Need to repair/replace a front proch built in 1923 of a 100+ year old farm house. The existing porch had a second floor room which we want to eliminate. This will involve either removing cement and plaster from the brick wall that was the interior wall of the second floor room or re-bricking overtop. Bricking for windows will need to be modified. One window was transformed into a door in 1923 and we will want this to be replace with a window again. The front porch encompassses two doors, one to the kitchen and one to the front foyer. We need to begin by understanding the building code and have rendering diagrams done. We need to know if we can design to incorporate the existing floor joists or rip it all down. Although we do not want to build until spring 2012, we want to prepare for winter because the structure was damaged last spring and is not stable. We need someone who is knowledgeable with the building code and can produce rendering diagrams as a first step.
House is almost 100 years old, we have lived there for the past 12 years and the porch has always been there. The railings on the stairs are in need of repair, along with some of the wood on the porch, especially on the east side, it also needs painting, but someone else can do that if you don't provide that service. The porch is wood and approximately 225 square feet.
We would also be interested in discussing whether the deck in the back (wood almost 8 years old) should have some resurfacing, it was pressure treated wood, but is looking pretty faded.
Need to remove and replace existing porch boards and supporting beams and joists.. Want to install new decking, add railings, and install four new load bearing posts. There is small covered porch structure sitting on existing porch that needs to be supported during replacement process. Approximate dimensions 24 feet across by 5 feet wide. Needs 4x 10" Sono Tubes installed to hold beam and joist structure.

I am looking for a quote on a job I would like done before the winter if possible. There was recently a car accident out front of my house which resulted in my front porch getting severly damaged. I am trying to obatain a quote for both the repair of the porch and a roof over the porch in line with the peaks of the house. There wasn't a roof before, but if we are going to replace the porch, we though it might be cost feasible to do both at the same time.

-removal and replacing flooring on 2 levels of a back split
-finishing basement, - including a 3 piece bath
-painting of cupboards
-replacing of outside door
Outside:
-removal of wire fence and installing privacy fence
-laying of patio stones
-front deck with locking safety gate
-paving of the driveway
These are the larger items. We are looking for a team of people in order to complete the project in a shorter time period. I am the home owner.
I would like to repair a portion of my deck (rotting wood) and then refinish all of it. The deck is a medium to large and two stories. The rotting wood is just outside of an above ground pool that I have so would also like to understand future rot prevention.
I'm also considering removing the pool and rebuilding the lower / rotted section entirely.
I want to build a two tiered deck in the back yard. The bottom deck would be 24 inches off the grown therefore would not need a railing. The top platform would need one (I want skinny spindles). The deck can be lagbolted to the house or not, depending on the possibilities and the need. I want it to be finished in composite material. I would demolish the existing deck and some wood from its frame can and should be re-used of possible.

I am interested in refurbishing outdated honey colour oak stairs. I am looking at staining them same colour as the hardwood floor (dark brown) and changing the railings to glass with wood handrail and wood shoe. Construction of a patio, garden area, and walkway for a home approximately 3 years old.
The property is currently fenced and grassed.
The proposed patio and walkway amount to approximately 500 square feet. The garden area is proposed as a 8X10ft two tiered area enclosed by a 8" pre-cast concrete retaining wall.
I have drawings of the the proposed design.
Porch - approximately 19'-6" x 5'-2". Three 6x6 posts, 3-2x10 SPF beam, 2x6 porch roof rafters and 2x4 porch ceiling joists attached to existing house roof trusses, 2x4 framing over house beam to support roof rafters. The existing house roof has a 1:3 pitch and has to be kept as is from the ridge down to the bottom of the valley formed with the roof of the upper side of the house. From that line down and over the porch the roof pitch is approximately 1: 4.75 in order to keep the ceiling of the porch at the same hight as the actual house soffit.
Carport - approximately 24'-7" x 11'-7" along the end of the house, on the actual driveway. Uses the last post of the porch and has 7 more 6x6 posts: 2 attached to the brick wall of the house and 5 on the side. 3-2x10 SPF beam front and back , 4-2x10 SPF beam in the middle and 2-2x8 SPF on the side. The carport roof follows the house roof line but is 18" lower than the house roof: 2x8 SPF ceiling joists @ 24", 2x10 SPF roof rafters @ 24", 2x4 bearing wall on the middle beam and 2x12 ridge board. For the portion with lower pitch (~1:4.75) 2x6 SPF roof rafters shall be added.
Setback variance already approved and building permit application ready to be submitted.
Installing a deck on the front porch to a height of approximately 6" to allow my wheelchair bound husband to enter and exit the house easier. We will be getting a wheelchair lift that will be installed so that he can roll out of the house and right into the lift, down to the sidewalk. An existing ramp will be removed by us. The approximate size of the deck is 6' x 12' constructed out of PT wood.
In our backyard we have a deck and then a sundeck off one of the bedrooms over top of it. We would like to remove the sundeck and just have the one deck. That deck needs a few repairs, such as new stairs and railings installed. Do you do deck demolition/removal as well as building, and if so we would like to get a quote.
I currently have a PT wood deck. The highest part of the deck is approx 5-6 ft high and it is not a large deck. There are about 3 steps from the highest part of the deck that go down to another small area and then another 3 steps that go down to the patio. Rather than a wood deck, would it be possible to have a concrete type deck or porch installed?
Also, I have steps that go down into the basement from inside the garage. Is it possible to replace these wooden stairs with concrete and how much would this cost me? There are about 10-15 steps. Thank you.

I live in a new home, there is an empty lot beside me for easy access to my backyard, my lot is 30 ft wide. I would like a stamped concrete patio, approx 10 ft by 12ft that looks like stones and has curves (ie. not a rectangle). I would also like a step up to my sliding patio door (approx 1.5 -2 ft above ground)
