We are looking to meet to discuss an addition we plan on adding to our home as well as the removal of a center support wall and installation of a beam.
The addition would be at the back of the home and be two stories high, therefore, require a change to the two current upstairs bedrooms existing and adding an additional bedroom.
I am attempting to add 20x25 on the the back of my house with a dug out basement..I have gone through the quote process and now have a good range of what the job should cost.
I am not trying to find some reputable, that isn't going to tell me drawing for my project will be 5000$!!
I know what most aspects of the job should cost me. Drawing have been quoted by a reputable company @2700HST incl. Every Penny in this project counts to me. I am looking for high quality, at the appropriate price.
I am looking for a great room home addition on the back of my home.
I would like to remodel kitchen/dining area with addition and would like vaulted ceilings in the great room.
Would also like a mud/entry/laundry room as part of addition.
Thinking of roughly a 600-700 sqft addition.
My home is located in downtown Hamilton. It was build in 1890 and has had two additions built to it since that time. The "newest" addition is likely 30 year old and in need of removal and rebuild.
The existing addition is 13 feet wide and 11 feet long. The room has a set of stairs which lead to the basement. The addition itself does not have a basement and it appears to have been built on a cinder block foundation.
I would like to have a new room build that is larger, 20 feet by 13. The room still needs to have the existing set of stairs to the basement incorporated into the design. There would need to be one glass sliding doors to the rear.
The project would be available ASAP and I would require a quote and Scope of Work for the project.
I have a dental office in Hamilton. It is a detached home with very good room to extend the building at the rear.
I want to extend so that I have enough room in the office for at least 3 dental operatives, X-Ray machines etc.
I am looking to get it done in less than a year and need someone to advise me on same immediately as I know it takes time to get approval and permits from the City.
Addition of one room with basement to the back of the house
About 18 x 20 ft
Two windows or one large window.
One Patio double door going out to the patio.
Heating/cooling vents attached to the main venting of the house.
2-3 switches and plug points.
We were looking at an estimated ball park figure.
Home is in the West of Hamilton.
Permits and permissions and inspections will also have to be done.
Build extension to the back of the home on an L shaped house in west Hamilton. 18 x 18. Open it to main house from kitchen. Build a same sized basement below it and open that to existing basement. One wall of large windows with patio/sliding door. One wall red brick with a window. Other two walls shared with the house. drywalled and painted inside. Switches to be added with plug points. Venting to be added and connected to main ducts. Flooring could be either tile or laminate or engineered hardwood. Use of room is office/ family room.
Project needs to be designed and permits need to be approved by city of Hamilton.
Would like approximate quote as well as amount of time needed to complete the work.
Design and Construct an Additional room of about 18 x 18 sq ft with basement to the back of our house leading out from the kitchen to be used as an office.
Quote should include windows and a door to the backyard
The room should be connected to the main house venting system and electricity.
No water pipes or bathroom needed.
All permissions, inspections and permits need to be included in the quote.
Thanks
We are planning a main floor addition to our century home 1 1/2 story cottage. Approximately 400 sq feet, no plumbing, no basement, with a walkout porch. The area will consist of a mudroom and a family room. We have architects drawings already, and are now getting ready to build. We're looking for a reasonable contractor who will discuss possible finishing options with us.
I live in Hamilton (the Mountain) and would like to open a side door (which is at the same level of the house, no deep excavation needed as far as I can see) to have an independent access to the basement (unfinished), as well I can assume it is a non load bearing brick wall that needs to be worked but prefer your opinion.
My house is 6 years old and I see similar houses in my block with a side entrance, until now I only know that I need a permit, but I would like to ask a professional to see the overall process until the installation.
Thanks,
Hugo
We live in an old, semi-detached, one and half storey home in Hamilton. We’re looking to extend the current extension on the house and enlarge the second storey. Because the house is about 100 years old, experience working on old homes would be necessary – there aren’t many right angles here! We’re expecting the second floor will need to be gutted and started fresh.
