Supply all labour, materials and equipment necessary for the following construction at a two year old home in Guelph:
1. Install interior partitions in two locations (basement and 3rd floor) including a man-door at each and double closets with bi-fold doors. Includes additonal electrical receptacles and up to 6 potlights total.
2. Removal of cabinetry in basement and relocate to garage. Install new vanity in basement.(supplied by owner) include plumbing.
3. Provide final coat of drywall compound (tape and fill completed already), sand, prime and paint two-car garage.
4. Supply & install two new 1/2 hp garage door openers with external keypad. All electrical in place already.

- Supply and install two new pressure treaded access gates.

Some things about the house have just been subject to neglect over the past 30 years and some things are the result of some shotty renovation work done recently. There's an extra wall that needs removing, flooring work to be done, and a full kitchen and bathroom reno.

Hi! We are looking to renovate the main floor of our townhouse. The main items we are looking to change is the removal of the dividing half walls between living area and kitchen (one wall has a return air duct, the other electrical; unsure if vertical portions are load bearing), new hardwood flooring & baseboards throughout main floor with tiled entryway & powder room, addition of small kitchen island, refinish kitchen cabinets, new countertop, sink and backsplash. There are some additional items that we are considering, but because they are not essentials, it would come down to cost (i.e. recess lighting, built-in media wall, sound-proofing shared walls, crown moulding). A rough estimate and project timeline would be helpful as we have a baby on the way mid-March and are unsure if it's realistic to get this done (or mostly done) before then. We are looking at buying a small bungalow that needs a lot of work: ripping out walls and essentially gutting main floor to provide an open concept kitchen and great room, main floor laundry, bathroom reno, walk out (currently none) to back yard, in basement we are looking to add one bedroom and one bathroom, (currently large rec room and large laundry room) we would like to take some contractors in ASAP to quote us on this house before we actually buy it. We have been debating for a long while and overwhelmed by the amount of stuff we would like to do and the enormous task of hiring the right company. We believe this would allow us to stay in our current house and arent sure wether it is worth renovating or if we are bettter of buying a new house guestimates and complexity ideas would be helpful
Just bought a house in guelph, like to do major reno - many upgrades, like adding powder room on main floor, redoing kitchen, laundry and washroom totally, separate entrance, door and windows. We live in a 100 year old brick house and our walls grow black mold on the side of the house where the sun doesnt shine. We can't have anything against these walls without mold growing quickly. We need our master bedroom and bathroom to have the old plaster walls taken down, sealed with vapor barrier and insulation and new drywall put in.
We just bought a century 2.5 storey red brick home in downtown Guelph and are looking to do some renovations - we take possession April 13, and can have it empty until June 1). Put in a 2 piece bath, potentially remove a wall, potential upstairs bathroom/master reno, and finish the attic (including putting in a dormer), replace 4 basement windows. Can discuss options based on estimate, budget has some flexibility.
Retaining wall restructuring
Height 5 feet Lenght 20 feet, Pressured wood.
The retaining wall was build 3 years ago recently a builder destroyed the wall and removed the foundation when digging for a new home. The wall needs to be restructured above and below ground, weeping tile and draining pipe need to be reinstalled it is also possible that another part of the retaining wall needs to be repaired. There is also a chain link fence that needs a 2 new posts and new foundations for 5 other posts.
I would like to have a 3 foot retaining wall built in my back yard. I'm not sure what my options are for brick/stones that can be used to build it, but the wall, it will be about 60 feet long and slope up 10-12 feet on each side. Currently there is fencing on all 3 sides where I would like the wall to be. There is access to the back yard through a 3 foot gate and I can remove a section of fence to open it up to 6 feet if necessary.

House was built in 1948 and has a small mudroom built onto the back of it. This mudroom appears to have been built directly on the ground surface with no foundation or footings. I'm sure you know where I'm going with this but annual freeze/thaw is causing the room to pull away from the house. At the top corners where the vertical room walls join to the house, there is roughly a 1/4" to 1/2" gap where it is pulling away from the house. This is only apparent on the inside; the vinyl siding on the exterior is still intact with no signs of stress.
The floor of the room is on an approximate 1.5 degree downward slope, presumably caused by it sinking into the ground. This is not a new issue; we've lived here for 5-6 years and it's always been like that. The room is approximately 10'x10' with 3 windows and a rear door.
We are looking for a quote to have this room stabilized. We are not looking to have the room torn down and rebuilt and we are also not looking to have the room lifted back to being level. I would like to rebuild the floor so that it's level but would like a contractor to find a creative way to stabilize the room first.
We have a 100 year old red brick home in Guelph that needs a bunch of work. We'd like to start with the bathroom. It is divided into a toilet room and a shower and sink room. We'd like to completely renovate with tile floor (not heated), half tile walls and full tile wall in the tub area, new sink, vanity, and a small storage unit about four feet high for towels, mirror unit. The toilet is new and fancy, so we'll keep that. If we can afford it, we would love a tiny bar sink in the toilet room.
Other reno needs: kitchen reno, front porch reno, and back room addition to connect house to garage with solarium-type room.
