We are looking to renovate the lowest basement of our back split. Currently the space is approximately 22 feet 15.5 feet, it is dry and looks to have a beam across the middle instead of a supporting wall. In it there is a furnace in the forward left corner and tankless water heater in the forward right corner. There is one window high on the back wall towards the left hand side.
We started the framing for one of the rooms.
We would like to put in two small bedrooms and a bathroom (that would also contain the laundry facilities), this would involve installing two "escape" windows, plumbing for the bathroom, drain for the washer and tankless water heater as well as the walls, installing the toilet etc.
We would like to review our plan (to ensure that it is reasonable) and get an estimate for work to start ASAP
Our basement was finished more than 15 yrs ago as an In-law suite. It needs upgrading. It has a full kitchen, full bath, 2 bedrooms. I think the floors are vinyl that has been glued to the concrete floor. The ceilings are drop panel ceilings. The house is 2600 sq ft and about 20 yrs old. The finished part of the basement that requires renovation is approx. 3/4 of the space so I'm estimating approx. 900 sq ft.
Wish list:
Upgrade bathroom - basic bathtub, toilet, vanity and tiling. Fan in bathroom doesn't seem to be strong enough as mold builds up in the bathroom even with the fan turned on.
Upgrade flooring - possibly laminate or updated vinyl. There is a section where the floor is not even.
Upgrade kitchen cabinetry and counter top (either new cabinets installed or refinish existing cabinetry)
Upgrade and soundproof ceiling. We have a dog and 3 yr old who walk around a lot and make a lot of noise. Want to minimize this for anyone staying in the basement.
Some piping might need to be upgraded as we changed our washer to front-loading and were told that we would likely need to change our pipes to larger ones to prevent them from bursting with the stronger pressure of front loading washers (although, we've been using this washer for 5yrs).
Basement renovation. The house is 1700 sq, I am not sure if basement sq is counted in that, but it takes the whole house. Age of the house is approx. 10 years. Nothing was done to the basement in is not finished. We would like to have a washroom in there, toilet sink and stand up shower. 1 bedroom and family room for kids to play. We purchased a home for October 9 and we are looking to have the basement worked on between October 10 and November 10 as the basement is going to be for my in-laws to live. The home is approximately 22 years old. 3/4 of the basement is already finished (outer walls and cieling have been installed). What we need is the following:

I have a basement that was finished by the previous owners however I am not happy with the quality of the work. No permits and poor quality. There is a 3 piece bathroom that I would like to gut. Put in new tile, vanity and toilet. No shower required. The current plumbing is not vented. The main part of the basement was tiled which I have removed it and would like to put down carpet. I also want to remove a wall that creates a bedroom and have the electrical inspected. There is also so dry wall patching that I would need done.

Would prefer early -mid 2022 for job due to personal priorities, but I am flexible on the timing of the project.

The only point is that I will need exclusive access to the Furance/ Water Heater room. I am guessing if the area of furnace room and exisitng bedroom/ office are subtracted. The total area for re-modeling would work out to approximately 1000 Sq.Ft.
