We are looking for a general contractor for a childcare centre renovation. Renovations to include building a half wall, installing a kitchenette, wall mounted Toddler cubbies, installation of a toddler washroom (plumbing already there), interior painting, removal of outdoor gazebo/ sandbox.
I would like seprate quotes for each repair separate to start please.
But here is what is happening with each one,
1) Front Porch steps are bowing in the centre and would like it to be properly supported in the centre.
2) My Retaining wall is maybe about 2 feet high and about 39-45ft long, and made of wood, and it is leaning a far bit to the one side and would like to replace it with something more permanent like cement.
3) Fence that would give some pvt along the one side of the house with the retaining wall there, and chain link in the front that is no higher then 4 feet. Yard is a corner lot so have a stop signin corner of yard and a fire hydrant off center in the very front of the front yard.
4) Chimney Stack looks like it needs repaired on the top 5-10 layers or caped off.

This is an older home (50-60 years).
- Entire basement has already been gutted and fogged by proffessionals to remove mold.
- Need to seal leak in foundation (crack on one wall)

- Bedroom (11x11) - would like hardwood floor (already has subfloor)

Due to past experience I would like this project to be done in stages; one room at a time. If the room is done to or above satisfaction then contractor will be awarded the next phase.

We own a 5 level back split and rent a portion of it out. This means that we don't have access to our basement through the house where our laundry currently is. I have a existing firplace wall enclosed in wood mental. I want to get rid of the mental and build another box around the fireplace with stone veneer. I also want to install stone veneer on the wall behind the fire place approx 12 ft wide and 10 ft high. Am looking to convert garage and family room behind the garage into a inlaw suite. This would mean taking out wall between the garage and family room making it all one room which would be approx 40' x 11' . This would run from front to back of house. There is a two piece bath off to the side and a large closet so would look to remove closet so could add shower and washer/dryer. A small kitchen area would be necessary. The garage portion is plaster so this would need to be removed. Entire addition would need to be drywalled walls and ceilings. Would need front window where garage door currently is. Have a door at side of garage which would be the entry. Also sliders at back of existing family room which would need to be changed to garden doors.
The previous owner's of this home sealed the garage door with drywall added a dividing wall and sub floor. The project will consist of returning the garage to a functional state. Removing the drywal, extra wall, sub floor, electrical outlets and preparing the door frame for the installation of a new standard size garage door.

My small storey-and-a-half house, built in 1890 that needs help!
Here is the list:
- Ice damage to roof on driveway side: very wet soffit, also ends of some rafters; leaking old vermiculite insulation into the eaves troughs
- related probable lack of insulation in slanted ceilings of upstairs bedrooms-- replace ceilings?
- replace electrical service from street to house; current service does not meet standards
- windows of entry way/enclosed porch were double glazed and have lost their seal; need to replace with windows that a) open and b) match the style of the rest of the windows, which were replaced about 17 years ago.
- the same porch has a floor that gets wet in rainy weather and nothing done so far has helped this problem; new drywall and insulation installed about 10 years ago is now water damaged at floor level
- water line from street is original and delivers only 25% of normal flow; needs replacing
- basement windows let water into the basement; flooding problem in heavy rain or during spring thaw
- inside: I removed old carpet from the stairs and found out how many sins the carpet was designed to cover up! cracks in stair steps, multiple coats of paint in different colours, old varnish on the risers that appears as if someone may have tried to remove it and given up; I would prefer clean wooden stairs, no carpet
- old soft linoleum floor in kitchen and hallway needed replacing when I got the house 19 years ago but I have never been able to afford to replace it; linoleum in downstairs washroom/laundry is damaged and need replacing as well.
- I hate the old carpeting upstairs (it was at least 10 years old when I bought the house 19 years ago) and would love to be rid of it as well, but this is starting to look like a very expensive undertaking!
The down side: I see the need to maintain my property and its value, but I am a senior on OAS and my combined pensions are about $900 a month. I rent one room to a boarder for $200 a month, so my base income is $1100 a month. My mortgage and taxes come to $800 a month. As you can see, money is a problem and I need an estimate to take to the bank that holds the mortgage to see how I can deal with this. I also need to know if there might be any grants I could qualify for to help with this expense.
