Hello, I would like to have an estimate done on some work that is required on my home.
The estimate needs to be done as soon as possible as it is needed by my insurance adjuster.
Please let me know the earliest date and time you are available to provide an estimate.
Thanks in advance,
Ravi
I am looking to remove a small bar attached to the wall, and add a room in the common area of our basement, it is finished but we need a room built and possibly a couple of doors moved to accommodate the new room.
Don't really know what can and can't be done at this point, need some ideas and estimates and plans on what can be done.
In our home, downstairs, we have a 2 bedroom finished basement that we are now looking to rent out; however, before we can do that, there are some heating and water issues with the rental space we would like to have repaired. We are seeking some knowledgeable that can converse with us about options to get the space ready as soon as possible.
There is much downstairs that is fine (albeit needs some maintainance and minor repair work). Outside the property there are a few areas that are contributing to the issues in basement. We would like to include these repairs in basement repair/renovation.
We are seeking an affordable option (financing).
Hi there,
We are doing a basement renovation to a basement which is 6-700sq feet. It is partially finished and we are looking for someone to complete the following:
1) Demolition (carpet removed, existing wall paneling and ceiling tiles removed, and built in cupboards removed).
2) Framing and insulating the walls and ceiling (exterior walls on the interior of the house), and framing the walls for two bedrooms and a bathroom.
3) Possibly drywalling all these walls.
Can you please give me the following:
1) A quote for the work without drywalling.
2) A quote for the work including drywalling.
3) An estimation on how long this will take (minimum time and maximum).
We take possession of the home on the 29th of June. We will be submitting drawings for permits on the 30th (and are working with a professional to do this). We hope to begin the work immediately once we get the permit (hopefully by July 10th). Please let me know if you would be able to accommodate this timeline.
Thank you,
Jen
Hello there,
I just bought a house and while half of the basement is completely finished, the other half that has our washer/dryer and furnace is not. We would like to get this space finished so that we can be comfortable doing laundry and possibly turn the space into a mini gym. Right now, the floors and walls are concrete, this space will need to be framed, insulated, and dry walled. Some of the water pipes will need to be moved to accommodate the washer. This would also entail closing off the furnace with an access door to the furnace and some storage under the stairs.
Please email me with details and potential times you could view the property.
Gut existing construction. Move existing plumbing to a new location. Use Dri Core or Thermal Dry to build sub floor. Use Dri Core Smartwalls to build basement/starway walls. Build new bathroom, rec room, bedroom and ceiling. Instal pot lights. Soundproof ceiling and instal new duct work to create floor level heat vents. Examine cold room and instal new door and insulate area. Build shelving/closet space.
Basement: about 840sq ft, no insulation on walls & floor, about 50 yrs old hse, no water leaking problem, wants to have 4 single rooms, a shower with toilet, a small kitchen, a laundry area & a small storage area, partly knot & tube wiring existed
Windows: to replace 6 windows in the basement and 15 windows for other parts of the house
Approximately 480 sq.feet of rectangular basement area needs to be finished. Currently, this is a rectangular area that has framing, insulation and vapor barrier in place (all that would need to be replaced with new materials and walls re-insulated), which would need to be divided in two rooms with one partition wall dividing the current area in the middle and another wall half way across the existing room, parallel to the existing wall to create a hallway to the farther of the resulting rooms, with a door to the closest room (two doors need to be installed in total in that area).
Additionally, an area of about 500 more sq. feet would need to be turned into:
- Extra bathroom (there is existing plumbing in the basement)
- Kitchenette
- Laundry room
- Extra bedroom
Tiles would need to be installed on the floor in the kitchenette and laundry area, laminate everywhere else. There is definitely some electrical work to be done.
Also, on the main floor, an open area would have to be closed off with walls (currently just has an opening about the size of a doorway and half a wall against the stairs going to the second floor on one side that needs to be turned into a full wall and a door; and no wall on the other side that needs to be made into a full wall).
Everything would have to be done with proper permits, by insured and bonded contractors. The sooner - the better. Really hoping for a start time in the next week or so.
Here is a simple breakdown of the work in question. I can send over a inspection form of the details Approx 5 rooms with common area living/kitchen area see pictures.
The following is on our list of things to be addressed at the house.
1.Backsplash installation (this will be optional depending on the final quote)
2.Caulking, wall repair and Paint Preparation
3.Basic door replacement (install new door on existing jamb using
existing hardware)
4.Paint and Primer the whole basement
- apply shellac based sealer where necessary
- apply primer where necessary
- paint all trim (semi gloss white)
- paint all ceilings (flat white)
- paint all walls (colours to be decided by tenants and owner)
5.Replace baseboard in bedroom
6.Exterior Prime/paint front door and surrounding panels (colour to be determined by owner)
7.Potlight installation throughout the basement and 3 in soffit approx.total 20-30
8.Install motion sensor on existing rear entry lamp, install new motion sensor double flood light at side of house, tie into existing rear entrylight.
