Our bungalow was originally built in 1958 & moved to its present location. Our living room used to be a 2 car garage & at some time the prior owners converted it into a living room, approx 20' x 35'. They built a large flagstone fireplace in the corner of the east rear wall & north side wall.
We would like to raise the roof of this room to match the height of the other side of the house. The interior ceiling would be wood beam construction & on the exterior we would like to extend the roof out over the front & rear porches, I guess almost like a ranch type building.
Due to the deterioration of two of the exterior block walls, we would like to have the new roof installed on new exterior walls, as we don't want to have to take down the room entirely.
At the very least, we would like a contractor do the majority of the heavy work ie building the new exterior walls on sono tubes, to extend the roof height, remove & install the new roof, a new sliding door & possibly some new windows.

I live in a 75-year-old 3-bedroom, 1-bathroom home with my husband and two small children. Our home has essentially had no upgrades in its lifetime (save for the wiring, lead pipes, and roof). I’m a bit overwhelmed by the number of things that need to get done, but as my husband and I are both extremely busy with work and two kids under 5, things have simply piled up! Going over everything, our most pressing issues (and what we would want an estimate for) are:
- New powder room on main floor
- Completely redo small bathroom on second floor (shower/tub)
Once these are done and depending on our available budget, we will be looking to:
- Remove ridiculous fake mantle (there is no fireplace! not even an electric one) from living room
- Upgrade lighting on main floor
- Redo the kitchen
- Replace all our windows
- Refinish hardwood floors on first and second floor
- Finish the basement (includes upgrading laundry space, adding playroom, and putting in new bathroom… our basement is also very damp and will likely need to be waterproofed)

Main floor closet measuring approx 7x3 feet is currently not very functional. Would like to convert the space into 2 storage spaces. I'm looking for quote for contracting to be done on a recently purchased bungalow before we move in. There are a few cosmetic renovations we would like done as well as work addressing issues found during an inspection.
(1) A closet sized washroom (toilet, sink) was added to a bedroom and we want the it all gone: sink, toilet, drywall removed and the bedroom patched.
(2) Remove mirror covering wall from bedroom and refinish wall
(3) Capping of the weeping system and directing drainage from downspout's away from house foundation wall
(4) Extend gutters away from foundation wall
(5) Fix exterior stucco too close to grade

Hello, I have some deteriorating mortar joints around my home in the sherman & cumberland area. Most of it the joints just need to be filled as it's starting to crumble away. I do have a few loose bricks. The main issue is the east side of my home where there are some quite large spaces and water is starting to come in. The house is around 90 years old.
I would like a seperate quote for my porch. I have cast concrete pillars that are loose and I would like to save if possible. At the moment they are unsafe and will fall over is someone leans against them. They need to be reset in a more permanent fashion.
I want to move a wall (not load bearing), in my basement to expand an existing room. Basically there is a wall between 2 existing rooms, I just want that wall moved 4 ft to expand one room and shorten the other. This an interior wall, with an electrical outlet on it and measures approximately 12 ft across and 7 ft high. This job will entail taking down the existing wall, framing, insulating (for sound purposes) and drywalling the new wall on both sides.
The wall that is to be taken down is drywall on one side and panelling on the other side.

I had a new furnace installed in my house, it is an outdoor furnace. When they installed the furnace they blocked my crawl space access with the duct work. I have a double brick home in west hamilton. I have removed a window and want the opening enlarged (cut) so that I can put in a door. There is a stone sill that needs to be cut or removed at the bottom of the window opening as well as bricks that need cutting. I am on a tight timeline for this project and need the work done ASAP. We have a 1.5 story brick home and attached flat roof garage built around 1945. The garage is approximately 10 x 16'. The roof is in need of replacement. The roof is supported with a center beam running across the width with 2 x 8 joists running from the front to the back. There is a steel ledger above the garage door. The roof joists in the front section need replacing along with new plywood, the rear portion of the roof is structurally sound and only needs the old roof material removed.
The brick work on the garage also is in need of repair. All the brick from the top of the gargage door and up, which I am guessing is about 10 courses needs to be torn down. Along the side of the garage (one side) about 6 courses need to be removed. I am considering the following options. Rebuild using brick which can be slavaged to repair front of the garage. New brick for the side. Or, rebuild top front face and top side face and stucco. Would like to have that old world look, stucco with dark wood frame members showing. I think this would be preferred.
Third project is remove existing concrete driveway which is about 16 x 10 currently. Extend the driveway 3 feet in width to make room for two cars. Remove existing stairs to the front door and rotate them from the side of the concrete front porch to the front of the porch, and pour a concrete arc or quater cirlce connecting the drive way to the new walk way to the stairs which have been repositioned. The stairs are also concrete, but they are individual steps.