The first floor is about 800 sq ft, and the second floor is about 350 sq ft. We’re looking to extend both out further to the backyard. Sketches of what we're planning have been attached.
We don’t currently have draft plans, but are looking into acquiring some. If your company is able to provide this service, we’d be interested in a quote for this work too.
We’re flexible with the timing, but are hoping for spring 2023 start date. We're ideally looking to for a contractor to build the structure, out to the drywall, at which point we can do the finishing details.
Please reach out with any questions you might have!
I am a home owner looking to add an overhang addition that will be attached to my home in my backyard. I would like it to look like the existing roof does so it looks like it was part of the house when it was built. This is going to cover an existing patio where we currently have an aluminum type gazebo. Looking to get reliable contractor to quote and do the work. I would like to have this completed spring 2018 so we can enjoy it of next summer.
Shingles to match house on top of overhang and either aluminum covering or stucco on underside.
Approximately 14W x 15'D
Budget permitting - Possibly may add a gas fireplace on the fence side of patio to enhance sitting area
- Demolition and removal of existing 1 sty. frame addition on 75 year old 2.5 storey home near McMaster University
- Construction of new 1 storey (no basement) kitchen and living space (total approx. 250 sq. ft)
- Half foundation/footings required
- No relocation of existing plumbing required
- Four windows and door to rear yard required
- Vinyl siding exterior
- Level site with easy access
- House will be vacant from May - August
We're looking for a general contractor estimate for 5 major projects:
- Second level addition for two bedrooms.
- Basement finishing - bedroom, family room, adding a second bathroom and finishing laundry and storage area.
- opening up kitchen, living room area (removing two walls - if possible).
- creating back door access and deck in back yard
- adding a porch area to front of house.
Our home is a small 2 bedroom house on Dalewood ave. I don't know the square footage. There have been no prior renovations that we're aware of. The house is was built in the 1950s I think? We were hoping to stay in the area rather than sell so we're looking to upgrade and add up on our house. To be honest, we don't know if it's possible stucturally, or within city bi-laws.
Hello,
We are looking to add a second story to our bungalow home. Our home is 36'x28'. we would like to add a bathroom (shared bathroom), master bedroom with a walk-in closet, a family room and two bedrooms (same sizes). We also currently do not have stairs so that is needed as well.
We are just gathering information to see what would be more affordable for us(moving or expanding). We have already obtained a survey for our property and now just collecting quotes. If we are able to do this within budget we would like to start in Spring 2017.
Thanks
Gloria
I am thinking of adding on a second story to my bungalow. It's 25x35. I would like to create 2 bedrooms, 1 bathroom and storage space. I am not sure if the current roof shape could be maintained or would need to be replaced entirely. The attic is currently not used at all.
I would like this project to start in spring 2018. I am looking for an idea of cost, timelines etc at this point.
Thanks
12' x 16' addition with basement. Old addition has already been demolished. Will require a day rental of a backhoe to clear remaining cinder block walls of old basement. Open to either concrete poured walls or block walls depending on expertise of company doing job. Most important aspect is getting basement done. Ground up can either be done by same company or we can find someone else to finish.
Looking to add on to back of two-storey house. Would include main floor bathroom, mudroom and living area. Would be redesigning layout of upstairs bedrooms. Size - approx 30" x 15" Materials on the house currently are brick first storey and siding on second. Ideally looking for a GC to handle the full project (design, drawings, permits, build, etc.) I am the property owner.
1950s brick 1 and 1/2 story home on hamilton mountain.
approx 1200 square foot home. The upstairs is small because of the slope of the roof.
I'd like to make it into a full 2 story home. With the addition of a new roof, windows electrical plumbing etc. Depending on the design I'd like a 3 piece bathroom No tub and
if there is space for an on suite I'd like that option. Presently there are only two bedrooms with the stairs coming up in the middle.
The house is a corner lot with a large backyard.
Thank you have a great day
