Description of Work
Unless otherwise stated, the Contractor agrees to supply all materials, labour and supervision to perform the Work as Described below
a. The Work entails the following
Contractor shall use due diligence and precautions for safety , health during execution of this contract. Only use insured and certified workers and carry on the work as per prevalent law, building codes, etc.
Turnkey Renovation of existing bath room on 1st floor.
Remove and dispose existing Tiles, dry walls, bulk head, toilet, tub, vanity, base board, flooring etc.
Supply and install top quality 1 piece Toilet, sink, tub, vanity with granite or quartz counter top, bathroom fog free mirror, cabinets plumbing faucets, showers, light fixtures, high efficiency exhaust fan with light and other fixtures, organizers and accessories after approval from the owners.
Supply and Install dry walls, additional power sockets and water tight light fitting on tub enclosure celling,
Supply and install travertine or comparable quality tiles as approved by owners for walls ( Ceiling Height around bath tub and from floor to50 inch on all walls ) , floor and back splash with accent tiles and pattern
Supply all required material to complete the bathroom with approved paint crown molding and sealants.
Cut out and finish for linen shoot as discussed.
Ensure the floor level of remains same after renovation.
Any other material or work to complete the job.
Turnkey Renovation of Powder Room
Remove and dispose existing Tiles, dry walls, toilet, vanity, base board, flooring etc.
Supply and install top quality 1 piece Toilet, sink, tub, vanity with granite or quartz counter top, bathroom fog free mirror, plumbing faucets, light fixtures, high efficiency ductless exhaust fan with and other fixtures and accessories after approval from the owners.
Supply and Install dry walls, additional power sockets.
Supply and install travertine or comparable quality tiles as approved by owners for walls (Floor to50 inch on all walls ) , floor and back splash with accent tiles and pattern
Supply all required material to complete the bathroom with approved paint crown molding and sealants.
Ensure the floor level of remains same after renovation.
Any other material or work to complete the job.
Turnkey Kitchen Renovation
Remove and dispose existing Tiles, dry walls and cupboards, counter, sink, base board, flooring etc.
Supply and install Instant Regina cabinets from Home Depot or comparable quality with crown moldings, under cabinets skirting and lighting as per drawing €œ Annexure A €œ.
Supply and install all door, cabinet drawer handles/ knobs and organizers for cupboards and drawers.
All cabinets must have slow close mechanism.
Supply and install travertine or comparable quality tiles as approved by owners for walls, floor and back splash with accent tiles and pattern. Please note to remove railings before laying the tiles and reinstall after floor is ready.
Supply and install 15 pot lights.
Provide electric outlets for stove, exhaust, microwave, dishwasher and under counter lighting.
Provide plumbing for refrigerator, dishwasher and sink.
Make provision taking out kitchen exhaust through roof or existing location as per code and safety.
Supply and install approved granite or Quartz counter top with under mount sink.
Supply and install approved pocket door with glass as per Annexure €œ A€
Remove and install existing light fixtures in kitchen to family room as explained.
Provide for natural gas line for stove by licensed and insured technician.
Supply all required material to complete the kitchen with approved paint crown molding and sealants.
Ensure the floor level of remains same as per adjacent area after renovation.
Any other material or work to complete the job.
Windows and Doors
Supply and install brick to brick CSA certified and approved energy rated 8 Double slider tilt vinyl windows.
Supply and install brick to brick CSA certified and approved energy rated 3 frosted Double slider tilt vinyl windows.
Supply and install brick to brick CSA certified and approved energy rated 1 vinyl window with 2 casement windows and window size fixed.
Cut out bricks, Supply and install brick to brick CSA certified and approved energy rated patio door with approved latches and locks, concrete slabs. Exterior opening to be finished with stucco. Dispose all debris and other material.
Supply and install brick to brick main entry door as per Annexure €œ B €œ Minimum 24 gauge steel door Wrought iron insert and side light as per CSA approved and energy rated. Black matt finish locks and hardware's
All doors and windows to be installed by Window wise trained person all with top of line finishes and life time warranties on owners name.
Contractor to haul away old doors and windows.
Contractor to provide full technical detail for taking approval from owners before ordering above.
Stairs and Railings
Sand and polish railing and stairs for approved finish.
Repair squeaking steps and loose railing.
Paint railing grill in matt black.
Family Room.
Box fire mantle with dry wall after removing the platform.
Provide and install approved gas fire place with enclosure.
Licensed technician to make provision for gas connection.
Make provision for installation of flat screen TV and speakers.
Remove existing wall panels and dispose.
Remove wall lights and install in powder room. Provide and install approved light fixtures.
Flooring
Repair all squeaking floors.
Remove all

