I am looking for approximate estimates from professional contractors with good references in the London, ON area. I have approximately 400 sq f in my basement that needs to be drywalled/ceiling and insulated in back cold room, there a few other projects as well, expanding bathroom storage under stairs and door frame for laundry room etc. This is for a cottage style house in the Blackfriars area. There may be other larger projects as well after the basement is complete...kitchen and upper bath.
We are the property owner.
Basement is approximately 800 square feet. The home is a one floor bungalow.
The job is to install a bathroom (nothing is roughed in), demolition of the current rec room, and renovate the entire space to have a family room, laundry room, office area and storage area. (we have mapped out a rough floor plan).
The basement is dry.
Job will require plumbing permit, and electrical permits which I expect the contractor to obtain.
I also expect the contractor to have insurance.
We are looking for a professional job.
Looking for basement renovation with the floor plan in the belowclick here basement layout for our basement is exactly the same as the one listed for Kenmore Arlington except that it is a mirror image so the stairs are on the right not the left same for the bathroom/ utility room area etc. As far as measurements etc go it should all be the same. Currently the basement is not finished and only has insulation directly on the walls.
I have a large finished basement with one bedroom and a rough-in for a bathroom. I would like to install a simple 3 piece bathroom and create a second bedroom. It is our plan to rent to students. Although we are looking for quality work, we are only interested in a very simple and basic renovation.
Our home is 15 years old and is located in Northridge.
Thank you!

We have started demoing our basement in hopes of having it redone soon! It is in need of insulation, drywall walls and ceiling, and we would also like to have vinyl flooring put down. We would like it to be paint ready finished, as we will do some work in order to save some money.
We are looking for quality work, that is also reasonable in price. Looking at having it Started and completed before this December.
Please contact us.
SMall 2 bedfroom bungalow in 1950, basement area is footprint of the house, about 950 sq ft. HEating ducts are insanely installed; there is a single toilet in the basement very close to the water supply but no venting stack I can see, water supply is on the opposite (nroth) side from the house water useage, need to do something about how much the hot water cools off before getting to the upstairs bathroom. Want to install small bathroom with shower stall in basement; laundry is on opposite side (south) from water supply. 6 windws above ground level. Want a third basement/office/guest room in basement as well as a work room, laundry and storage space. Am looking for someone to provide a quote on doing the major work and advising me on the DYI stuff. WAnt basic and fairly simple, fancy won't fit into this house. Please email me to arrange home visit.
My husband and I are considering renovating our basement. We need to have all the current drywall and insulation removed and new materials put in. We live in a 1100 sq ft bungalow and need some additional space.
We want to have the basement completely re-done by adding an additional bedroom downstairs, playroom, computer room and an additional bathroom (no rough in currently).
Were not sure if the windows downstairs meet the building code for additional bedrooms so we may need to have the size of the windows increased.
We are thinking laminate flooring (something durable) in case we end up turning this property into a rental property down the road.
The house is approximately 48 years old.
The basement is the full size of the house but has been split into 2 sides. One side is currently all concrete with the laundry and furnace with some storage and a tool bench on one side and the other side has been drywalled (not professionally) and does not look very good (you can see the drywall tape, holes in the ceiling etc).
We would like modern fixtures.
We would like some expertise regarding the layout and the best way to handle the renovations that we would like to do.
We live in the city on a corner lot.
If we proceed with the plans to renovate we would like (if possible) to start renovations in mid August. How long would these type of renovations take to complete? Would it be unrealistic to expect them to be done prior to Sept 1?
The only other concerns is that there are 5 of us living in the house right now so we will still be living in it while the renovations are being completed. So time for us is of utmost importance.
Thanks very much for your help.
Basement to consist of family room, small office and bathroom (rough in for bathroom is already done). Framing, drywall, painting, berber carpet to be used for floor, electrics - lights and outlets to be installed, and ceiling to be done.
The house is 3 years old, basement is currently unfinished except for the roughed in bathroom.
We would like an estimate for what it will cost. Needs to be completed by December 10th.
I am looking to have a space which is about 400sqft renovated. It is currently a basic basement finished about 20-25 years ago. Minimal demolition needed. There would be two rebuilds of walls (framing not done properly and paneling used instead of drywall). Build outs of two other walls (to conceal the pony wall). Removal of paneling on third wall and installation of drywall. A new drop ceiling with pot lights, and updating electrical switches as needed. Carpeting of basement and staircase, finishing (i.e. base boards) and painting would also be needed. Two-three base cabinets (to conceal water meter) and basic laminate counter would also be installed in one corner. Reframing of one window to accommodate for wall depth change and building of cabinet for electrical panel.
