Hello, I have a century home who needs it's attic dormers fixed asap! There is dry rot, and water does leak into the house with a heavy rain. The roof is only 10 years old but I'd like to combine fixing the dormers with a new roof (current roof is green-would like different colour), and if possible replace the eaves as well. I'm looking to get estimates soon as I will be meeting with the bank this week to discuss financing.
To be funded by Ontario Renovates program. Work would include replacement of roof (2.5 storey, peaked), attic windows with capping, soffit, fascia, troughs, front and rear stairway railings, bathroom exhaust fan, new bath tub and surround, water anti scald valve and two small drain repairs, some masonry pointing, and interconnected smoke and CO alarm (4 levels).
If interested in quoting the entire package of work and qualified to do the work, please email me to arrange for possibility as to doing the estimate. Thank you.
Looking to have a roof constructed over my patio. Patio is a concrete core slab on top of my garage which slopes down from the street for a basement entry from the garage. The area is 20' x 20' and the roof must be attached to the house. There is presently a brick kneeling wall around the perimeter of the patio.
Looking forward to hearing from you if this is a project you could help me with.
Valerie
I need a contractor who can remove the top roof section of a 2 level balcony/porch. Removal is needed asap as I am waiting for City of Hamilton building permit to start rebuild. Picture attached, you can see that half of the section is removed, I need the other side removed ASAP. Need this completed this week if possible
A home roof needs to be replaced and would like to lok at various options of roofing/shingles.
We are also looking to replace the eavestroughs for new model that do not require cleaning on annual basis (covered on top).
There are also 2 skylights that leak and need to be fixed.
We are requesting an on-site appointment for quotation during the week of the 25th, preferibly afternoons.
Thanks
House was built in 1940's has one level roof with two windows on third floor. A unused chimney is present which can be removed. The porch roof is about 13' long by 7-8' wide. This roof requires immediate replacement. I would like to have two quotes for the work to be done as project will be in two phases.
I have 60 year old home in Hamilton near McMaster and I need a roofer to inspect the roof and make a recommendation as to whether it needs repair, replacement or partial replacement. In addition the aluminum flashing needs repair or replacement as it appears that animals have been prying at it. The house has an addition off the back that has an almost flat roof so new shingles may not be enough there.
Terms:
You MUST have liability insurance and able to provide proof before setting foot on the property.
You MUST provide a 10-yr warranty.
If awarded the work you MUST commit to a completion date and complete the project by that time.
If you are interested in quoting please write back with your contact information.
I am in need of having a leak in my roof fixed. The roof was shingled last year, the area that the leak is occuring is where an old chimney used to be. Shingles will have to be stripped off in that area, and some of the bricks from the chimney need to be removed and then the area needs to be capped of and reshingled. I still have plenty of leftover new shingles for the job required.
The house in question has two flat roofs: one on the second level and one on the very top. We are interested in having both repaired.
2nd Level Roof: approx. 100sqft, and has a deck built on top of it. There is a leak coming in from the ceiling in the room below when rains are heavy.
Top: No leaks, but the last roofing job was pretty patchy, so we would like to ensure it is properly done and the membranes sealed as they should be. Photos of this one are attached.
Many thanks,
My Home Inspector notes that my roof:
Sloped roof: Asphalt
Chimneys: Metal, Abandoned - 3, Masonry - 2, Probability of Leakage - High
Roof Inspection By: Binoculars
Main Slope: Old, Damage, Craked, Curled, Missing, Loose, Leak
Flashing: Replace when re-roofing
Chimney: Abandoned chimneys should be rewoved whenroof is done
I need help.
My roof is approximately 11 years old, and one of the asphalt channels on the roof has deteriorated. This now lets water into my home, and has damaged some interior walls. I need to leaks plugged with a view to holding for approximately 2-3 years, when I will look at a proper roof replacement. Unfortunately, my budget does not extend to a full replacement at this time. The tiles are in good shape, but some of the caulking has also deteriorated.
We recently detached a backyard gazebo from the back of our roof over the patio doors. It is now open to the weather, etc and would like it repaired ASAP. It appears to me that there is some minor framing to be done, soffit installed (I will have the matching piece that's needed) and shingling for the most part. Getting eaves put up around that section is preferable as well, if possible. The area in question is 10 feet across.
Remove approx. 1000 sq ft (41'x24') shingles. Cover main house roof with plywood. Lay approx. 286(22'x13') sq ft low slope rolled sheet shingle over back section of the house. Replace 3 vents and 1 stink tube boot. Then lay approx.1000 sq ft (41x24) new shingles over main house.
Full story.... 9 years ago I did a second layer of shingles over the entire roof. Due to lack of experience? I didn't remove the plastic strip off the shingle back and I only used 1" nails.(the same ones I used 16 years prior when I stripped and shingled the entire house) Every time we have a strong wind storm my house loses shingles. This time it lost a LOT. I'm raising my white flag. I want my roof done by a professional this time. Thank you for your quotes and compassion.

I am looking for a steel roof that is green in color but prefer darker shades that presents a shingles look. The job involves removing a steel smokestack and possibly filling the hole about 18 x18 inches with 3/8 plywood. The job also entails removing a window that has an aluminum frame that is attached with screws, then cutting the steel roof to fit the hole and replacing the aluminum frame window with a home made gasket or silicon and replacing the screws. The job is a hip roof with a pitch around 3-12 and is about five hundred square feet. I am looking for a quote in the six dollars a square foot range. The job needs to be done as soon as possible. I think there is only one layer of shingles existing although the roof is seventeen years old. The building is older and is supported with a truss system.
Hello
I recently purchased a small post-war bungalow in East Hamilton. There are apparently no soffit vents here although the inspectors reports says there are, which is very strange to me.
An insulation contractor has told me that before I upgrade the attic insulation I have to install an edge vent (this was his recommendation). I've been reading a bit about edge vents and need a second opinion. I will be renting this house out in July so I need to get this done and get the insulation upgraded by the end of June. I work night shifts so my schedule isn't great for morning visits if you want to have a look - it would have to be in the mid afternoon around 3 pm most weekdays. Thanks.
I am looking to have my roof done on my house. Unfortunately I have no idea of my roof dimensions. My House is long and from the last qoute that I got I have 2 layers of shingles on my roof and I will need fascia and possible vents. My eavestrophs are in good shape. You are welcome to come by and check out the site. I also need it done before the winter comes! My address is 200 East 8th St in Hamilton and you can leave the qoute in my mailbox or email me. Thank you for your time and I hope to work with someone real soon
An older home (~70yrs). Roof was recently done by previous owners but the job was poorly done. We are now having leaking from the roof into the house. We have located where the leak is coming from but we just can't fix it! We would like to contractor to visit our house to take a look at the roof as it is quite steep.
I am looking for a quotation for the following:
Remove three layers of shingles.
Install 1/2" plywood and GAF shingles (including underlay etc...).
Install two skylights.
Remove the chimney.
Dispose of all garbage and leave the place clean.
The roof is a full three story house in central Hamilton. There are no holes in the roof, but I would like to have the job finished by winter. It is a corner lot but there is adequate parking for your vehicles. My guess is that the roof is approximately 1600 sq. ft. I will provide the address to anyone who would like to come and see the job and provide a quotation. I would like a quotation for labour only and one for material if at all possible.
Please e-mail me if I am unable to answer the phone. I am typically available in the evenings after 5:00 pm. If your company has an Italian speaking individual to provide the quotation that would be preferable. If your company offers seniors discounts or financing, please let me know.