Need a quote to secure the mortgage before it is funded on November 14th, 2008. Work would start immediately. We have been informed that it is 3-4 weeks work to complete everything but the kitchen cabinetry since it needs to ordered and delivery wouldn't happen until later. So, core of job is below include kitchen that may or may not get done before Christmas.
Solid maple hardwood floors, some stained on site, others bought pre-finished for all room except bedroom and hallway where refinishing is desired.
New kitchen cabinets, island installed, lighting added
Takinga couple of walls down to expand kitchen
Replacing a window or two, may make one window bigger
Taking down bricks around gas fireplace and building a nice wooder mantle

Hi, I'm looking for a general contractor or a handyman to flip a condo near square 1 mall Mississauga. The condo is approximately 1200 sqf, 2 bedroom, 2 three piece washroom (both exact same size). HI I have a double storey house with 1 4-piece washroom on 1st foor and 4 bedrooms. I'd like to take the smallest bedroom ( 2.9 x 4.2 m ) and convert it into a 4 piece washroom.). Any idea of the time and cost? / how to go about dong this? The floors are all broadloom, and the house is around 30 years old, and in Mississauga.
An estiamte woudl be terrific, as I;d like to get this done, and am no handyman myself.

I want to add a window to the 3rd bedroom of my 2 storey semi in Mississauga. The 3rd bedroom is on the upper level. The wall where I would want to have the new window opening is opening up onto the neighboring house. It is the wall leading onto the backyard of the house.
If it can be done successfully, I am also thinking of adding a second window to the guest washroom, also on the second floor. Any help is sincerely appreciated.

I just bought and moved in a condo and planning to live in 2-3 years. If I design what I want, probably I will have some problems when I want to sell it. I don't have time and patience to analyze popular trends, I don't have a statistical data about who like what. Hence I need a consultant, project manager, designer, handyman or an all-in-one person.
Actually I have full of ideas to do. But like I said, those may not be good idea to sell or too expensive or takes too long etc ... Somebody must understand what I'm trying to do and come up with a bunch of reasonable recommendations, ideas, and help me to choose colors, cabinet styles etc ...
Budget is another problem. If I spend 50K, I can't take that money back clearly when I sell the condo. So the project budget must be arranged to get money back.
Also, I need this person to save money and time, not to spend like crazy. To save money from labor, I will do work in the project like lamination, painting, may be tiling. While doing this, I may need some help about "how to"

We need to put a new washroom as an extension of a room which is on top of garage. need to design it, get a building permit and construct it. we also want a small additional "prayer" room.
When we do this work there is an opportunity to do stone exterior just in the front portion of the house. we will look into this and depending on the cost will either go for it or maybe do it as stage 2 later if at all possible. we currently have vinly siding on the top portion of the house and brick in the bottom portion.
Need to sit down and discuss and come up with a design and then go through the next steps.
Detached 2 car garage approx. 24 x 24ft, 50+ years old. Water damage to bottom wood siding/corners.
Needs:
1) roof shingles replaced (1-2 sheets plywood required)

Previous Water leaks, analysis previously done by condo board... after 4-5 repairs and still leaking as of June 3rd, 2006, a general contractor is needed to provide written verification of where leak is occurring. Fairly confident that location is already known (improper sealing of outside windows in the master bedroom, or flashing/roofing directly below this area). But need a verified report from an outside contractor. Immediate analysis and report required.... thanks for the help in completing this job !
Completion of the necessary repairs may be involved as well, but must send in the report to my condo board before anything can proceed. Assume job will be 1-2 hours for the assessment. Video of damage already done. But may need to cut some drywall holes for verification.

Looking for contractor(s) to complete the following 4 medium to small size projects.
1) Finish drywall installation on a single floor bungalow including ceiling (I used approx 80 sheets). Requires taping and mudding, tightening of screws and joint smoothing as needed.
2) Eaves trough replacement, house is in a "L" shape measuring approx 55' x 30' x20' 17' x 30' not including soffits. For the size of the home I feel 5" wide with smart screen or similar.
3) Replacement of front entry door with steel door with 2 sidelights. I have found the glass pattern I would like but unfortunately have been unable to find a suppler. Door and sidelight glass produced by ODL the pattern name is ascot. Door glass 22x36click here sidelight 8x64click here . I would also accept a pattern that resembles a celtic weave.
4) Re-installation of the homes original 1959 hardwood floor and re-finish same. Hardwood is much thinner than currant hardwood products but has never been re-finished before. I would prefer a contractor that has dealt with older floors before.
