The cottage is around 800 sqft and was built over 50 years ago(don't have the paperwork regarding the exact year). We are hoping to rent it out and for that reason will have to be winterized. As well, the floors will need to be replaced with laminate. The kitchen needs new countertops and refacing of cupboards. A new toilet will need to be installed in the bathroom and ceramic tiles installed on the floor and surrounding the bathtub. One of the small bedrooms will need to be converted into a laundry room. Currently there are baseboards for electric heating. Not sure if that will suffice in winter. All electrical work will need to be checked and updated. Our main aim is to renovate using low cost materials since we will probably sell in a few years and the new owner may tear down the existing structure and rebuild.

Getting ready to sell my house. Need things done in several rooms, plus some painting and wallpapering.
Remove old paint on porch exterior and repaint.
Replace bedroom closet doors and install new clothes racks inside closets.
Flooring needs to be replaced in kitchen and bathroom.
Toilet needs to be replaced.
Bathroom needs to be wallpapered. Yep, wallpaper, paint won't work on the wall panels...sigh.
All white trim and doors to be painted.
I think that is everything.
I would like to open up the main floor of my home. This will involve electrical, plumbing, drywall, popcorn ceiling removal and HVAC. It will also involve installing 2 steel or LLV beams and probably 6 steel posts. I have the engineers drawing to assist with quotation.
The walls I want removed are load bearing.
The house has been lifted and a poured concrete foundation put down. I want to complete and repair the existing dwelling, ( If needed ) add a second storey and a 2 - 2 1/2 car garage. The garage may have to be passed on, however, It would certainly be nice. Feel free to stop by and see the house. Simple plans and projected ideas can be relayed to the inquiring builders after I get home from work. Cheapest wins. Simple. I would like the project to get under way A.S.A.P. The builder will need to supply the buiding permits. All other conditions ( however simple and minute ) can be discussed when/if inquiries are made.