Hello,
My name is Elizabeth and I live in London, Ont. in Wortley Village/Old South. I am looking to receive a rough estimates/quote to complete an unfinished basement. It is a small, open area right now that would need some re-framing done, insulating, and flooring. I do want to install a small bathroom with a sink and toilet only, but this may need to be done down the road depending on prices.
I look forward to hearing back from you, if you need further details please let me know.
Thanks,
Elizabeth
Sadly, after having an inexperienced and unscrupulous contractor at my home throughout the month of April, my project is in need of an experienced contractor or various tradespeople to complete the lower level unit. Two rooms are framed, and the floor has been busted up to expose the stack/plumbing to do the bathroom rough-in. No electrical has been done as of yet. Some very bad drywalling has been put up but may need to come out. As a result of being ripped off by thousands of dollars, I may have to break the job down into stages but my first choice is to have someone with the skills/knowledge come in and finish it.
Thank you.
I need a legal secondary suite, approximately 700 sq feet built in the basement of my bungalow. The basement is currently a blank slate, completely unfinished with everything, including ceilings, exposed and since they are I want all new plumbing, electrical and gas line (stove) to the upstairs including a new 200 AMP panel. Some HVAC work required to make the ducts smaller and a new AC unit installed. Framing, insulation, drywall, pot lights, 4 or 5 basement doors, 4 new basement windows plus 1 egress window, which will require foundation cutting and digging and window well. Break and trench new main drain in basement. Basement requires 2 bedrooms, 1 full bath (with laundry in it), and an open concept kitchen/living room. Some work in upstairs kitchen includes breaking the brick vaneer wall to replace the existing small kitchen window with a 5' slider patio door. Interconnected smoke/CO detectors on both levels, sprinkler head in furnace room. Type X fire-rated drywall and Roxul safe and sound insulation in the ceiling and in some walls. I hired a BCIN to do up the drawings to submit to the city and get building permits. This unit has to be legal to code so it can be licensed as a rental unit therefore I need a qualified general contractor.
We are renting out our house temporarily and would like to store a few items in it while we are gone. For this reason. we would like to create a lockable storage closet in the unfinished space of the basement.
This would involve the construction of an approximately 20-foot long wall 4 to 6 feet from the end of an unfinished room, on a concrete floor. Dricore material will be supplied to a create subfloor inside the space. Drywall is only needed on one side of the new wall.
It is expected that you will supply lockable door and all other material, e.g. wood for scaffolding and drywall material.
No electrical or plumbing work expected.
We would like to have this job completed as soon as possible.
Hello, we are planning a couple renovations this summer one includes installing a backyard deck /entertainment area. We are planning on approximately 2416 two level deck attached to the back. We would like lighting installed. We have not made a decision on material or Style but do have some ideas in mind.
We have not yet decided whether we will DIY or contract out I would like to consult on costs for installation to help determine timing and options. Ideally we would like to have the work completed promptly so the contracting would be favourable.
For the basement, we are planning to install a bathroom (already roughed in), utility / laundry area and the remainder of the space will be an open rec, family, social space with a small wet bar.
Basement is approximately 600 sqft. 8 ft tall. Rough materials ideas for basement: laminate flooring throughout, some framing, insulation, drywall, wiring, drop ceiling(?), plumbing (wet bar). Bathroom: tile flooring and shower, electrical, plumbing.
Please let me know any other details required.
Our home is just under 900 sq ft excluding the basement and we are a corner lot. We would like to know if underpinning / or bridging our basement would be more cost effective than demoing and starting a new.
Our home is 89 years old and the basement leaks, floors are uneven and walls are saturated.
We would like professional help with this inquiry.
We would like a ball park figure and go from there.
Thank you.
Hello there,
We have a large bedroom (26.4 ft x 15.4 ft, with ceiling and laminate floor installed) in my basement. we want to divide it into two new rooms by building two drywalls in the middle of the room, installing two doors, making two closets with doors and a light switch for one of the new rooms. We will supply two doors and locks by ourselves, but would like to contract the rest of the work out, so we are seeking quotes from qualified contractors in London Ontario. Please contact Charles.
Thanks.
.
We need price for 2 unit. One 1 bed room unit and other 2 bed room unit. All gutted out and re finish it once again its 2 unit being made in the basement. Also re doing the wiring and plumbing. Plz give me price, we want to get it done very soon. Mostly is all through tiles some frame work we can still use the old kitchen counter top and covered. Sorry dont know the postal code most of the ceilings is good. We won't do all, maybe 20% of the ceilings have to refinish.
