We would like to start this project in the beginning of September 2021.
Our budget is $150k - $200k
An addition on the back of our house contains a Jacuzzi. The addition looks like it was partially home built based on the age of the windows and doors. The room has shifted slightly in the corner where the tub sites, and with age and moisture, the roof leaks, through the wall furthest from the house, and in general is now used as a storage room.
I am looking to determine if it is worth salvaging, repair, rebuild etc. The jacuzzi is not going back in the room.

We have just purchased a new home.
Upstairs: We are looking to merge two of the bedrooms to create a large master bedroom, add an ensuite (existing bathroom is on the other side of the wall so plumbing is accessible)
Main floor: remodel of powder room. We want to knock down the wall between the kitchen and dining room, re-face the cabinets, replace the tile floor, and add a breakfast area with windows just off the existing dining room where there are French doors.
The wall may be a load bearing wall but am not sure. the wall is 12 feet and then another 4 ft around a corner and another 4 ft after the doorway. I want to remove all those walls and put in two columns as decorative accents. the house is 16 years old. Will need the 2 electrical outlets, 1 switches and 1 thermostat that are located on those walls relocated. Will need the floor under the walls finished either with marble strip or with wood flooring to match what is in those rooms. Please submit quotes with pricing and time lines on-line only.
We want to create an open concept space in a raised bungalow that we have purchased. We do not currently have possession of the property but wanted to get some install quotes for the renovation.
The property is 40 years old. There is a load bearing wall in between the kitchen and dining room that we need removed. It doesn't have any ductwork, but does have some electrical receptacles in the kitchen. It is on the main level of the bungalow (ie: no floor above) and the lower basement level has a dropped ceiling for access. We would take on the demolition work.
What further information is required to quote the job?
What is involved in the scope of the renovation?
Would we need to get an architect/ engineer involved?
Would we be required to get a permit?
If budget permits, we would also like to open out the ceiling to create a vaulted/ cathedral ceiling in the family/ dining/ kitchen open concept space.

I have a fireplace inssert in an unfinished basement. I would like to have it removed. It has never been used and is capped. This is a townhouse condo. I would like to have a contractor inspect the site for an accurate quote. Evenings after 7:30pm preferable or on weekends.
The first and second floor will have to have drywall work done to repair access to fireplace pipes. Roof work may be required also.
Thank you for considering this scope of work. Interested parties please note that a formal quote/contract is required as is a minimum of three clients with similar scope of work we can speak directly to.
Remove load bearing wall between kitchen and living/dining room. Drawings are for fully hidden header and City requires enhanced footing in basement. Permit has been obtained.
Relocation of some electrical outlets and switches required and we may opt to upgrade electrical panel.
Estimate that the wall is 117 inches in length.
Please also share with us the following:
1. Confirm insurance (WSIB, liability)?
2. Approximate start time/date?
3. Brief description the company's experience in this type of work.
4. Warranty offered?
Thanks again.
