We have three items that need to be done:
1. Front Foyer - install ceiling tiles over a popcorn ceiling (approx 200 square feet of ceiling), strip wallpaper and paint walls (approx 200 square feet as well).
2. Bedroom - replace a section of wood paneling wall which has water damage.
3. Kitchen - repair a hole made in the wall and on the tile floor due to recent plumbing upgrade.
We recently purchased a home in Grimsby and will be moving into it on July 10th. We are looking to hire a GC to initiate work on the projects I've shown in the word document attached. Of the various projects around the home only the wall removal between the kitchen and dining room (project 1) is priority during the week of July 13th. The rest of the projects depend on your availability and our budget.

2nd level flooring upgrade (hardwood - existing is carpet) for hallway/2x bdrms & masterbdrm + modify existing masterbdrm closet (increase door opening width to accommodate 2 panel barn door)

We are looking for a quote to complete a long list of repairs and renovations to a residential dwelling that was built in the 1930's/1940s. The house is roughly 2200 sq ft and located on a landscaped lot of 52' x 150'. Majority of renovations required include:
- complete kitchen remodelling
- complete bathroom remodelling (2 bathrooms)
- rewiring from 2 prong outlets to current standards (currently has some knob and tube wiring)
- new furnace
- add central air conditioning
- partial basement completion
- new water lines
- moving laundry hook up from upstairs to downstairs
- room addition on 2nd floor above the kitchen (approx. 14' x 12')
- new carpet on stairs and hallway
- new detached garage
- removal of asbestos siding (on one side of house) and replacement with vinyl siding
-new exterior soffits and trim
Adding a mud room in the garage opening into the main foyer. Room size about 5ft x 8ft.
Also, need to widen existing master bedroom closet opening to accomodate double bi-folding door for future closet organizer addition.
Finally, want to replace existing 2nd floor carpet in hallway and bedrooms(3) with new hardwood flooring in hallway & masterbdrm and new carpet in bedrooms 2 & 3.
3 items:
1. remove/dispose 2nd level hallway & 3 bedrooms existing carpet, replace hallway & mstr bdrm with new hardwood floor.
2. extend width of existing single door in mastr bdrm "walk-in" closet to accommodate double bi-fold.
Item 1 is main priority, items 2 & 3 are secondary and under consideration.
3. repaint 2nd level hallway/stairwell & master bdrm

Hi,
I'm trying to do some preliminary research about updating an older home if I were to purchase. I'm a new homeowner (as in relatively new to owning a house and it was a new build-5 yrs old). I'd like to get a general idea of cost and redoing and updating older, possibly up to or more than 50 yrs, homes. There have been houses, about 1200-1900 sq ft, mostly 2 storey, that I've looked at. I'm thinking the floors and cupboards would need to be redone. Wiring checked out, possibly windows and doors updated to energy efficient. Some walls, less than 12 ft, taken down or opened up somehow.
Any suggestions or estimates would be appreciated.
