We are preparing our home to put it on the market and have a few projects that must be completed prior to listing our home. We prefer to have one contractor company complete all 4 projects, however, we are very open to separating the projects to specialized contractors if necessary. We are looking to get these started asap and completed before July 23.
Project #1: We have a plumbing repair that needs to be completed in the upstairs shower - there was a leak and we attempted to repair it ourselves, however, we should have just called a plumber! We opened the wall to expose the pipes to the shower. We replaced the pipes and added new fixtures. It appears this may need to be re-done.
Project #2: We have beautiful original hardwood floors throughout the main level and going upstairs that need to be re-finished (sanded and coated). There is approximately 500 square feet plus 15 stairs.
Project #3: Shortly after purchasing the home we found a hidden treasure on the exterior back wall - the previous owner replaced a large window with a small window and filled the 4' x 4' area with brick and it desperately needs to be re-done.
Project #4: We need to have our eavestrough downspouts re-routed away from the house. There are a few missing pieces which need to be replaced and the flashing around the window also needs to be replaced.

We are interested in receiving quotes for a single room addition on the back of our heritage home that backs on to Dundurn park. There is currently a small mud room that would have to be removed and replaced. Approximate size of the addition would be 18x20 but could be potentially bigger. Because of close proximity of homes to property lines on this heritage street, permits would obviously be required to build along the existing house line.
A few references for inspiration. Doesn't need to have vaulted ceiling, likely one directional slope would be more appropriate as per the firstclick here are also interested in renovating our existing main bathroom - combining the space with an adjacent small bedroom to make a larger grand bathroom. Budget listed bellow is not part of the project and would be additional, however we are interested in exploring cost, timing, etc with a single contractor.

My elderly parents wanted to renovate the living room, front enterance and stairs to the basement. The first contractor started the job and then ran away with the 15k of money. We bought an older home and are trying to make decisions about its renovation. There are a number of individual projects that need to be done, however what would it cost for a complete renovation including removing walls to open the main floor and remodel the kitchen, raising the roof on the second floor to increase the floor space and add a guest bathroom. Moving stairs to minimize the space they take to the second floor and stairs to the basement. How much of the basement can be renovated for the budget. The house is around 2000 sq ft, we're looking to use quality finishes but have no need to go overboard. Although handy, this project needs skills I only appreciate on TV. We are the property owners. The project may be in phases. The alternative is smaller projects such as bathrooms renovated, kitchen remodel, unify main floor covering, window replacement.

We recently purchased a new home in West Hamilton (age is unknown but I would guess it's probably 50 or more years old) and are looking for someone to complete the following work and are hoping to begin the project in late may to early June:
Room reconfiguration throughout the house
Complete kitchen in a different area of the house (currently, the house really only has a sink and not a full kitchen) that will incorporate an existing fireplace
small foundation and Chimney repair
Basement refinish (to include a kitchenette and the creation of 2 bedrooms)

Were looking for someone to complete our renovation. Our laundry room was started but not complete. We need a drywall master and plaster. Also need plaster master to finish a bit in each room in our house. We also need a tile repair in our new kitchen, the tiles were laid wrong and have loose and uneven tiles. I need someone who can came daily until everything is done.
I would like to share a list of items we were planning to have done in the 4 level back split house, so your estimate will for that work. Your additional suggestions are welcome, especially if they increase a value of the place at a reasonable cost.

11) New storm door from kitchen to side yard. Note: It is crooked and cannot lock it.
12) New kitchen counter Note: the kitchen cabinets and counter were done in the last
renovation 5 years ago. Do not need new cabinets but maybe a small adjustment to better fit the new fridge which was bought later. One side of counter was damaged since is was used as a cutting board. Probably need to replace two sides to make it look nice unless could find the exact counter top material.
13) Fix the front porch railing so it is safe to lean on
Note: It is a short railing on the left side of the house when facing it.
