The house is 14 years old, in good repair. There is a slow leak in the master bedroom ceiling that appears to be directly under a vent. There is access to the ceiling via an attic crawl space. There is a need to find the source of the leak and seal it and then to repair some minor water damage. Also, in the same room there is a bit of water damage near a window that needs to be repaired
I would like someone to come in and skim coat the ceilings in my Living room, Dining room and hallway.
I have already removed the stucco and sanded everything down, but would like a professional finish to the ceilings. All I would require is the skim coat get a flat finish and prep it for me to prime and paint.
Living Room is approx 156 sq feet
Dining Room is approx 120 sq feet
Hallway is approx 100 square feet.

Years ago we had a leak that affected our dining room ceiling. The leak is all dried up now (and fixed), but I think the dining room ceiling needs re-taping and re-Stippling (see photo). We are in Kanata north if you would like to come and see it as well.

Two rooms, one (1) a living room approx 11" x 16" and two (2) a dining room approx 10" x15", have sustained some water damage several months ago. Both have a portion of tape that came undone due to the water and have removed or bubbled the stipple below the taped joints.
Both need to have exisiting stipple removed. Both need to have new drywall, tape and mud re-applied. And both need to be re-stippled.
We have purchased a house which had some leaks from a second floor bathroom. The stipple finish in two rooms was repaired, poorly.
We would like the ceiling refinished, and since it would make no sense just to fix the one room, we would like all of the ground floor redone. Preferably with a California texture finish, but we are open to other ideas.
The work would include:
-scrape off existing material
-patch any damaged/poorly finished areas
-protect the existing floor from damage during work
-texture finish the ceilings
We would like this started right after we own the house, prior to our moving in, so that the contractor has full access to the space.
The area is approximately 6-700 s.f.
