I have a 1 1/2 story home on almost a 1/3 acre land. The home is around 60 yrs old, approx 1200sq ft with a finished basement. The current construction is solid red brick and the house has all modern conveniences - on main sewers, 2005 windows, 2005 eves/soffits, updated kitchen/bathrooms, 2005 a/c and furnace.
I am looking to use the existing footprint/foudation of the house as it stands - this is to avoid any issues regarding local authority set-back laws etc. I want to add a second floor to the house - so this would mean removing the 1/2 level at the top of the house now - and adding approx 1000 - 1200 sq ft upper level - with 3-4 bedrooms and 2 bathrooms. Depending on practicality and finances - I would also consider restructing the existing mainfloor design.
We would like to extend our Kitchen towards the backyard by around 10 ft X 12 ft. We require all exterior construction done and roofing however, we would like to do the interior finishings ourself such us the painting, tiles and dry walling and kitchen fixtures. No plumbing work/installation will be involved and only a few electrical outlets to be put in. Planned project start date is spring 2008.
The house is a standard post war fifties bungalow of approx 1200 sq feet. A large addition was built onto the existing house in the eighties which added a large great room (25'x15'), bathroom and recreation room (25'x15') in the basement. The house is now approx 3200 sq feet (including the basement). The current layout of the house has the 3 bedrooms directly off the kitchen/dining area. This configuration is not functional and we are hoping to change the layout of the house so that the kitchen/living/dining area is on one side of the house and the bedrooms are on the other side. This involves moving everything except the kitchen. There are two sets of stairs from the main floor to the basement; one would need to be moved to create access to the basement from the living area and the other needs to be removed altogether to create a larger entrance way off the front door. The renovation involves creating an on-suite bathroom off of the new master bedroom and remodeling the entire finished basement area. This renovation will require the house to be rewired, changes to the duct work, drywalled, baseboards, moldings, new closets, new floors, one (maybe two) new full bathrooms. It's a big renovation though it will not add any square footage but will upgrade the house and create a more functional design.
