I recently purchased a 1915-built home in West Hamilton (Dundurn/Aberdeen area). The home was very well staged, and my home inspector missed a lot- as a result, the house is a lot less turnkey than I had imagined.
There are obvious fixes required- deck demolishment (and rebuilding) soffit/eavestrough repair/replacement, plaster repairs to walls and ceilings as well as a room or two that will need to be completely drywalled, plumbing repairs, etc. I suspect that there is a lot of other fixes required that are less obvious as well. The home has managed to keep a number of original fixtures/trim features that I am hoping to maintain, rather than replace; however, I don't think it is anything extraordinary beyond what is found in this area or older homes in Hamilton.
I would love to bring in someone to get a sense of all the work that actually needs to be done, as well as a quote on overseeing and executing all of the renovations required with the goal to start within the next month or so.

We are now accepting quotes to repair our home, less than 5 years old. Repairs range from, removing basement floor slab, removing ceramic tiles and adding additional underlayment, to raising the front of the house to meet grade requirements.
The house is located in Hamilton on the east mountain.

I am requesting two quotes for my small 1 bedroom bungalow on Hamilton Mountain (East 18th Street)
1) to completely redo the main floor (the recent "ex" gutted the place and now I need a remodel/layout done.
Windows and doors and tankless hot water tank are brand new, as well as the fuse panel and furnace (within 5 yrs of me living here)
2) possibly raising the roof and putting stairs up to the attic and possibly a bedroom and bathroom to make it liveable.
I only have a crawl space.

We already have a bathroom, living room, some storage, approx. 850 sq ft. Ceilings approx.7 ft high. Everything is from the sixties. We've had no problems with flooding. We have several windows but may need more. Laundry hookup is there. We have an average budget. We could also help with dry walling. My husband has done electricity many times and will be able to manage that. We plan to keep our new toilet but need tub (with shower) and vanity.We have ceilings but would prefer to drywall. There is also and old bar with a sink (possibly kitchen hook up ).
Needed: plans, ceiling, floor, windows, kitchen, laundry, storage and 1-2 bedrooms. I have made up plan ideas but need a professional opinion.
Though we would like to keep a reasonable budget if possible professionalism is important.
We have an outdated kitchen and a non-winterized back room ("florida room") attached to the kitchen and dining room. Our house is about 85 yrs old. We would like to open up the space between the kitchen, adjacent dining room and also the back room. The goal is to increase the living space on the main floor around the kitchen and also to improve flow and communication in this area.
We have estimated that the kitchen portion of the renovation would probably cost less than $25,000 but the changes/rebuilding of the addition at the back will cost significantly more, between $80,000-100,000.
This would also involve replacing the foundations underneath the backroom, which is on cinderblocks.
We currently have an oak railing with spindles separating our living room and dining room. We are looking to have this removed and replaced with glass/plexiglass. The railing is approximately 10-11 linear feet with no 90 degree angles. See pictures attached. See pictures attached. Back in March of 2022, we had a major windstorm in southern Ontario, that caused me to lose a fair number of shingles and water leaked into my home through the upstairs bathroom fan/ceiling. I filed a claim through my insurance. We had so many issues with this general contractor (hired by the insurance) during the estimate process phase, where they missed major chunk of scope, etc. to the point that my insurance decided to drop them and advised me to reach out to another general contractor to get another quote and re-submit for approval.
I was hoping that you folks would be able to provide me with a cost estimate for all the interior damages only. I have uploaded a photo report with my notes. These photos & thermal images were taken during the initial inspection, back in March/2022.
What I’m looking for is a detailed estimate for the work required here. As I'm obligated to submit an estimate to my insurance as soon as possible to get approval on the funds. Actual commencement of the work can be done at a later date.

