Small detached bungalow in Clarkson area. Site conditions: hydro easement south side of lot, house is approx 55 yrs old, new garage size 12 x 21. Five foot property line and hydro easement set back. Would like prices separated for stucco siding on house and price for garage with stucco siding. Mouldings on all windows and doors and coining on all corners required House measurements should be taken by you to provide accurate price. Lot size 50 x 120.
Please find enclosed an estimate for your garage addition and the finishing of your exterior house with stucco. The garage could be built in two ways. One way would be to slope the roof from just under the soffit. The cost to do it this way would be less. The other option is to build a taller garage so that the walls match with the existing. In this way the roof could be integrated into the existing and the soffit line would be the same as your house. The estimate is based on the more expensive option but I have included a cost differential if you should decide to go with the other option. The following is a description of the work and materials to be included.
WHAT WE WANT/REQUIRE FROM YOU
Site Plans Required, new by-law for our area and all Permits:
You would provide us with a complete set of drawings ready for admission to the building department. You would review the drawings with us and then apply to the City on our behalf for the building permit. The permit fee would be paid by you. A separate electrical permit would be applied for as well.
Foundation & Floor:
You would excavate around the perimeter for a width of about two feet and a depth of four feet. You would install concrete footings and build the foundation walls with eight inch concrete blocks. The floor would consist of a poured concrete floor with a gravel base. The floor will have to have a slight slope for water run off.
Doors & Transom:
You would supply and install a vinyl insulated door along with a garage door opener with a key pad. You would also supply and install barn doors at the rear of the garage. We want a high wall option so you would install a transom window over the garage for the full width of the garage door. This window would have internal grids for aesthetic purposes and to match our windows.
Walls:
The walls of the garage would be built with 2x6 studs because of the higher walls. Exterior sheathing and tyvek would be installed on the walls.
Roof: You would frame the roof as a hip style and integrate it into the existing roof. The exterior of the roof would be shingled to match our existing. You would install two roof vents for ventilation. You would build the ceiling joists with 2x8 joists which would then be strong enough for us to build a platform on at a later date.
Aluminum:
You would build the soffit overhang to suit the house. This overhang would be finished with aluminum as well as the fascia board. Aluminum eaves and down pipes would be installed around the perimeter.
Electrical:
There would be a separate electrical permit applied and paid for all electrical work so that it too can be inspected. You would install four exterior outlets along with five interior duplex outlets. For lighting we only want two utility lights with switch for the interior of the garage. On the front exterior you would install two coach lights which I will purchase and also one exterior light at the rear of the garage.
HOUSE STUCCO
You would supply and install stucco faade for our entire house. The only area that would not be finished is the space under our backyard deck. You would use a two inch rigid foam base as opposed to 1 inch to provide us with additional insulation value. We will choose the color and texture of the stucco that we would desire. You would provide us with mouldings around the doors and windows all around the house and garage. You would provide us with coining for the corners of the house and garage.
(1) Need a car port on side of house; (2) front door to house is also on same side, with no porch. However, there is a 2-inch elevation from the ground that is approximately 3 sq. ft. at the entrance to the front door. This is what we envision to become an enclosed porch or would become a mini-foyer .
We are allowed 75m2 and we presently have about 400 spuare feet. We are in the process of getting the permit. We must leave one wall, as this is grandfathered in at 1 foot from the fence. However the extension close to the fence must be the normal 3 feet. I am very handy myself, but do not have time to do this, nor am I all that good at the regulation process.
We plan to build a single car garage on the 65' long driveway. The R3 zone requirement asks the front setback 25' min and lot coverage 35% max while ours is 17% so the addition seems possible. Garage with standard size, say 9x21' (?). Sidings as walls. We also want to build a vestibule 5x18' with the garage on the side. Refer to the photo and layout.
I would like to make a single car garage into a tandem 2 car garage. I was thinking of having the roof removed from my attached single garage , knock out the back wall , extend the garage another 24' ? and put a new roof over the whole thing. I'd prefer the extention to be built out of block , with 3 window openingsand 1 door opening. I would be installing those. Basically all I want done is the shell,roof,and a concrete slab floor.

I am considering purchasing a home that has NO garage.
If possible please supply an approximate cost of my following requirements to have a free standing 2 car garage structure of 20 feet wide and 20 feet deep with some possible excavation for a poured concrete floor, vinyl siding walls, access door at the rear, single door opening at front and shingled "A" type roof.
The garage was built around 1960. It is separate from the house. Walls are sliding away from the concrete pad, need shoring. Definitely need to replace the outside covering (old multi-colour shingling)! Measurements about 25x25 max. Concrete pad cracked but usable, wood walls are still good. Roof shingles to be replaced as well as garage doors. If possible, get rid of "post" between garage doors, maybe set up for one sliding door? Window in back wall to be replaced (glass broken, frame old). Light fixtures too high to change bulb, and corroded. Makeover preferred to replacement but please quote for both.
