I need a garage built. 16'w x 26'l. the ground would need to be escavated as there is a hill at the back of ther yard and a weeping bed would also be required for water drainage. A concrete pad possibly a retaining wall. The garage would have a metal man door and an insulated steel door 9x7. I would like it to be wood framed ontop of a course of 8" cement block. 25 year shingles and vinyl siding. 12" over hang to eves edge. Easy access to build.

Slab must be insulated underneath with minimum 2" rigid or spray foam insulation.
Slab must be insulated above and below grade along exterior perimeter with 1.5" rigid insulation.
Slab must have 3.5" wide by 8" high curbs along all perimeter walls with bottom plate anchors and cutouts for 2 x 9' garage doors, and 2 x 3' swing doors.
Frame 9' 2x4 walls @ 16" o.c. covered by 1.5" rigid foam (aligned with slab rigid foam board) and exterior siding.

I have a very large older 2 story concrete block garage. The roof is caving and bowing the walls. The garage has 120 amp service and a wood stove, I believe it needs to come down and another rebuilt. Im not sure where to start or with which type of contractor. I am open to suggestions on which type of garage would best suit my needs and with what type of materials. Ideally, I would like another two story concrete block garage built but am not set on that plan. This is a project i would like to start asap.
