Sofar, the studs are up, some insulation and vapor barrier are installed. New pot lights are installed. A bit of wiring has to be finished. Dry wall has to be installed on ceilings and walls and brought up to the painting stage. I would like a laminate floor installed. Also we need a steel beam and a jack post installed at the bottom of the stairs because the last owners took out a supporting beam. Husband started job but it is taking too long and driving me crazy. My son has to live in this mess.
Dry rot and sag in basement beams in early 1900s home on Hamilton Mountain. Three basement beams, each of about 8ft length, need reinforcing with 2x6's. Two of these beams require support with one telepost each. Concrete footings need to be poured for each of these posts. Basement floor is unfinished gravel and bedrock.
The property has been assessed by a P.Eng and a report is available outlining the required work in more detail.

My house in 67 years old. I am looking to have it mostly open concept with a laundry/bathroom combination built with just sink/vanity , toilet & shower with closet or shelves. I need the ceiling to be sound proofed throughout as you can hear everything from upstairs. I would like the basement stairs and walk in to be tiled along with the bathroom. The main area and room carpeted.

Our home is 85 years old, we would like our basement to be finished well (ie smooth walls, no gaping or sagging of drywall) however we want a basic finish, nothing fancy)
The area to be finished is 270 sq feet exactly.
The image attached: Green "walls" are exterior and will not require framing, insulation,barrier at this time.
Yellow "walls" will require framing, insulation (sound insulation for largest room) and drywall finishing, as well as drywall on the ceiling with appropriate access panels as well as sound insulation.
There will be two set of low cost bi fold doors, and 4 interior basic doors.
The reno will include leveling of basement floor within the yellow walls, basic concrete finishing/polishing/staining of concrete.
Electrical work will be done by electrician who has already been hired.
We would like to find someone who will be open to working out something in terms of reducing the labour costs as my fiancèe will be available everyday to contribute to framing, hanging drywall.
I will be doing all the trim work, priming and painting so please do not include the labour or materials cost for this in the overall estimate.

Installation of drywall and access panels created.

The basement area is 522 sqft HOWEVER getting new furnance and airconditioning unit and approximately 30sq ft will be left unfinished for storage accessed through a door.2 doors will need to be framed and hung, and one glass closet door.
ALSO, please include your good guesstimate of when a project like this could be completed.

We have a partially finished basement that we would like to finish. Some water came into the basement (north and east sides) during the heavy rains this summer. It didn't cause any damage since the water came into spaces that were not finished , but we would like to ensure that the space is watertight befor it is finished.
The project would involved gutting and redoing an old bathrom, and adding a new tub and shower as well as new flooring (something warm) and fixtures.
We would also like to create a bedroom- about 10 by 11 feet, with flooring and a closet, and add a window to that room. Lights and a finished ceiling would need to be added to the bedroom and a connecting hallway (about 6 feet by 30 feet).
We would like the project to be completed by late spring 2010 or sooner.
We are looking for online estimates and would be prepared to allow prospectors to view the site to get a quote.

Our home was built in 2001 - we would like to finish our un-finished basement. We would like a bedroom of approx 13' by 13'; a bathroom approx 7' by 13' - there is no roughin so the floor needs to be opened for plumbing hook up - the bathroom will have a sink, toilet and shower; a family room of approx 34' by 15'; a couple of areas in the basement for storage, and also another area set up for a fitness area. Storage areas just needs basics, while fitness area should have maybe a rubberized flooring.
In the finished living areas we need flooring to go over the existing concrete flooring, and we would like sound/noise barrier insulation in the ceilings. Our existing basement have insulation currently half way up the walls and we do have some electrical already running through most of the basement areas. In the bedroom there is a small nook where we would like a built in bookshelf, and also maybe some built in shelving/bookcases in the family room area.

My name is Jodie and I have a rental property that requires fire separation in the basement. The scope of work will include:
1. framing around the furnace to create a separate room (ceiling will be sprinklered). Note that the framing is partially started.
2. Adding channels to the ceiling and two layers of drywall.
3. Sealing all joints, and any areas where the walls connect to the ceiling.
I have a permit and drawings ready. The city will require inspection before the ceiling is completely closed up to confirm that the work approved via permit is being completed to spec. House is 110 years old, basement is unfinished, has a stone foundation but someone put parging on the walls at some point which is bulging from moisture. This will likely need to be knocked off in the areas where the walls around the furnace is room is being installed.
Likely a quick job for a talented contractor.

9ft joist needs repairing or (probably) replacing. Dry rot is causing mild sag on first-floor. This joist is a significant load-bearer so a temporary replacement may need to be erected while the original is being worked on. Might be a big job...
Will possibly tie in with a longer-term project to finish the basement (dry rot likely caused by moisture in unfinished dug-out basement). Old home on Hamilton Mountain.
Right now we have a 70's rec room, 3 pc bath, wet bar area. Ceilings are good height.
We have some windows but may need more. Heating is a boiler which means baseboard heating (which may have to be moved). There is also a separate walkout.
