Complete kitchen renovation of a 3 bedroom townhouse in Mississauga. We will also be redoing the complete main floor hardwood including kitchen and powder room. We have a good idea of what we would like to do but need design help and are open to new ideas. New counters, cabinets, flooring, paint, some electrical and plumbing. We have relatively new appliances and would like to keep them. We do not need custom cabinetry in our small space. We are aiming to keep it below $40K.
The house is about 25 years old and the style is indicative of the era.
Currently the Master bedroom ensuite is carpeted. It is about 150 sq feet (12 x12 ft) and has double sinks with a wall to wall mirror, a separate tiled shower , private toilet with a door and a raised oversize bath tub with jets in the middle of the room. The bathroom floor is carpeted even around the bath tub. It also has a bay window. We would like to update this ensuite by tiling the floor, relocating the bathtub, replacing the counter and sinks and cupboards and redoing the shower stall.
The guest bathroom is long and narrow (15 x 5 ft) with a wall to wall mirror above double sinks. It has a double window. It has a cream coloured toilet and bath tub with linoleum flooring. We would like to update the look of the bathroom by changing the counter, sinks and cabinets and installing a new bathtub and toilet. The counter is preferably marble or something similar, or we could supply the 2 sink units purchased from Home Depot or somewhere like that.
The kitchen is small with a U shape counter. ( 7 x 10 x 7 ft) with counters on 2 upper walls and cabintes below. Not very much counter space due to double sinks, stove and fridge. We would like to update the look of the kitchen without changing the configuration.
The basement is about 1200 sq ft and is partly finished and is divided into 3 spaces (bedroom, living spacing and another space which we would convert to an eat in kitchen if possible depending on cost. Some of the wall are partially dry walled and may require repair as they are not fully finished (ie. not mud and sanded). The ceiling is unfinished. The electrical appears to be partially finished and may require bringing up to standard. Ceiling lights , preferable pot lights will be required. There is no washroom in the basement but there appears to be rough ins for it. There is a small window in each of the rooms.
Project scope:
Master ensuite bathroom (approx 12x 12 ft)
1) replace double sinks with new counter, double sinks or 2 sink units. (preferably marble or something comparable)
2) update or replace cupboards and drawers
3) remove bath tub from center of room and place against wall. May require additional plumbing
4) install new hardware for sinks, tub and shower stall
4) retile shower stall and replace shower door

6) tile floor with under heating element
Guest bathroom (approx 6 X15 ft)
1) replace double sinks with wall to wall mirror, with new counter (preferably marble or something comparable) and new cupboards or doors/drawer. Could be 2 separate units.

4) install new hardware on sinks and shower stall

6) keep cost of renovation low

5) maybe remove drop ceiling over kitchen (depedning on if it is hiding any piping etc), depending on cost

2) install additional electrical outlets in each of the rooms (bed room, living space and kitchen)
3) install flat ceiling with pot lights in living and kitchen area (approximately 12 lights in total)

The following posting is intended to solicit HIGH LEVEL estimates for project budgeting purposes. I am currently in the process of preparing my project plan and soliciting EMAIL responses only at this time.
I am asking contractors, given their experience for completing similar projects, what their BEST GUESS estimate would be for:
a) Estimated time to complete the entire project
b) Estimated costs broken out by project labor and materials from start to finish
I fully recognize, should you be selected for the work, there will be a much greater "deep dive" in terms of refining the terms and scope of work.
For budeting purposes, my shortlist of selected contractors will be based, in order of priority:

b) Estimated time to complete (start to finish)
c) Reputation and client references
d) Previous experience completing similar projects
Once i've completed my short list of 2-3 vendors, each will be invited to complete a site inspection, and work together with me to refine thier estimate.

I have attached a "before and after" of the retail space. The space is approximately 61x43 ft irregular shape (rough estimate), with 30 foot high ceilings (warehouse).
I am looking to rennovate the empty space. The 30ft ceilings will be exposed after the project in the common area - (that said, the kitchen, bathroom, office, and each of the 4 rooms will be have 15ft high ceilings). The following additions are being budgeted for the space:

The house is over 2000 squre feet with four bed rooms and 2.5 bathrooms. it is aproximately 18 years old. I am planning to make ground floor open concept, renovate bathrooms (convert one room into office), add a laundry to the main floor,new kitchen appliances, upgrade closets, and change few windows. Project would include designing, material, and workmanship.
I would like to add a walkout double door ( 60" X 80") at the rear of the house. It will be cover by a Porch / Deck ( subject to the municipality aproval 10 ' wide by 30 ' long ). The House already has a front porch and a would like it the same desing, materials and color at the back in order to look uniform. The Zoning of the house is R10-10 and it is located in a consevation area. I do have plenty of space to do the project since it is a primiun lot. I already contact the Conservation Office in Mississauga and they said that the project is fine I have some drawings that my husband did but they need to be more pricise regarding to building codes. At the right side of the house I would like to add an extra window as well. On the second floor (master bedroom) I would like to Have access to the porch with a door 32" by 80"

I am looking for immediate help in finishing some projects on the go in my house to get it ready for sale.
1) I have removed a wall between the living room and kitchen. The wall has been framed and drywalled. I need assistance in finishing the corners and plastering the edges as well as the ceiling.
2) This wall has a load bearing beam at one end that is now exposed 2x4's. I need this covered or finished to look acceptable
3) There is space on the floor when the previous wall was that now needs to be filled with matching tile or wood flooring.
4) There is mold build up in the dry wall behind my kitchen sink. I would like to remove the cabinets here and replace the dry wall.
5) While the cabinets are removed i would like to relocate the dishwasher to be next to the sink and remove a portion of the L-shaped cabinets/counter
6) At this same time i would like to replace the kitchen cabinet doors. I have considered refacing them but they are covered in a thermofoil plastic. This option depending on complexity and price may lead to replacing the kitchen cabinets.
7) The leak in the kitchen has caused some ceiling damage int he basement. I would like to refinish this portion and prep for painting.
8) I would like to evaluate the cost and options to refresh the stand up shower in the main bathroom.
I am looking to make the house look functional and in a good shape to sell.

Errect wall between familyroom and hall to accomadate electric fireplace and flat screen TV.
Errect wall between diningroom and familyroom centre wall sconces on existing walls.
All trim work to finished but not painted.
I would like to know how much it would roughly cost to open an exterior wall and add a french door from a lounge area to the back garden.
Also open up a small section of wall to make a bigger entrance/doorway from a kitchen to a lounge.
Moving to a new house this summer and would like to have the messy stuff done before setting it all up inside. I don't know much about load bearing, etc.
It is a detached home about 23 years old in Erin Mills.
