Dry rot and sag in basement beams in early 1900s home on Hamilton Mountain. Three basement beams, each of about 8ft length, need reinforcing with 2x6's. Two of these beams require support with one telepost each. Concrete footings need to be poured for each of these posts. Basement floor is unfinished gravel and bedrock.
The property has been assessed by a P.Eng and a report is available outlining the required work in more detail.
We posted an advert on this site a few months ago, before the engineer assessment.
Thanks for any replies!
My house is a town home with an unfinished basement. I am looking to have a complete project with drywall, electrical, flooring. It is 560 sq feet in size and the home is 6 years old.
I am looking to make this into a family room for kids to play. I am not looking for a bathroom or a fireplace to be added. This is just an open concept floor plan.
I am interested in having someone come in to help come up with a design to finish my fully unfinished basement.
My house in 67 years old. I am looking to have it mostly open concept with a laundry/bathroom combination built with just sink/vanity , toilet & shower with closet or shelves. I need the ceiling to be sound proofed throughout as you can hear everything from upstairs. I would like the basement stairs and walk in to be tiled along with the bathroom. The main area and room carpeted.
Thanks , Nadia
Our home is 85 years old, we would like our basement to be finished well (ie smooth walls, no gaping or sagging of drywall) however we want a basic finish, nothing fancy)
The area to be finished is 270 sq feet exactly.
The image attached: Green "walls" are exterior and will not require framing, insulation, barrier at this time.
Yellow "walls" will require framing, insulation (sound insulation for largest room) and drywall finishing, as well as drywall on the ceiling with appropriate access panels as well as sound insulation.
There will be two set of low cost bi fold doors, and 4 interior basic doors.
The reno will include leveling of basement floor within the yellow walls, basic concrete finishing/polishing/staining of concrete.
Electrical work will be done by electrician who has already been hired.
We would like to find someone who will be open to working out something in terms of reducing the labour costs as my fiancèe will be available everyday to contribute to framing, hanging drywall.
I will be doing all the trim work, priming and painting so please do not include the labour or materials cost for this in the overall estimate.
A estimate on cost per sq foot INCLUDING MATERIALS would be appreciated OR the overall estimate including materials...I will contact those people based on estimate in the future for an on site quote.
I good guesstimate on the time it would take to complete would be great as well!
Thanks a bunch for your time!
The reno will include leveling of basement floor, finishing/polishing/staining of concrete. insulation of the walls, moisture barrier, framing in exsisting toliet that will later become a full bathroom (not requiring that cost included for basement reno) framing and drywalling. Installation of drywall and access panels created.
Electrical work will be done by electrician who has already been hired.
The basement area is 522 sqft HOWEVER getting new furnance and airconditioning unit and approximately 30sq ft will be left unfinished for storage accessed through a door.2 doors will need to be framed and hung, and one glass closet door.
ALSO, please include your good guesstimate of when a project like this could be completed.
We would like to find someone who will be open to working out something in terms of reducing the labour costs as my fiance will be available everyday to contribute to framing, drywalling, taping, mudding, sanding.
I will be doing all the priming and painting so please do not include this in the overall estimate.

Our budget is MAX 5,000$ (as I said we will be adding help, priming and painting, and electrical will already be covered)
So if you are requiring more than this for a small basic finish you need not reply
Thanks a bunch to all you hardworking honest people!
We have a partially finished basement that we would like to finish. Some water came into the basement (north and east sides) during the heavy rains this summer. It didn't cause any damage since the water came into spaces that were not finished , but we would like to ensure that the space is watertight befor it is finished.
The project would involved gutting and redoing an old bathrom, and adding a new tub and shower as well as new flooring (something warm) and fixtures.
We would also like to create a bedroom- about 10 by 11 feet, with flooring and a closet, and add a window to that room. Lights and a finished ceiling would need to be added to the bedroom and a connecting hallway (about 6 feet by 30 feet).
We would like the project to be completed by late spring 2010 or sooner.
We are looking for online estimates and would be prepared to allow prospectors to view the site to get a quote.
Our home was built in 2001 - we would like to finish our un-finished basement. We would like a bedroom of approx 13' by 13'; a bathroom approx 7' by 13' - there is no roughin so the floor needs to be opened for plumbing hook up - the bathroom will have a sink, toilet and shower; a family room of approx 34' by 15'; a couple of areas in the basement for storage, and also another area set up for a fitness area. Storage areas just needs basics, while fitness area should have maybe a rubberized flooring.
In the finished living areas we need flooring to go over the existing concrete flooring, and we would like sound/noise barrier insulation in the ceilings. Our existing basement have insulation currently half way up the walls and we do have some electrical already running through most of the basement areas. In the bedroom there is a small nook where we would like a built in bookshelf, and also maybe some built in shelving/bookcases in the family room area.
I have purchased a house in Hamilton built in 1920, that has an unfinished basement and a separate entrance. the basement will need waterproofing/damp proofing and definitely needs leveling of concrete floor before finishing. The house has a forced air heating system.
I would need a 1-2 bed self contained apartment of about 700 square feet. All Flooring to be laminate except for the bathroom which will be of porcelain tile.
Will need new basement windows x4
I will supply kitchen cabinets and bathroom fixtures for installation.
