to raising the roof, installing sheathing, framing soffit/fascia and 2 walls - front and left. You can see portion of the house highlighted in red outline in the attached pic. Left part of the front portion on the house is 1 1/2 storey.
I am also open to being quoted for other parts of work, eg, framing of wall, drywall and flooring etc. This is just going to be an extra space in the master bedroom. But if you are doing that provide it as an add on to the quote.
