We would like to remove a wall between living room and family room to connect them. The wall seems to be non-load barrier.
The family room floor then need to be re-do with new hardwood floor to match the living room.
Also, there is a wood-burning fireplace that we would like to convert to gas with new look rather than the existing bricks to let us install a TV on top.

Hi, I recently purchased my new home and am in two minds about moving my washer and dryer from the main floor to the basement and use the space (about 6 foot wide x 8 feet long) as mud room since this room is also connected to the garage access door. Given that I have 3 young children I was wondering if it would make sense to put a closet instead of having the washer/dryer there? Should I get the builder to do it or is it cheaper to do it after we move it by hiring a contractor?

I am in the process of buying a house that will need a lot of work! The papers have not yet been signed and I am trying to determine affordability in fixing many of the deficiencies of the house. These are a few of the things I will need done:
- basement is partially finished and will need to be stripped d/t mould found on some walls
- 2 basement windows need window wells and proper drainage. currently, there's none which may be contributing to water leaking in the basement
- exterior window sills are rusted and i want these all replaced with stone sills. there's about 4 windows at the front of the house, 1 side window, 1 back window, 1 bay window, and 3 basement windows. all windows will also need to be replaced as they are currently all rotted and inefficient
- the grading around the house is quite flat and so will need to be regraded to ensure drainage away from the house
- mould remediation in the basement
- there are no vents in the 2 washrooms upstairs...those would need to be put in.
- gutters are still in good condition but will need to be straightened in some areas
- roof is still in good condition but need a bit of maintenance such as fixing flashing
- backyard deck is rotted and needs to be removed and replaced. size is approx 5ft by 10 ft.
The house is 2300 sq. ft...excluding basement. I know it's hard to provide an unseen quote but I need it in order to determine my budget. I guess I'm looking for a general contractor who can do the abovementioned work...and I'd like to get a ball-park quote.
These are the other items that i'd like completed afterwards:
- walls are not even/smooth...so some areas will need some mudding and sanding
- painting the following rooms - living room, dining room, family room, hallway on main, hallway on second floor, 4 bedrooms
- all baseboard and door trims need to be replaced and painted
- at present, the kitchen has laminate flooring..would like this area tiled with ceramic
- kitchen cabinet replacement

I am interested in a quote for the removal of a load bearing wall in a townhouse in Markham. The wall currently separates the living and kitchen area with some decorative columns. The total span would be a total of 19 feet across. There is minor electrical (plugs and switches, thermostat) and a return vent (which can stay and be part of the new kitchen island). There is no plumbing in this wall.
I am removing a structural wall from my 28 year old home. I will be replacing it with a steel beam. The beam will be mounted so it fits flush with the existing ceiling. The ceiling joists will need to be cut on both sides of the wall being removed. You will have to bolt wood planks on each side of the beam. The beam will be pre drilled according to the engineer's drawings. Once that is complete the ceiling joists will need to be attached by joist hangers. I will be using steel poles on both ends to support the beam. They will be installed right in the wall. When complete, it will look like the wall never existed. Before any of the work above can begin, I need you to build temp. wall supports. I will supply on the materials.
I am looking for a carpenter who can do the work in the next 2 - 6 weeks. I only want those who have done this type of work to give me a quote for labour only. Please include in your quote the time frame you think this will take. I also need you to be licensed, have liability, guarantee your work & provide me with a contract. I do have a permit with the Town of Markham & all work will be inspected by the Town.

Repair a Load-Bearing Post
One of the wooden load bearing post is bent and I see a few cracks in it. I was wondering what would it cost to repair this.
My suspicion is that the concrete footing that the post is on is sinking (I think) because I don't see any damage on the wood (ie rotting).
Please let me know how much it would cost me to repair the above.

House is only five years old. Numerous Code violations in respect of roof, flashings, underlayment, lack of vents on Gable Roof portion, inadequate and unequal distribution of blown-in insulation has caused a lack of air space and the prevention of a free flow of air in the attic, no air vents to the roof, rotted wood under the roof shingles. Suspected ice dams forming in winter due to current roof design and construction. Roof is leaking in at least two known places into the Living Room, drywall damage, pooling of water on oak floor, cupping of oak panels, possible mold and mildew issues under the gyproc and under the floor.
I need a roofer, a drywaller, a mold expert, a flooring specialist, and an attic guy.
This is an all-in-one job that I need done, first to repair the roof, obviously, and then to deal with the collateral damage in the interior living space.

We would like to add shed dormers on the front and back of our one and a half storey house (I think it is cape code style). There are currently 2 bedrooms and one bathroom in the half storey and it is approximately 500 sq. ft. The addition of the shed dormers will increase the square footage to approximately 1000 sq. ft., giving space to create 1 master bedroom with 3 pc ensuite, 2 bedrooms and an additional 3 pc bathroom.

I’d like to get a quote (ballpark estimate cost for labour) and how long does it take to complete for the project that break into 4 parts as following
1, convert the open space to an enclosed room, add new wall and swing doors (either single or French double swing doors), may need to add/relocate power outlet and light switch on the new wall (Labour + materials)

I live in a Markham freehold townhouse which is about 8 years old. I have noticed watermarks/stains in the ceiling right above where my toilet/bathroom is on the second floor - There is no water on the bathroom floor so I am afraid something is going on with the subfloor/toilet. It does not seem that my tub or sink is leaking. I have ceramic tiles on the bathroom floor.
