I bought a house where they removed the main supporting wall in the living room to open it up but they failed to support it so I am looking for two pillars to come up from the basement and a support beam to be placed across the living room and dining room there is a small crack in the ceiling which indicates a small degree of sagging the house was inspected i'm thinking steel because the length and i don't want a support pillar in the middle of the two rooms

Hi I just purchased my second property and this will be an investment property. Its a fully detached and needs to be fully renovated. The basement need to be completely gutted and start from scratch. I want this to be a small bachelor that i can rent out. It needs additional windows so that I can legally rent it out. The first floor needs to tare down some walls to create the open concept look and I will be needing a totally new kitchen and new hardwood flooring and tiles. I am also looking for estimates on granite counters. The second floor need new stairs and I want to refinish the hardwood floors. We will be adding a master bathroom, this will be an addition over the front Porch that has already been changed into another room (laundry). So I will also need plumbing and electrical work done. There will be other little jobs that I will be doing myself since I did pretty much everything at my existing home but I am extremely busy with work and don't have the time to do it and I want to get this done as fast and professional as possible. The sellers have just moved out last weekend and I already started doing some demo. The company I hire must be on time and on schedule and I don't expect anything less the professional and courteous service. I will eventually be purchasing another home this year with my fiance and will hopefully work with the same people for this job. I need to see some references and previous work and as much info as possible.
We will be adding stucco to the exterior, The bricks need repairing and I think stucco is my best option. We need a new fence in the backyard as well and The driveways needs to be paved. I'm not sure if we will be adding new windows or doors but we are trying to do everything energy efficient. Also need to add AC. Need to make repairs to the roof and possibly need to waterproof the basement.
