I'm a prospective home buyer looking to renovate the lower level of a back-split house into a legal accessory apartment between March-April. For the bathroom (5'7"x9'), I'm looking to change it from a 3 pc to a 4 pc bathroom by replacing the standing shower with a bathtub, as well as replacing the vinyl floor with ceramic or porcelain tiles. The kitchen will be in a 10'6"x10'6" space on the lower level of a back-split that is 10'6"x25'11" in total. The renovations will include removing outdated wallpaper and stucco from the walls, installing kitchen cabinets on a 10'6" length wall with laminate countertops, installing a stacked washer/dryer, and laying laminate floors.
Additionally, I also require a rough-in for a sink to be placed in the main level kitchen.
Specific skills required include plumbing for installing rough-ins, an electrician for adding on electrical outlets, and a general contractor for the floors and remainder of the kitchen. I've included the drawings and dimensions for the kitchen installation.
A contractor has already done much of the work in gutting and getting the kitchen to the point where cabinets can now be installed but without getting into details here he is too busy to continue/finish the job. Below is a list of what still needs to be done:
Completion of bathroom/hallway & kitchen floors. Install already purchased sink/vanity in bathroom. Install kitchen cabinets, splash tiles, crown molding, microwave/fan, light fixtures etc in kitchen.
We have ordered custom cabinets and we need to prep the kitchen for installation.
We are looking to have new flooring laid (tile), as well as have a bulkhead built around the kitchen top (for cabinets), and a closet in one end. There may also be new wall sheeting installed depending on what is discovered during the demo.
Some minor electrical work will also need to be done.
Demo will be done by us, and timeliness is important.
We are looking to renovate our two bathrooms and kitchen for a more modern look. We have an upstairs bathroom with a standard tub/shower, toilet, and pedestal sink. Potentially looking to incorporate a larger vanity with two sinks in that bathroom, a new shower/tub combination and general upgrades to the tile, etc. The existing space would be more than sufficient for that renovation.
Additionally, we have a smaller bathroom in the basement that has a shower, toilet, and sink that we would like to renovate. We would be looking for a new vanity, shower stall, etc. We want the renovations to be simple, nothing too extreme. Finally, we require an updated kitchen; our cabinets are original to the house and look tired and worn.
We are hoping to start work on these projects ASAP.