I will supply the drawing for the floor plan
My name is Jodie and I have a rental property that requires fire separation in the basement. The scope of work will include:
1. framing around the furnace to create a separate room (ceiling will be sprinklered). Note that the framing is partially started.
2. Adding channels to the ceiling and two layers of drywall.
3. Sealing all joints, and any areas where the walls connect to the ceiling.
I have a permit and drawings ready. The city will require inspection before the ceiling is completely closed up to confirm that the work approved via permit is being completed to spec. House is 110 years old, basement is unfinished, has a stone foundation but someone put parging on the walls at some point which is bulging from moisture. This will likely need to be knocked off in the areas where the walls around the furnace is room is being installed.
Likely a quick job for a talented contractor.
I am looking for an experienced contractor that can help support my basement renovation project. I am looking for a quote to frame the basement and finish the drywall taping and mudding. All other work electrcal, plumbing, insulation etc will be performed by other tradesmen.
Please call me to discuss quote and availability. Work needs to be done in December or early January.
9ft joist needs repairing or (probably) replacing. Dry rot is causing mild sag on first-floor. This joist is a significant load-bearer so a temporary replacement may need to be erected while the original is being worked on. Might be a big job...
Will possibly tie in with a longer-term project to finish the basement (dry rot likely caused by moisture in unfinished dug-out basement). Old home on Hamilton Mountain.
Complete townhouse basement reno including new electrical panel and installation of bathroom.
My basement is approximately 432 square feet. The electrical is 100 amp but it is fuses and i would like to change it to breakers. I'm not sure if an upgrade amp would be wise given my pending basement reno. The bathroom will be simple and small. Shower, vanity, toilet. I'm undecided about custom shower or prefab. All depends on cost in the end.
My basement is in fairly good shape. I do need to change a few things to make it function better for us. I need the following completed:
- a wall knocked down to open up two rooms
- a basement window installed in one of the rooms
- basement bathroom expanded into the laundry room and installation of a shower
I have a basement that is 25 x 35 approxmatly. I have only insulation on the walls no framing, need to have all exterior walls done, an interior room about 10 x 15 and ceiling drywall as well. I would say roughly 30 potlights in the basement. No plumbing but electrical plugs and switches as needed. Painting all walls, flooring I want laminate flooring and just standard size baseboards and door casing.
My husband and I are redoing our basement. I am looking for some quotes as to how much it would be to have some of the finishing touches done by a contractor.
Work to be done is :
Install custom shower, sink, toilet, framing of bathroom with pocket door, dry wall and so on.
Dry walling the rest of the basement walls and ceiling. Fixing and replacing existing pot lights. Maybe installing custom storage at the back of the room.
My father is a plumber, he will be doing the rough in for the bathroom shower, there is already existing plumbing for the sink and toilet. (There was a powder room down there)
We are also looking at maybe putting in heated flooring in the bathroom.
We have already gutted the basement, my husband is an HVAC tech so we have replaced the water tank, furnace and ductwork.
Looking for some quotes on the rest. Please contact me on my cell phone. if i don't answer please leave a message.
I'm consideration purchasing a 1950's bunglow in Hamilton that has a finished basement. In one quarter of the basement, there is a storage area with a basic wall (framing and panelling, no electrical or plumbing).
I'm looking to have the storage-area wall removed and have two new walls put in, to construct a corner bedroom. This bedroom would need a door, level floor, electrical outlets (2), closet, cover/box for the electrical panel, ceiling, and ceiling light. I estimate the new bedroom size could be about 10' x 12' or maybe 11' x 14' (don't own the property yet).
I would appreciate receiving estimates and timelines. Licenced contractors who use permits only.
My basement is 740 sqft. I want a master bedroom with an attached bathroom and a walk in closet. And also a small room, laundry and furnance room in one and finally a small main sitting area. Material has to be good not cheap. And the rooms will be used to live, so it has to be winter safe. Meaning warm. Our house is about 30 years old and it is a backsplit. So my house is 4 levels.
Looking for a rough idea to finish a 800 sq. ft. unfinished basement. It would include a 3 pc bathroom (roughed-in), small office, rec room and closed off furnace/storage area that would remain unfinished. House is 6 years old.
Looking for basic finishings, affordable laminate for flooring and tile for bathroom, drywalled ceiling with pot lights, carpet on stairs down. Insulation is half way down now so not sure if should be done to floor, also if we need a sub-floor or not? Not sure again.
The overall goal is to finish the basement with two bedrooms, one bath, common room and utility room.
Its a 60 year old home, 1100sq ft, with upgraded electrical panel, but still some old wiring. I would like to re-wire, at least the upstairs outlets to be grounded.
There is cast iron plumbing that should be inspected, plus other PVC plumbing that needs looked at. Some plumbing is roughed in for basement bath, but more work needs down.
From here, the floor needs leveled, framing, insulation, wiring, HVAC, etc...
Please contact if you're interested in quoting all or part of this project.
We have one room in our basement we are looking to have gutted and refinished. The room is approximately 12 x 20 square feet. We have had some dampness in the room in the past, however have noticed nothing since redoing the roof and eaves last year. When we removed the existing baseboards in the room we discovered a few patches of mold. We are looking to have the room completely redone, with carpeted flooring, new drywalled ceiling and potlights (currently we have a drop ceiling). The window in the room needs to be replaced as well.