We have two homes we need work done on.
#1) We have a kitchen island we need relocated, no big deal except the basement is fully finished so the ceilings need to come out to redo the plumming and electrical. Our home is only 4 years old, basement was fully finished at the time of building the home.
#2) We have a 21/2 storey rental property that we need some siding and eavesthroughs replaced and repaired on, along with a couple of windows that need to be replaced. The section we need the siding installed on is currently covered with shingles and we want to go with vinyl.
We would like to have projects completed ASAP.
We are looking to open up the wall that divides our kitchen and living room with an open window pass.
We would also like to move a door frame in the kitchen over about a foot and half in the kitchen so we can move the refrigerator to another wall.

Kitchen and bath floors and ceiling are at a bad angle as well walls are crooked.
The house sank but has been recently underpinned leaving the floors and most else crooked.
They will need to be leveled and squared as part of this project.
New Kitchen completely and bath too and enlarged.
Alternatively, depending on costs I am also looking at a complete re-deisgn of the upper floor to open concept designs to include the kitchen and bath as part of the concept.

We own a 100+ year old home in South West Hamilton that we wish to convert to a single family rental property. Some work has already been performed on the first floor several years ago and needs refreshing. The house is largely original and we want to retain as much of the quality as possible but update the infrastruture to modern standards. We want to do the renovations in 2 stages. The first stage involves "refreshing" the first floor and totally re-coniguring the 2nd floor to include 3 bedrooms and 2 bathrooms.
On the first floor: Refinishing original floors. "Refresh" the kitchen by installing new kitchen cabinets , fixtures, vent hood (to exterior), and appliances - all materials for kitchen to be supplied by owner. Possibly replace 2 gas fireplaces with new. Possibly replace some window trim.
One the second floor: Totally re-configure existing 2nd floor layout. Need master bedroom with walk-in closet and ensuite bathroom. Two additional bedrooms. Add a second bathroom. Replace existing hardwood floors. Addition of insulation in all exterior walls. Possible replacement of existing gas fireplace. Totally re-wire 2nd floor and remove existing knob-and-tube wiring replacing all receptacles and switches. Replace heat exchanger on 3rd floor for heating / cooling. Drywall and maybe paint. 50 year old house that has original everything. I want to remove walls and put in a whole new kitchen with maple cabinets, granite countertop, a small desk, new flooring and backsplash. Tiles will extend the entire main floor and I would like to replace the original hardwood flooring in the family room.

We are the owners of a home in East hamilton, we want good quality materials, not necessarily top of the line, but reliable.
In the back of our existing Garage we need a very small Laundry room installed It would be only about 6 feet wide and 10 feet or so long. We need Electrical (run from outside) plumbing, dry wall, door frame, etc.
We need a small bulkhead built in our basement
We need flashing repairs and additional insulation in our attic space

I would like to have a laundry room/utility room built in my partially finished basement.
The existing space is tiny! - approximately 10' W x 5' D x 5' 9" H. It presently houses the furnace, a floor drain, a free-standing shower stall, a stacked washer/dryer pair, and the hot-water tank. It also has an ventilation fan insert, and overhead light in the center of the ceiling.
In order to enlarge the space, the existing drywall-over-wood-frame, non-load-bearing wall (with door opening) would have to be taken down, and a new one erected - pushing approximately 4 feet into the adjoining space.
(ie. The final room dimensions would become 10' W x 9' D x 5'9" H)
Abutting the new wall, a small area of sub-floor over the uneven concrete would need to be created - upon which upper and lower storage cabinets and a counter (less than 5 linear feet) could be installed. Wiring to an electrical outlet above the counter would need to be run, and some type of floor covering would need to be laid on any remaining, exposed sub-floor surface.
The existing shower stall (tile over concrete base) would need to be removed, and where it stood, a laundry tub (preferably one mounted "in cabinet)" installed.
I have a renovated old Victorian in Hamilton. However, the outside door on the 3rd floor to the deck leaks on heavy downpours. Water enters between the floor and the wood the door tread sits on. Unsure how water gets in. Roof membrane seems completely intact. Suspect the roof is not sloped correctly but not sure of this is a contributing factor. Will probably need the door removed to inspect how the water is entering the house.
