We are thinking about getting the blown in insulation added to our home and are looking for quotes from local contractors. Our square footage is approx 1045 sq metres we have insulated a few of the rooms but feel it might be more beneficial to do the outside. Depending on the price we will either insulate or stucco the exterior. It is a bungalow. The house was built approx 1953. It is a yellow brick exterior. We recently installed a new furnace (1 year ago) but we are trying to find ways to keep our gas bills at a minimum.
I live in a typical Toronto bungalow. We have a room behind the garage with a flat rooftop that was added to the house at some later date. When we bought the house, it was sold as a bedroom, but is unusable and gets very cold during winters.
To achieve a flat roof and save money, the previous owners dropped the floor of the room by about 8-9 inches. Since it a corner room it is exposed from all sides. And the flat roof probably does not have proper insulation as well.
The wall that opens at the backyard has a big wall-to-wall window with a sliding glass door, which while gives a great view and access to the backyard, it becomes literally a cold storage during winters.
The only way we can use this room as a proper bedroom and not as a passage to the backyard, is probably to remove the glass window at the back and have a proper wall there (while keeping one glass door for easy access to backyard).
We want to properly insulate the room so that we can use it as a bedroom during winters as well. And if possible still can have an access and good view at backyard.
What would be the cost for this project and how long will it take?

2. Old ceiling and batting type insulation already removed.
3. Garage is approximately 11' x 20' and would like at least 5" of foam insulation
4. Removal of asbestos-contaminated vermiculite insulation and replace with foam insulation.