We hired a company to complete our partially finished basement and add a 3pc bathroom in December, and after stringing us along and taking our money, they have walked away from the job. The workmanship of what they did complete is suspect, and although we can live with the less than perfect drywal/taping job, we need to remove drywall from the lower half of 2 exterior walls as there was no insulation put in-even though it was requested by us. We need someone to inspect and tidy up the electrical that was done-the outlets are hanging loose in the wall, a hanging wire, no light in furnace and storage room, 3 light fixtures to be installed as well. The bathroom will need to be torn out and completely redone. (drywall, plumbing, tile, shower, light/vent, floor) Not sure if the plumbing for the fixtures is vented properly. Basement is approx 600 sq ft. We are looking to get a written estimate of what it will take to put this right and finish the job- are you interested in putting in a quote for us?
We have a main area with laundry but we would like to add a bathroom and close off the laundry room. We would also like to add a wet bar. THere is an area we would like to close off and add shelves for storage. The remaining space would be entertainment area. We would love built in shelving on either side of a TV mounted. We also have another room which is partially finished where we would like to completely finish for a spare bedroom/craftroom.
Hello,
I am looking to reno my basement into rental units. Currently it is partially finished, size is around 1100 sqft with 2 direct entrances. looking to convert into 2 units with bathroom and kitchen each.
Property location is in Hamilton.
Please let me know if interested so we can set up a time to meet at the property.
thank you,
Ryan
I am a property owner in Hamilton looking to renovate my unfinished basement to a 1 bedroom basement apartment.
There is currently a separate entrance, plumbing (stand alone toilet) and good ceiling height for a basement apartment.
I am happy to help source second hand fixtures for the kitchen and bathroom. I would like the reno to be of good finish but not luxury finishes. Approx sq footage is 850 sq ft.
We would like to start construction May 14, 2016. Please provide time and budget estimates.
We are homeowners planning to renovate our semi-finished basement (home build circa 1942). There are two unfinished rooms (see engineer's drawings - one is in the back (proposed office/guest room) and one is in the front (proposed recreation/play room)). The walls in the back room have shifted considerably and we had an engineer assess and provide drawings for reinforcing the walls. The plans also include removing a wall (and placing a beam), adding a window to the front, and enlarging the window in the back. We will also need heating (to tie in to the existing hot-water heating), lighting, and finishing. Please see the attached drawings. Thank you for considering!
Basement is already framed, electrical complete. Bathroom has rough ins. Looking for basement to be finished. One bathroom, laundry room, storage, furnace room and open concept the rest. Small budget so looking for basic low cost completion. (nothing fancy or custom). Approx. 800 sq ft.
We need some sprucing up done to our in-law suite. The #1 thing is getting the old carpet out and new flooring put in. Here are the details:
1) Remove carpet.
2) Install new flooring (vinyl, laminate, not decided yet).
3) Removing any unneeded columns or at least reducing their size.
4) Create a shelving solution(s)
5) Extend kitchen area by laying down more kitchen tile.
6) Replace bathroom door.
7) Installation of small-sized washer and dryer.
The approximate area is 1700 square feet. Owners. Interested in a straightforward and speedy job that's quality and headache-free.
Basement has old wood paneling and moisture causing mold, floors are just painted but also show mold in spots, ceiling needed. Some reno to washroom.
Budget very tight, senior on fixed income. I'm not available until after July 25/16 so please email me after that date.
Thank you.
I am looking for the following:
Basement
- drywall and flooring
- repair of previous damage
Kitchen
- installation of a backsplash
Outside
- driveway (concrete or interlock)
- general repairs outside
We will have work in the future, as it is an older home but these are the top 3 priorities right now.
Hi, I would like to turn my basement into a legal basement.
With my amateur assessment, the job includes following
0. getting drawing/permits done
1. adding a side entrance to basement (involves digging)
2. adding a dry wall and knocking down a few dry walls.
3. adding a small kitchen/kitchenette
4. moving washer dryer from basement to upstairs/garage
5. other things that come with it like electricals/drains etc
The area i'd say is about 800 sq. ft.
I'm willing to send more photos if required. I did a couple of drawings on how it is right now and how i would like to have it but I probably overshot/undershot something. After 3rd attempt at drawing though, i feel like that's all i could do.
I'd also like to thank you for taking a look. I've put timing as flexible but realistically i'd like to get this completed at least a few weeks before the snow hits.
I am looking to hire a contractor to frame my basement. This will be 2x4 framing around the parimeter of approximately 1500 sqft and the framing of the roughed in 3piece bathroom. The house is 2+ years old. Also looking for additional advice/assistance on how to prep the basement to avoid moisture and mold either through vapour barrier, new materials, seals etc.
